Rohnert Park, CA Real Estate & Homes for Sale

By Matthew Martinez, Founder, CEO & Managing Broker, Diamond Real Estate Group. California DRE #01869679.

Rohnert Park is an incorporated city of about 44,800 people on Highway 101 between Santa Rosa and Petaluma, in Sonoma County, California: a planned city, incorporated in 1962, of single-family homes, townhomes, condominiums, apartments and five mobile home parks. Redfin put the median sale price in its ZIP code, 94928, at $705,000 for the three months ending August 2026. The city runs its own water, sewer and planning, and it is still adding homes through specific plans, SOMO Village and a new downtown.

Rohnert Park prices have held roughly flat while the county median rose. Redfin’s ZIP median of $705,000 was 0.7% lower than a year earlier, and 43.1% of homes sold for more than the asking price. The California Association of REALTORS® put the Sonoma County median at $875,000 for September 2026. The two numbers aren’t measured the same way, one being a three-month ZIP figure and the other a monthly county figure, but the gap is wide enough to matter when you set a budget.

With 109 sales in Redfin’s August 2026 figure, Rohnert Park has enough volume for the median to mean something, unlike the small towns around it. The median still blends condos, townhomes and detached houses, so we price a specific home against sales of the same type and section of town. Our Sonoma County market report tracks the county trend each quarter.

Where are new homes being built in Rohnert Park?

New construction in Rohnert Park comes from a short list of planned areas, each with its own approvals: SOMO Village on the southeast side, the University District south of Keiser Avenue, two smaller specific plans and the city-owned downtown site. Here is where each one stood in October 2026, from the city’s own records.

AreaWhat is plannedStatus and source
SOMO VillageAbout 1,750 homes over time on the former HP campus, mixing single-family homes, condominiums, cottages and apartments (city, 2023)Work began on the first 148 homes in fall 2023. Century Communities’ Harmony at SOMO Village, 9101 Camino Colegio, showed few or no plans left in October 2026. KB Home filed a 60-lot pre-application in July 2026

Northeast Specific Plan areaLand between the University District and G Section, outside city limitsNo approved plan; still under county jurisdiction

SOMO Village’s numbers have moved over the years. The developer’s June 2025 update described 1,650 homes and 700,000 square feet of commercial and light-industrial space at full build-out, and a newly approved phase of 107 homes and four parks on about 20 acres (SOMO Village). The city’s development activity tracker also lists 36 townhomes at Snyder Lane Commons and a proposed 100-unit, five-story addition at Mountain Shadows, 160 Golf Course Drive, both still in review.

If you’re comparing a new home with a resale, ask the builder for the homeowners association budget and any special-tax line on the property tax bill, and still order your own inspection. For land and lot questions, our guide to building lots and ADUs in Sonoma County covers what to check.

Rohnert Park neighborhoods and housing

Rohnert Park incorporated in 1962 and calls itself one of the nation’s first planned communities. Its layout follows the “neighborhood unit”: clusters of homes, each built around a school and a park (City of Rohnert Park). Older neighborhoods are known by letter; city documents refer to the G Section and the M Section, where part of Maurice Avenue and Maximillian Place need a residential parking permit on weekdays.

  • Tenure: about half of Rohnert Park’s homes, 49.9%, are owner-occupied by the Census count, so rentals make up a large part of the housing stock.
  • Mobile homes: spaces in the city’s five mobile home parks fall under a local rent ordinance, and the city’s tracker lists a proposal to add 15 spaces at Rancho Verde.
  • Growth areas: the University District, south of Keiser Avenue, and SOMO Village, on the former HP campus, are where the city has planned its newer subdivisions.
  • Open space: the city counts 473.5 acres of parkland, including 116 acres of neighborhood and community parks and 310 acres of golf courses.

City rules that affect a Rohnert Park purchase

Because Rohnert Park is a city, its own ordinances apply instead of the county’s. Four of them change what you can do with a property here.

Short-term rentals

The city’s planning handout says “Rohnert Park allows single room rentals only.” Renting a whole house or an ADU for short stays isn’t allowed. A room rental needs an Administrative Use Permit and a business license, stays are capped at 14 consecutive days, and the host collects a 12% transient occupancy tax (City of Rohnert Park, 2018). The handout dates from 2018, so confirm the current rule with the Planning Division. Our guide to vacation rental rules in Sonoma County compares the cities.

Buying a Rohnert Park home to rent to visitors is not a workable plan under the city’s rules: only a single room in the home can be rented short-term, with a permit. Budget any rental income on 30-day-plus tenancies instead.

Rent rules

Most rentals fall under California’s statewide cap in Civil Code 1947.12 (AB 1482): increases are limited to the lower of 5% plus inflation or 10% a year, with exemptions for housing built in the last 15 years and for many single-family homes owned by individuals who give the required notice. Mobile home spaces have their own local protection. Under the Mobile Home Ordinance that voters approved in 1987, space rents in the five parks rise with the Consumer Price Index, capped at 4.0% a year, for residents who aren’t on leases (City of Rohnert Park).

Transfer tax and property tax

A Rohnert Park sale pays only Sonoma County’s documentary transfer tax of $1.10 per $1,000 of value. Santa Rosa and Petaluma each add $2.00 per $1,000, so on a $700,000 purchase the difference is $1,400. Property tax follows Proposition 13: 1% of the purchase price plus voter-approved bonds and any special assessments, which vary by location.

ADUs

The city offers 10 pre-approved ADU plans from 340 to 1,175 square feet, developed with other jurisdictions in the county; site engineering is still needed (pre-approved ADU program). An amnesty program lets owners legalize an unpermitted unit built before January 1, 2020, with a $590 application fee. If the home you like has a converted garage or a backyard unit, ask whether it was permitted or legalized.

Water, sewer and power in Rohnert Park

Homes in the city are served by the city’s own water system. About 70% of the supply is bought from Sonoma Water and comes mostly from the Russian River; the other 30% is pumped from city wells. The system delivers about 1.7 billion gallons a year and has seven storage tanks holding about 5 million gallons (City of Rohnert Park). Sewage runs through about 100 miles of city mains and three pump stations to the Santa Rosa Subregional treatment plant on Llano Road (City of Rohnert Park).

For a buyer, that means a typical Rohnert Park lot needs no well test or septic inspection. Parcels outside city limits, such as the county-governed Northeast area, are a different case: confirm the water and sewer source before you write an offer. Sonoma Clean Power is the default electricity supplier, and PG&E delivers the power.

Fire-hazard maps for land inside cities were redrawn by CAL FIRE in 2025, so look up the address on the state’s Fire Hazard Severity Zone map. If it falls in a High or Very High zone, the AB 38 defensible-space rule applies to the sale.

Getting around: Highway 101 and the SMART train

Rohnert Park straddles Highway 101 between Cotati and Santa Rosa. The SMART station at 900 Enterprise Drive has free day-use parking and $5 overnight parking, and Sonoma County Transit buses meet it; Cotati’s station is one stop south at 980 East Cotati Avenue (SMART). The line runs from Windsor in the north to Larkspur in Marin, where a shuttle connects to the Larkspur ferry terminal. The Census puts the average commute for Rohnert Park workers at 26.7 minutes.

Sonoma State, parks and daily life

Sonoma State University, founded in 1961 and located in Rohnert Park, is one of the 22 campuses of the California State University system, and the Green Music Center is on its campus. The city also lists the Spreckels Performing Arts Center, SOMO Village and Graton Resort & Casino among its landmarks.

  • Crane Creek Regional Park: 128 acres just east of town at 5000 Pressley Road, with 3.5 miles of trails, an 18-hole disc golf course and an $8 parking fee (Sonoma County Regional Parks).
  • Golf: Foxtail Golf Club is at 100 Golf Course Drive.
  • Schools: public schools are part of the Cotati-Rohnert Park Unified School District, which runs 12 schools in the two cities. Confirm the assigned school for an address with the district.

How Diamond Real Estate Group helps Rohnert Park buyers

In Rohnert Park the homework is less about wells and septic and more about paperwork. Ahead of an offer, we pull the comparable sales for the same home type and section of town, read the HOA documents and the tax bill on newer homes, check the city’s records for permits on any ADU or garage conversion, and, on a mobile home, confirm whether the space falls under the city’s rent ordinance or a lease.

Thinking of selling instead? Start with a home valuation. Investors weighing rentals near Sonoma State can read how we work with investors. For the wider area, see our Sonoma County real estate guide and how we help buyers.

Selling a home in Rohnert Park

Rohnert Park is an incorporated city, so the City of Rohnert Park’s building and planning staff hold the permit history for homes inside its limits. Parcels just outside city limits belong to Permit Sonoma, and the mailing address alone won’t always tell a buyer which office to call.

Transfer tax and special taxes

The county recorder lists Rohnert Park under the county rate with no city tax, so a sale here pays $1.10 per $1,000 of value: $770 on a $700,000 home. In Diamond’s North Bay markets the seller customarily pays it, though buyer and seller can agree otherwise. See our California transfer tax guide for how it is figured.

Newer neighborhoods can carry special taxes or assessments on the property tax bill. When a home is subject to a Mello-Roos special tax or a 1915 Act assessment, Civil Code 1102.6b requires the seller to make a good-faith effort to get the agency’s disclosure notice and deliver it to the buyer. A recent tax bill or itemized list of assessments can substitute. Pull the current bill when you list so the notice is ready on day one.

What a Rohnert Park listing file should include

  • Permits and finals for any garage conversion or second unit. If a unit was never permitted, ask the city about its amnesty program before listing; our guide to selling with an unpermitted ADU explains the disclosure side.
  • The homeowners association resale packet, where the home is in a planned development.
  • The seller’s written statement that the home has an operable smoke alarm, and the written certification that the water heater is braced.
  • The Civil Code 1101.4 disclosure on whether noncompliant plumbing fixtures remain.
  • A check of the parcel on the current state fire hazard map. In a High or Very High zone, AB 38 documentation or a signed buyer agreement is part of the sale.

A home in one of the city’s mobile home parks is a different sale, often titled through the state rather than by deed; our page on Sonoma County mobile homes covers it. For the rest of the listing checklist, read our guide to selling in Sonoma County, or start with Diamond’s seller services.

Rohnert Park real estate FAQs

Are there new homes for sale in Rohnert Park?

Yes, though the supply comes in phases. SOMO Village on the southeast side has been building since 2023, and Century Communities’ Harmony community there showed few or no homes left in October 2026, while KB Home has filed a pre-application for 60 more lots. Watch the University District and the Southeast Specific Plan for later phases.

Is there land for sale in Rohnert Park?

Very little. Most land inside the city is built or already planned, and the city describes the county-governed Northeast area as the last large area without an approved development plan. For acreage, look at unincorporated areas nearby, such as Penngrove.

How much does a house cost in Rohnert Park?

Redfin’s median for ZIP 94928 was $705,000 for the three months ending August 2026, or $412 per square foot. That median mixes condos, townhomes and detached homes, so compare sales of the same type.

Can I run an Airbnb in Rohnert Park?

Does Rohnert Park have rent control?

Only for mobile home spaces. A 1987 voter-approved ordinance ties space-rent increases in the city’s five parks to inflation, capped at 4.0% a year. Other rentals follow the state cap in AB 1482 unless they’re exempt.

What is happening with downtown Rohnert Park?

The city bought a 30-acre site at 6400 State Farm Drive in 2022 and chose CenterCal to develop it in 2024. Plans submitted on September 30, 2026 show 401 homes, 163,931 square feet of retail and a 128-room hotel near the train, and the city expects build-out to take 10 to 20 years.

What is SOMO Village?

SOMO Village is a mixed-use neighborhood being built on the former HP campus in southeast Rohnert Park. Its plans include single-family homes, cottages, townhomes, condominiums and apartments plus commercial and light-industrial space, delivered in phases that each need city approval.

Where does Rohnert Park get its water?

About 70% from Sonoma Water, mostly Russian River supply, and about 30% from city groundwater wells. Homes inside the city are generally on city water and sewer rather than private wells or septic.

Is there a SMART train station in Rohnert Park?

Yes, at 900 Enterprise Drive, with free daytime parking. Cotati’s station is the next stop south, and the line continues to Larkspur, where a shuttle meets the ferry.

Is Sonoma State University in Rohnert Park?

Yes. Sonoma State, founded in 1961 and part of the California State University system, is in Rohnert Park, and the city lists its Green Music Center among local landmarks.

Which school district serves Rohnert Park?

The Cotati-Rohnert Park Unified School District, which runs 12 schools across Rohnert Park and Cotati. Check the assigned school for a specific address with the district before you buy.

Does Rohnert Park charge a city transfer tax?

No. Only the county’s $1.10 per $1,000 applies. Santa Rosa and Petaluma add $2.00 per $1,000 on top of that.

Can I add an ADU to a Rohnert Park home?

Usually, subject to the city’s ADU rules and a building permit. The city’s 10 pre-approved plans, from 340 to 1,175 square feet, give you a starting design, though site engineering is still needed, and an amnesty program covers unpermitted units built before 2020.
