Sausalito is a waterfront city of about 7,000 people on 1.76 square miles, and its housing runs from hillside view homes to floating homes on Richardson Bay. The right agent knows which rules apply to each, starting with the city’s ban on rentals shorter than 30 days. This guide lists licensed agents whose profiles name Sausalito or nearby Marin towns, with their state license records.
In the 94965 ZIP code, the median sale price was $1,499,559 in September 2026, down 16.5% from a year earlier, but homes sold in a median of 32 days instead of 62, and Redfin rated the market “very competitive” (Redfin).
How we chose the agents in this guide
We started with agents active in Sausalito and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Sausalito, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.
The Census table shows a costly town with a large rental share: 59.6% of homes are owner-occupied, and the median gross rent tops the Census reporting cap of $3,500. Redfin’s figures cover the whole 94965 ZIP code rather than the city alone. There, 40 homes sold in September 2026, up from 30, and price per square foot rose 14.2% to about $1,030 even as the median fell (Redfin), which suggests smaller homes and condos made up more of the sales.
Sausalito grew around the water. The Sausalito Land and Ferry Company bought most of Rancho del Sausalito in 1868 and brought buyers over from San Francisco by steamer; after the Golden Gate Bridge opened in 1937, train and ferry service ended, and passenger ferries returned in 1970 (Sausalito Historical Society). The Bechtel shipyard known as Marinship operated here from 1942 to 1945, and its story is told in an exhibit at the Bay Model, 2100 Bridgeway (Sausalito Historical Society).
Land homes, floating homes and liveaboards
The waterfront holds kinds of housing many agents never sell. The Floating Homes Association represents residents of more than 400 homes in five floating home marinas on Richardson Bay and has done so since 1985 (Floating Homes Association). Galilee Harbor on Napa Street is a liveaboard, artist and maritime worker cooperative, and Sausalito Shipyard and Marina berths houseboats among its 100-plus slips (City of Sausalito). The anchorage is a separate matter: Sausalito left the Richardson Bay Regional Agency in 2017, and BCDC approved its agreement with the city in January 2021 (City of Sausalito). Buying on the water means asking about berth fees, marina rules and which lenders will finance the home.
Sausalito rules that affect owners
- No short-term rentals: renting a home, accessory unit or room for less than 30 days is not an allowed use in residential zones, and the City Council voted unanimously on January 8, 2019, to keep the ban. Fines run $1,000, $2,000 and $5,000 for first, second and later offenses (City of Sausalito).
- Ferries: Golden Gate ferry service to San Francisco began on August 15, 1970, and boats use the downtown landing at Humboldt and Anchor streets for the 5.5-nautical-mile crossing (Golden Gate Ferry). Blue and Gold Fleet also serves Sausalito from Pier 41 (Blue and Gold Fleet).
- Transfer tax: the county form shows no Sausalito city tax, so a sale pays the county’s $0.55 per $500, about $1,650 at the ZIP code’s $1.5 million median (Marin County Assessor-Recorder transfer tax form).
- Wildfire: Ask the city and the Southern Marin Fire Protection District which wildfire programs and inspections apply to the lot. For any lot in a High or Very High state hazard zone, the seller owes the buyer a recent defensible-space inspection or a signed compliance agreement (State Fire Marshal); check the address on the State Fire Marshal maps.
- Sewer: the Sausalito-Marin City Sanitary District collects and treats the city’s wastewater at a plant just outside city limits (City of Sausalito). Ask the district about lateral requirements before you list.
- Boat slips: Clipper Yacht Harbor has 700 slips and dry storage, and Sausalito Yacht Harbor has 600 berths (City of Sausalito). Ask whether a slip conveys with the home or is rented separately.
- Historic review: the city has a Historic Preservation Commission (City of Sausalito); ask whether exterior changes on an older home would go before it.

Few of the agent profiles we verified name Sausalito itself, so this list adds agents who name neighboring towns or Marin County generally. For a floating home or waterfront condo, ask each agent about their experience with that kind of sale.

How to vet an agent for a Sausalito property
- Ask what they have sold here: a hillside house, a condo near the water, a floating home. Each has its own buyers and paperwork.
- For a floating home, ask about the marina, berth costs, rules on transfers and the lenders they have worked with.
- If you plan to rent, ask the agent to run numbers for leases of 30 days or more, since shorter stays are banned.
- For hillside homes, ask about slope and drainage history; the city’s storm archive records a mudflow on February 14, 2019 (City of Sausalito).
- For San Francisco commuters, ask how close the home is to the ferry landing and what parking or bus options there are.
- Confirm the agent’s license status through the DRE record in the table.
