Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Sonoma County is really several markets: commuter towns along Highway 101 and the SMART train, Sonoma Valley, the northern wine valleys around Healdsburg, the west county and Russian River, and the coast. The right agent is one who works where you’re buying. This guide lists licensed agents whose public profiles say they serve Sonoma County or its towns, with their license details, so you can check each one yourself.

The county’s median single-family price was $875,000 in September 2026, up 10.1% from a year earlier (C.A.R.), but prices and competition vary widely from town to town.

How we chose the agents in this guide

We started with agents active in Sonoma County and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Sonoma County or a community in it among the areas they serve. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.

With about 486,000 residents spread over more than 1,500 square miles, the county includes nine cities and dozens of unincorporated communities. In the three months to September 2026, homes countywide sold in a median of 45 days, down from 57 a year earlier, at about 100% of list price, and 38.3% sold above list (Redfin). At the town level the spread is wide: Petaluma homes sold in a median of 28 days with more than half going over list (Redfin), while Healdsburg took 63 days (Redfin).

That variation is why local experience matters. A Petaluma bidding war, a rural Glen Ellen home with a well and septic system, and a Russian River cabin in a flood zone call for very different advice.

Four parts of the county, four kinds of purchase

The Highway 101 corridor. Windsor, Santa Rosa, Rohnert Park, Cotati and Petaluma share the freeway and the SMART line, where the Petaluma North station opened on January 10, 2025 (SMART). Inside these cities, city planning rules apply, and Santa Rosa and Petaluma each levy a transfer tax of their own on top of the county’s.

Sonoma Valley. This 17-mile valley on Highway 12 takes in the City of Sonoma, the Springs communities, El Verano, Glen Ellen, Kenwood and Oakmont (Sonoma Valley Visitors Bureau), and no SMART station serves it (SMART). Much of it sits outside any city, so county rules and private wells apply on many parcels.

The northern wine valleys. Healdsburg, Geyserville and Cloverdale are surrounded by vineyards. Countywide there are 19 American Viticultural Areas and about 60,000 acres of wine grapes (Sonoma County Tourism), so a rural sale up north often involves vines, grape contracts or farm neighbors.

West county, the river and the coast. Past Sebastopol the land turns to orchards, redwood canyons along the Russian River and then the ocean. Except for Sebastopol, nearly all of it is unincorporated, and coastal permits, flood history and septic capacity shape what a property can be used for.

Rules every Sonoma County agent should know

  • City or county: inside a city, the city sets planning and rental rules; in unincorporated areas, Permit Sonoma does. New vacation rentals are banned in the City of Sonoma, and the county allows them only in certain zones with a permit and license (Permit Sonoma).
  • Transfer taxes: the county charges $1.10 per $1,000, and Santa Rosa and Petaluma each add $2.00 per $1,000 (Sonoma County Clerk-Recorder).
  • Fire: updated fire hazard maps, insurance and the defensible-space documentation required at sale in High and Very High zones (State Fire Marshal).
  • Rural systems: wells, septic, shared roads and right-to-farm disclosures on agricultural edges. New wells need a county permit, and yield tests must be run by a licensed professional (Permit Sonoma). Our wells and septic guide explains the checks.
  • Vineyards and acreage: county planting rules, water and grape contracts. Planting or replanting a vineyard needs county approval first (Sonoma County). See vineyards for sale in Sonoma County.
  • Transit: SMART runs from Windsor south through Santa Rosa, Rohnert Park, Cotati and Petaluma to Larkspur (SMART).
  • Insurance: in May 2026 the state said six of the 10 largest home insurance groups had committed to stay and grow in California, and new FAIR Plan policies had slowed (California Department of Insurance). Quotes still vary by address, so get them early.

Buying in the smaller communities: coast, river and rural north county

We don’t publish separate agent lists for Penngrove, Forestville, Bodega Bay, Bodega, Occidental, Geyserville, The Sea Ranch, Jenner, Monte Rio, Graton, Duncans Mills, Cazadero, Annapolis, Camp Meeker, Fulton or Rio Nido. Instead we cover them here, because several agents in the table below list these places by name or serve the county as a whole. What differs from one community to the next is mostly the property itself, and three settings cover most of it.

On the coast

Along the shore from Bodega Bay north through Jenner to The Sea Ranch, most homes fall inside the Coastal Zone, which reaches between half a mile and five miles inland along the county’s 55-mile shoreline (Permit Sonoma). The county’s updated Local Coastal Plan took effect on February 4, 2025, after the Coastal Commission certified it, and it covers sea-level rise, coastal hazards, public access and wildfire resilience (Permit Sonoma). At The Sea Ranch, which stretches about ten miles along the coast and has more than 2,200 homes and undeveloped lots, the covenants require Design Committee approval before any construction or landscaping work starts (The Sea Ranch Association). Our Bodega Bay and The Sea Ranch guides describe each area.

Along the Russian River

In Guerneville, Monte Rio, Rio Nido, Duncans Mills and the lower parts of Forestville, flood history belongs in every purchase. The National Weather Service puts flood stage for the river at Guerneville at 32 feet; the record crest there was 49.5 feet in February 1986, and the river reached 45.38 feet in February 2019 (National Weather Service). Ask for the flood zone, any elevation certificate and a flood insurance quote before you remove contingencies. Some river-area neighborhoods, Austin Creek among them, are vacation rental cap or exclusion zones (Permit Sonoma). See our Guerneville and Monte Rio guides.

Rural north county and the west county hamlets

Around Geyserville, Cazadero, Annapolis, Occidental, Camp Meeker, Graton and Bodega, many homes run on a private well and septic system, and some are reached by private or shared roads. Fire history matters here: the 2019 Kincade Fire started northeast of Geyserville, burned 77,758 acres and destroyed 374 structures (CAL FIRE). Alternative septic systems with an operational permit come with twice-yearly monitoring and a recorded county inspection easement (Permit Sonoma). Read our Geyserville guide for that area. Penngrove and Fulton are different again: unincorporated communities a few miles from Petaluma and Santa Rosa, where county zoning applies even though city services are close by. Our Penngrove guide covers it.

What to ask before you hire a Sonoma County agent

  1. Match the agent to the area. Ask how many homes they’ve sold or listed in your town and price range in the past year, and ask for the addresses.
  2. Check the license. Every agent above links to a DRE record; confirm it’s current and see who their responsible broker is.
  3. Ask about rural experience if the home has a well, septic, a shared road, vines or acreage.
  4. Ask how they handle insurance and fire disclosures early in the process.
  5. For sellers: ask for a pricing analysis based on recent comparable sales and a written marketing plan.
  6. For buyers: ask how they’d structure an offer in a multiple-offer situation versus a slower listing.

For prices, days on market and bidding by town, read our county market report, which is updated as new data comes out.

Questions people ask

How do I check a real estate agent’s license in California?

Search the Department of Real Estate’s public license lookup by name or license number. Each agent in this guide links to their record.

Do I need a local agent?

For Sonoma County, yes, ideally one who knows the specific town or rural area. Rules, utilities and pricing differ a lot from place to place.

Why is there no separate guide for Guerneville, Bodega Bay or The Sea Ranch?

We chose to cover the smaller communities together in this county guide rather than publish a short list for each. Ask any agent you interview how many river or coastal sales they’ve handled and how they check flood, coastal and septic records.

Why is Diamond Real Estate Group listed first?

We publish this guide, so we list ourselves first and say so. Everyone else is listed alphabetically.
