How we collect and publish client feedback
Federal rules now cover testimonials that businesses publish on their own websites. The FTC’s Consumer Reviews and Testimonials Rule took effect on October 21, 2024, and the FTC says a business that posts testimonials on its site is “disseminating” them, not merely hosting them (FTC). Our practice follows it:
- Real clients only. We publish testimonials from people we actually represented, with their permission.
- No edits that change meaning. We may shorten a testimonial for length but not turn a mixed experience into a glowing one.
- No paid or conditioned praise. We don’t offer anything in exchange for a positive review. If we ever thank clients for leaving a review, the thanks never depends on what they say.
- Relationships disclosed. If a reviewer is a friend, relative or business associate, we say so.
- Privacy respected. Some clients prefer to use initials. We never publish a client’s address or financial details.
What the FTC’s rule prohibits
The rule applies to every business that publishes reviews or testimonials, real estate brokerages included. According to the FTC’s questions and answers, it prohibits:
- Writing, buying or selling fake or false reviews and testimonials, including ones attributed to people who don’t exist or didn’t have the experience described
- Paying or rewarding people for reviews when the reward depends on the review being positive or negative
- Publishing reviews from owners, employees or their relatives without clearly disclosing the relationship
- Presenting a website or organization the business controls as an independent source of reviews
- Using threats, intimidation or false accusations to stop or remove honest reviews
- Buying or using fake followers, views or other social media indicators
Courts can impose civil penalties for knowing violations. For a reader, the practical point is simple: on any business’s site, a testimonial should come from a real client who had the experience it describes.
Where to read independent reviews
Testimonials on a company’s own site are chosen by the company. Reviews on independent platforms, where clients post directly and businesses can’t remove unfavorable ones without cause, give a broader picture. When we publish our profiles on review platforms, they’re linked here and from Matthew Martinez’s page. Read reviews at the original source, check their dates, and look at how the business responds to criticism.
How to judge any real estate agent’s reviews
Five-star averages tell you less than the details. Useful reviews describe the client’s situation, the work the agent did and how problems were handled. When you read reviews of any agent:
- Look for your kind of transaction. A smooth condo sale says little about how an agent handles a vineyard, a short sale or a bank-owned home.
- Look for specifics: pricing advice, inspection negotiations, a deal that nearly fell apart and how it was saved.
- Check dates. Market conditions and team members change.
- Read the critical ones and the agent’s reply. How someone handles a complaint is informative.
- Be wary of sameness. Many reviews with similar wording, no detail and no dates can be a warning sign on any business’s site.
Check the license, not just the reviews
Every California real estate broker and salesperson is licensed by the Department of Real Estate. You can look up any licensee on the DRE’s public lookup. Questions to ask references
Before you sign a listing or buyer agreement with any agent, ask to speak with one or two past clients whose situation resembles yours. Good questions:
- How accurate was the agent’s pricing advice compared with the final result?
- How often did you hear from the agent, and from whom?
- What went wrong during the transaction, and how was it handled?
- Did the agent explain the contract, disclosures and deadlines clearly?
- Would you hire them again for the same kind of transaction?

We publish testimonials only from real clients who gave permission, following the FTC’s rules for testimonials on business websites.
Why do some reviews use initials?
Some clients prefer privacy, especially in distressed or estate sales. Initials protect them while letting them share their experience.
Can I talk to a past client before hiring you?
Ask. Where past clients have agreed to act as references, we can put you in touch with one whose transaction was similar to yours.
Do you remove negative reviews?
No. We respond to them. The FTC’s rule also prohibits businesses from using threats or intimidation to suppress honest reviews.
