Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Fairfield, home to Travis Air Force Base, covers more ground than any other Solano city, so the right agent is one who knows your part of it: Cordelia and Rancho Solano, the central neighborhoods, the streets near the base, or the new growth around the northeast train station. This guide lists licensed agents whose profiles name Fairfield, each linked to a state license record.

Homes are selling faster than a year ago: in the three months to August 2026 the median time on market fell to 36 days from 48, and the median sale price was $600,000 (Redfin).

How we chose the agents in this guide

We started with agents active in Fairfield and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Fairfield, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Fairfield housing in brief

Census measure Fairfield
Population (July 1, 2025 estimate) 122,489
Land area 41.59 sq mi
Median home value (owner-occupied) $624,300
Owner-occupied homes 61.3%
Median gross rent $2,266
Median household income $101,895
Mean commute 30.7 min

Census QuickFacts, 2020-2024 estimates.

About 122,500 people live in Fairfield’s 41.6 square miles, more land than Vallejo (30.4) or Vacaville (29.9). The Census median owner-occupied value of $624,300 is close to the county’s $617,700, 61.3% of homes are owner-occupied, and the mean commute is 30.7 minutes.

Redfin counted 251 sales in August 2026, 23% more than the 204 a year earlier. Prices eased a little, with the median down 3.1% and price per square foot down 1.9% to $311, but 40.2% of homes sold over list and the average home drew two offers. Redfin rates the city “very competitive” at 71, with the most sought-after homes selling about 2% over list in roughly 22 days, while 33.1% of listings still had a price cut (Redfin).

Travis Air Force Base and the northeast

Travis lies about 3 miles east of downtown Fairfield. It began in 1942 as Fairfield-Suisun Army Air Base, was renamed in 1951 for Brigadier General Robert F. Travis, and is home to the 60th Air Mobility Wing. Housing on the base is zoned to the Travis Unified School District (Wikipedia), and the base website lists Balfour Beatty Communities alongside Base Housing as its housing contacts (Travis Air Force Base).

The city’s Train Station Specific Plan, adopted on July 26, 2011, and amended several times since, most recently in 2023, guides almost 3,000 acres of northeastern Fairfield (City of Fairfield). Its anchor is the city-owned Fairfield-Vacaville Hannigan station at 4921 Vanden Road, which opened on November 13, 2017, as part of a $78 million project that also built a road overpass and a bus plaza. The surrounding land is still mostly agricultural, grazing and industrial (Great American Stations). The stop was named in 2019 for former Assemblymember Thomas M. Hannigan (Capitol Corridor).

Neighborhood names in Fairfield listings

Redfin’s neighborhood list for the city includes Cordelia Junction, Rancho Solano, Eastridge, North Texas, East Fairfield and Suisun Valley (Redfin). Nearby Green Valley is unincorporated, with its own census count of 1,654 residents in 2020 and the 94534 ZIP code (Wikipedia), so a home marketed under the Fairfield name may follow Solano County’s planning rules rather than the city’s (Solano County Planning).

Fairfield issues to raise with any agent

  • VA financing: a VA-backed purchase loan needs no down payment when the price isn’t above the appraised value and carries no private mortgage insurance, though a one-time funding fee may apply (U.S. Department of Veterans Affairs). Ask whether the agent has written VA offers and how they’d handle a low appraisal.
  • Special taxes in newer tracts: when a home is in a Mello-Roos district, the seller must make a good-faith effort to obtain a notice showing the annual and maximum tax and pass it to the buyer (Civil Code 1102.6b). The Train Station plan area has its own Infrastructure Financing Plan, dated July 2011 (City of Fairfield).
  • Transfer tax: Fairfield uses the county rate of $1.10 per $1,000, with no city tax in the rate tables we checked; on a $600,000 sale that’s $660, customarily paid by the seller (WFG National Title; Old Republic Title).
  • Recording: deeds for Solano sales are recorded by the county Assessor-Recorder, whose office is at 675 Texas Street in Fairfield (Solano County Recorder).
  • Rail: Capitol Corridor serves both Suisun-Fairfield and Fairfield-Vacaville Hannigan, which sit between Davis and Martinez on the line (Capitol Corridor).
  • Fire zones and disclosure: look up the address on the state’s hazard map viewer (State Fire Marshal); in High and Very High zones, AB 38 requires defensible-space documentation at sale (State Fire Marshal).
  • Insurance: the state reported in May 2026 that six of California’s 10 largest home insurance groups had committed to stay and grow, but premiums still vary by address, so get a quote before you finalize an offer (California Department of Insurance).

Choosing a Fairfield agent: six practical checks

  1. Match the agent to the part of town. Ask for recent sales in your area, whether that’s Cordelia, Rancho Solano, Eastridge or the northeast near the train station.
  2. If you’re buying with a VA loan or against a fixed move date, ask how many VA purchases they’ve closed and how they schedule the inspection and appraisal around your report date.
  3. Ask for the special-tax and HOA documents early on newer homes, and have the agent walk you through the annual and maximum tax.
  4. Ask how they’d price against new construction if builders are selling homes nearby.
  5. Check whether the address is in the city or in unincorporated Green Valley, since that decides which planning rules apply.
  6. Verify the license and broker through the DRE link in the table.

Our Fairfield community guide covers the city in more depth. For nearby agent lists, see Suisun City, Vacaville and the full Solano County guide. Buyers can also read about new construction versus existing homes, how HOAs work and the main types of home loans.

Fairfield questions people ask

How far is Travis Air Force Base from downtown Fairfield?

About 3 miles east of the city’s central business district.

Can I take the train from Fairfield?

Two Capitol Corridor stations serve the area: Suisun-Fairfield, and Fairfield-Vacaville Hannigan on Vanden Road, which opened in November 2017.

Is Green Valley part of Fairfield?

No. Green Valley is an unincorporated community with the 94534 ZIP code, so county planning rules apply there even if a listing groups it with Fairfield.

Can I buy in Fairfield with no down payment?

Eligible borrowers using a VA-backed loan can, as long as the price is not above the appraised value. Ask a lender which other programs fit your situation.
