Suisun City is a small waterfront city beside Fairfield where well-priced homes sell quickly, so look for an agent who can move fast and who also knows the flood, marsh and military-move questions that come up here. This guide lists licensed agents whose public profiles name Suisun City, along with each one’s license record.

In the three months to August 2026, homes in ZIP code 94585 sold at a median of $534,769, and 55.2% of them closed above list price (Redfin).

How we chose the agents in this guide

We started with agents active in Suisun City and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Suisun City, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

The city incorporated on October 9, 1868 and takes its name from the Suisun people, and its public schools are run jointly with Fairfield’s by the Fairfield-Suisun Unified School District (Wikipedia). The city marina sits on the Suisun Channel, which is dredged for deep-water access to the Delta and San Francisco Bay. It rents 160 berths and has a guest dock and a 24-hour public launch ramp (City of Suisun City).

Sales picked up sharply this year. Redfin counted 69 sales in August 2026, 53.2% more than a year earlier, with a median of 35 days on market and homes selling at 100.4% of list. Only 21.5% of listings cut their price, down nearly 16 points, yet the median price per square foot fell 7.7% to $367. Redfin’s Compete Score for the ZIP was 80, “very competitive” (Redfin). The ZIP’s median sits below Solano County’s September 2026 single-family median of $580,000 (C.A.R.), which keeps Suisun City among the lower-priced choices in the county.

Downtown and the waterfront are changing

The city is selling downtown property to private developers to carry out its Downtown Specific Plan, which calls for a mix of commercial and residential uses. In September 2026 it closed the first phase of a sale to California Forever, transferring 707 Main Street and two parking lots that the city will lease back for $1 a year to keep them open to the public. The same announcement said construction of the 20-unit Awanta Waterfront residential project is scheduled to start in the spring, work has begun at Almond Garden and Lotz Way, and a separate 34-acre downtown parcel is still on the market (City of Suisun City).

For a buyer, that likely means a few years of construction near the water and, if the plan delivers, more shops and housing within a short walk of the train station. Ask an agent which projects sit closest to any home you’re considering, and how they think each one could affect traffic, views or resale.

Questions specific to Suisun City property

  • The Suisun Marsh: the Suisun Resource Conservation District oversees more than 115,000 acres, including 52,000 acres of managed wetlands, under the Suisun Marsh Preservation Act the Legislature passed in 1977. The city lists the district and the Bay Conservation and Development Commission among its planning partner agencies (Suisun City Planning), so ask early if you plan work on a lot near the marsh.
  • Flood risk: don’t lean on a listing’s risk badge. Pull the FEMA map for the exact address from the FEMA Flood Map Service Center and get an insurance quote during your inspection period.
  • The train: the Suisun-Fairfield station is a building with a waiting room at 177 Main Street (Amtrak), on the Capitol Corridor line that runs between San Jose and Placer County (Capitol Corridor).
  • Travis Air Force Base: the base sits about three miles east of downtown Fairfield and began in 1942 as the Fairfield-Suisun Army Air Base; its host unit is the 60th Air Mobility Wing (Wikipedia). If your move is tied to military orders, ask how an agent handles tight closings and signing from out of state.
  • Airport planning: the Solano County Airport Land Use Commission also appears on the city’s list of partner agencies (Suisun City Planning). If you’re buying toward the base and hope to add on later, ask whether an airport land use plan covers the address.
  • Closing customs: in Solano County the seller customarily pays the county’s $1.10 per $1,000 transfer tax, while the buyer pays the escrow fee and the owner’s title policy. Old Republic Title lists no separate Suisun City tax (Old Republic Title).
  • Wildfire: fewer than 1% of properties in the ZIP show wildfire risk over 30 years in First Street’s model (Redfin), a very different picture from the fire-exposed parts of Vacaville.

A checklist for hiring in Suisun City

  1. Test their speed. With more than half of recent sales going over list, ask how quickly they can get you into a new listing and how they’d write a strong offer without giving up the protections you need.
  2. Ask for recent comparables only. Price per square foot fell 7.7% over the year even as sales rose, so year-old sales can mislead a buyer or a seller.
  3. Get the flood and insurance picture early, especially for homes near the channel or the marsh.
  4. Confirm which city the address is in. Suisun City and Fairfield sit side by side, and the city decides which planning department handles your permits and future additions.
  5. Talk about timing if your move depends on military orders, a job start date or the end of a lease.
