Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Vallejo is Solano County’s most populous city, and choosing an agent there comes down to finding one who knows its distinct parts: Mare Island, the historic districts, Glen Cove, Hiddenbrooke and the older neighborhoods to the north, east and south. This guide lists licensed agents whose own public profiles name Vallejo, each with a link to the state license record.

Redfin scored Vallejo “very competitive,” 72 out of 100, for the three months to August 2026. The median sale price was $510,000, 3.0% lower than a year earlier, yet 48.6% of homes sold above their list price (Redfin).

How we chose the agents in this guide

We started with agents active in Vallejo and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Vallejo, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.

About 123,300 people live in Vallejo, roughly 800 more than in Fairfield, on 30.4 square miles of land. Its Census median owner-occupied value of $589,500 sits below the county’s $617,700, and 57.4% of homes are owner-occupied, against 63.0% countywide (Census). Median gross rent is $2,073, and the mean commute of 34.2 minutes runs longer than the county average of 31.0.

Redfin’s figures describe a market that rewards accurate pricing. Price per square foot climbed 4.6% to $343 while the median price slipped, homes sold in a median of 42 days, and 257 homes changed hands in August 2026 against 244 a year earlier. At the same time, 30.0% of listings had a price reduction (Redfin). Homes priced in line with recent sales are drawing competing offers; the rest are being cut.

Mare Island, the historic districts and Vallejo’s neighborhoods

Mare Island began operating in 1854 as the first naval station on the West Coast and closed as a naval station in 1996. The city now counts more than 100 businesses there, along with Touro University’s graduate campus of more than 1,400 students, a nature preserve, trails and a residential community, and it is working with The Mare Island Company on a new specific plan for the island (City of Vallejo). Vallejo itself is named for Mariano G. Vallejo and was twice the site of the state capitol in the 1850s (City of Vallejo).

The city has three historic districts, St. Vincent’s Hill, the Architectural Heritage District and the Mare Island Historic Core, along with 82 federally or locally designated landmarks. Its interactive zoning map shows whether a given parcel falls inside a district (City of Vallejo).

Beyond the historic core, Redfin’s neighborhood list includes Glen Cove, Hiddenbrooke, Vallejo Heights and North, East, West and South Vallejo (Redfin). Prices, home ages and lot sizes differ from one to the next, so a list price should rest on sales from the same part of the city.

Costs and rules specific to a Vallejo purchase

  • City transfer tax: Vallejo charges $3.30 per $1,000 on top of the county’s $1.10, for $4.40 per $1,000 in total. On a $510,000 sale that comes to about $2,244, which Solano sellers customarily pay (WFG National Title; Old Republic Title).
  • Historic review: projects on a landmark or on a property in a historic district go through a Certificate of Appropriateness under Vallejo Municipal Code 16.614.09, and the city runs a Mills Act property tax abatement program (City of Vallejo).
  • Ferry: San Francisco Bay Ferry takes about 60 minutes from Vallejo to downtown San Francisco, with 13 southbound trips each weekday and a $10 adult fare since July 1, 2026 (San Francisco Bay Ferry). The terminal is at Mare Island Way and Georgia Street (City of Vallejo).
  • Bridge toll: the Carquinez Bridge charges $8.50, collected from drivers heading east after they cross (FasTrak).
  • Hazard checks: First Street estimates shown on Redfin put 58% of Vallejo properties at some wildfire risk and 4% at risk of severe flooding over 30 years (Redfin). Look up the address on the state’s fire hazard viewer (State Fire Marshal) and expect AB 38 paperwork in High and Very High zones (State Fire Marshal).
  • Insurance: several large insurers committed in 2026 to writing more homeowners policies in California, the state says, but quotes still vary by address, so ask for one early (California Department of Insurance).
  • Planned communities and special districts: if a home pays a Mello-Roos tax or bond assessment, the seller has to try to obtain that district’s disclosure notice and hand it to the buyer (Civil Code 1102.6b).

How to vet a Vallejo agent

  1. Start with the neighborhood. Ask for the agent’s sales from the last six months in the same area, whether that’s Glen Cove, Hiddenbrooke, Mare Island or South Vallejo, rather than citywide figures.
  2. Test their historic-home knowledge. If the house is a landmark or sits in one of the three districts, ask how they’ve handled Certificate of Appropriateness reviews and whether a Mills Act contract could lower the property taxes.
  3. Ask about Mare Island on its own terms. A buyer there should hear about the new specific plan, any HOA, and how the ferry and Mare Island causeway fit the commute.
  4. Get a net sheet that includes the city tax. At $4.40 per $1,000, transfer tax in Vallejo is four times the rate in most of Solano County.
  5. Plan for competition. With nearly half of recent sales closing over list, buyers need an offer plan and a financing approval in hand, and sellers need a clear process for reviewing offers.
  6. For rentals and investment property, compare projected rents with the city’s $2,073 Census median gross rent and budget for inspections of older plumbing, wiring and foundations.

Vallejo questions we hear

How long does the Vallejo ferry take to reach San Francisco?

About an hour to the downtown San Francisco terminal, with an adult one-way fare of $10 since July 2026. Some southbound trips start at Mare Island.

Who pays Vallejo’s city transfer tax?

By Solano County custom the seller pays both the county and the Vallejo city tax, though the two sides can agree to split it differently in the purchase contract.

Are homes in Vallejo still selling over asking?

Many are. In the three months to August 2026, 48.6% of Vallejo sales closed above list price, though 30% of listings also took a price cut.

Does a historic district limit what I can do to a Vallejo home?

It can. Projects on landmarks and on properties in St. Vincent’s Hill, the Architectural Heritage District or the Mare Island Historic Core go through the city’s Certificate of Appropriateness review, so talk to the Planning Division before you design any work.
