Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Solano County’s seven cities and its farm communities sell very differently, so the agent to hire is one who regularly closes deals in the specific city or rural area you care about. Below you’ll find licensed agents whose public profiles name Solano County or its communities, each linked to a state license record so you can check it yourself.

Existing single-family homes in the county sold for a median of $580,000 in September 2026, 4.6% less than a year earlier, while the Bay Area region’s median was $1,325,000 and the statewide figure was $899,720 (C.A.R.).

How we chose the agents in this guide

We started with agents active in Solano County and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Solano County or a community in it among the areas they serve. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Solano County by the numbers

Census measure Solano County
Population (July 1, 2025 estimate) 455,376
Land area 821.83 sq mi
Median home value (owner-occupied) $617,700
Owner-occupied homes 63.0%
Median gross rent $2,163
Median household income $100,401
Mean commute 31.0 min

Census QuickFacts, 2020-2024 estimates.

About 455,000 people live in the county’s 822 square miles of land. The Census median owner-occupied home value is $617,700, compared with $815,500 in Sonoma County and $1,507,300 in Marin County. Redfin’s figures for the three months to September 2026 put the median sale price at about $564,000, down 6.8% from a year earlier, or $337 a square foot. The typical home sold in 48 days at 99.1% of its list price; 33.4% went over list, and 22.6% of listings were reduced (Redfin).

Those countywide averages hide wide gaps. By Census figures, median owner-occupied values run from $579,500 in Suisun City to $810,000 in Benicia, with Fairfield ($624,300), Vacaville ($620,900) and Dixon ($604,800) near the county figure. Recent sales show the same spread: in the three months to August 2026 the median was about $822,000 in Benicia (Redfin), $600,000 in Fairfield (Redfin) and $510,000 in Vallejo (Redfin). An agent who prices homes well in one of those markets won’t automatically know another.

Rio Vista, Elmira and Green Valley

We don’t publish separate agent guides for these three communities, so agents who name them on their profiles appear in the county table below. Each has its own mix of homes and rules.

Rio Vista is a city on the banks of the Sacramento River, incorporated on December 30, 1893, and about 17 miles from the junction of Interstate 5 and Highway 12. The city describes itself as roughly 25% developed, with land annexed in the 1990s leaving room to grow (City of Rio Vista). It has about 10,500 residents, a Census median owner-occupied value of $489,700, an owner-occupancy rate of 83.9% and a mean commute of 40.3 minutes, longer than any other Solano city in the Census figures we reviewed (Census QuickFacts). Redfin’s latest Rio Vista numbers, for the three months to June 2026, showed a median near $425,000, down 7.7%, with homes taking a median of 74 days to sell and 39.7% of listings reduced (Redfin).

Elmira is a tiny unincorporated community with 193 residents at the 2020 census. It was once a major railroad stop between Fairfield and Davis, it lies in the Vacaville Unified School District, and its ZIP code is 95625 (Wikipedia). Green Valley is a larger unincorporated area of 1,654 residents in 2020, served by the Fairfield-Suisun Unified School District, with ZIP code 94534 (Wikipedia). Because neither sits inside a city, Solano County’s zoning and General Plan policies govern them (Solano County Planning). That affects everything from adding a second unit to renting a room by the night.

Rules and costs that shape a Solano County sale

  • Transfer tax: the county rate is $1.10 per $1,000 of price ($0.55 per $500), and in Solano the seller customarily pays it. Vallejo adds its own $3.30 per $1,000; the title company rate tables we checked list no city tax for the county’s other cities (WFG National Title; Old Republic Title).
  • Who sets the rules: county zoning and General Plan policies apply only in unincorporated areas, and inside a city its own planning department decides (Solano County Planning). The county’s current General Plan was adopted on August 5, 2008, and approved by voters that November (Solano County General Plan).
  • Short-term rentals outside the cities: a short-term lodging use, meaning stays of 30 days or less, needs a county permit and a Transient Occupancy Tax certificate (Solano County Planning).
  • Fire maps: the state’s hazard maps for State Responsibility Areas took effect April 1, 2024, and maps for local areas were released in four phases in early 2025 (State Fire Marshal). First Street data shown by Redfin estimates that about 80% of Solano properties face some wildfire risk over 30 years (Redfin), and AB 38 defensible-space paperwork applies at sale in High and Very High zones (State Fire Marshal).
  • Insurance: the California FAIR Plan added about 16,000 residential policies in the first quarter of 2026, a slower pace than through most of 2024 and 2025, according to the state (California Department of Insurance). Ask for quotes well before your contingencies expire.
  • Special taxes: newer tracts may carry Mello-Roos or assessment charges, and sellers must make a good-faith effort to give buyers the levying agency’s notice (Civil Code 1102.6b).
  • Commute costs: the Carquinez and Benicia-Martinez bridges each charge $8.50 for a car (FasTrak: Carquinez; Benicia-Martinez), the Vallejo ferry costs $10 one way (San Francisco Bay Ferry), and Capitol Corridor trains stop at Suisun-Fairfield and Fairfield-Vacaville Hannigan (Capitol Corridor).

Questions to ask before you hire a Solano County agent

  1. Which Solano city did you work in most last year? With recent medians from about $425,000 in Rio Vista to $822,000 in Benicia, skill at pricing one city doesn’t carry over to the next. Ask for the addresses of recent sales near yours.
  2. Is this address inside a city? A Green Valley or Elmira home follows county rules, which changes who issues permits and whether nightly rentals are possible.
  3. What will I net or pay at closing here? A careful estimate shows the county transfer tax and, for a Vallejo address, the separate city tax.
  4. How would you weigh the commute? Put ferry, train and bridge options side by side with their real costs, because the same price buys very different travel times across the county.
  5. When will we see the fire zone, insurance quotes and special-tax notices? Ask for them in the first days of escrow, not at the end.
  6. Who is your responsible broker? The DRE record linked in the table shows it, along with license status.

Common questions about Solano County agents and homes

Which Solano County city charges its own transfer tax?

Vallejo. Its $3.30 per $1,000 sits on top of the county’s $1.10, so a Vallejo seller pays $4.40 per $1,000 in all, while the rate tables we checked show only the county tax elsewhere in Solano.

Are Rio Vista, Elmira and Green Valley covered by this guide?

Yes. Rio Vista is an incorporated city on the Sacramento River, and Elmira and Green Valley are unincorporated, so county planning rules apply there. Agents who name any of the three on their profiles are in the table.

How do Solano County home prices compare with the Bay Area?

In September 2026 the county’s median for existing single-family homes was $580,000, less than half the Bay Area regional median of $1,325,000, according to C.A.R.

Can I commute from Solano County without driving?

From some places, yes. The ferry from Vallejo reaches downtown San Francisco in about an hour, Capitol Corridor trains stop at two stations in the Fairfield and Suisun City area, and the SolanoExpress Blue Line bus runs between Pleasant Hill BART and the State Capitol in Sacramento.
