Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

For Rohnert Park, look for a licensed agent who handles the city’s starter homes, condos and small rentals month in and month out, and who can explain how Sonoma State University and the SMART line affect demand on a particular street. The table below lists agents whose own public profiles name Rohnert Park or neighboring Santa Rosa, with a link to each state license record.

In the three months to August 2026, homes in ZIP code 94928 sold for a median of $705,000, about 0.7% less than a year before, and 43.1% of them closed above the asking price (Redfin).

How we chose the agents in this guide

We started with agents active in Rohnert Park and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Rohnert Park, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.

Rohnert Park has about 44,800 residents by the Census estimate above, spread over 7.3 square miles, and describes itself as the third-largest city in Sonoma County, roughly 45 miles north of San Francisco (City of Rohnert Park). Just 49.9% of its homes are lived in by their owners, against 62.6% for the county as a whole (Census QuickFacts: Sonoma County), so rental housing makes up a bigger share of the city than of the county. The Census puts the median value of owner-occupied homes at $666,300, compared with $815,500 countywide, and median gross rent at $2,279.

Redfin’s ZIP figures point to a quick market in the middle price ranges. In August 2026, 109 homes sold; over the three months to August, the median time on market was 34 days, the sale-to-list ratio was 100.2%, and just 20.6% of listings cut their price. Redfin scored 94928 at 76 out of 100, which it labels “very competitive,” and the median price per square foot was $412, up 4.7% from a year earlier (Redfin). For the county as a whole, the September 2026 median for single-family homes was $875,000 (C.A.R.).

How the city was laid out

Rohnert Park incorporated in 1962 and was planned around the “neighborhood unit,” with homes grouped around schools and parks and linked by greenways (City of Rohnert Park: history). Sonoma State University, founded in 1961, is in the city (Sonoma State University); its Green Music Center brings touring performers, and the city’s Spreckels Performing Arts Center draws more than 20,000 people a year (City of Rohnert Park). Just east of town, Crane Creek Regional Park covers 128 acres of grassland and oak with 3.5 miles of trails and an 18-hole disc golf course (Sonoma County Regional Parks).

Some rules differ by neighborhood section. In the M-Section permit zone, for example, parking on Maximillian Place and part of Maurice Avenue requires a residential permit from 6 a.m. to 10 p.m. on weekdays (City of Rohnert Park: M-Section permits). The SMART station at 900 Enterprise Drive, on the line between Windsor and Larkspur, offers free day-use parking and $5 overnight parking (SMART).

Downtown plans near the train

The city bought a 30-acre site at 6400 State Farm Drive in April 2022 and chose CenterCal as its developer in August 2024. The concept calls for 401 homes, 100 of them affordable, 163,931 square feet of shops and a 128-room hotel close to the SMART station. CenterCal submitted plans for city review on September 30, 2026, and the city’s FAQ says the project could take 10 to 20 years (City of Rohnert Park: downtown).

Rules, costs and systems behind a Rohnert Park sale

  • Loan limits and rates: conforming and FHA loans in Sonoma County top out at $897,000 for a one-unit home in 2026 (county loan limits), and Freddie Mac’s 30-year average stood at 7.32% on October 22, 2026 (Freddie Mac). Homes priced near the Census median sit well inside those limits.
  • First-time buyer help: CalHFA’s MyHome program offers a deferred junior loan of up to 3.5% of the price alongside an FHA first loan, or 3% with a conventional one, for first-time buyers within income limits who finish homebuyer education (CalHFA MyHome; other CalHFA programs).
  • Rent caps: under Civil Code 1947.12, rent on covered units can rise by no more than 5% plus inflation, and never more than 10%, in a 12-month period. Units with a certificate of occupancy from the past 15 years are exempt, and so are many separately sellable homes owned by individuals, but only if tenants received the written exemption notice (Civil Code 1947.12).
  • Condos and townhomes: an HOA seller must give the buyer the governing documents, a statement of current assessments and fees, any rental restriction and, if asked, a year of approved board minutes (Civil Code 4525). Read them before you remove contingencies.
  • Backyard units: the city keeps ten pre-approved ADU plans from 340 to 1,175 square feet (pre-approved ADU plans), and owners of units built without permits before January 1, 2020, can seek legalization; the health-and-safety path costs $590 to apply (ADU amnesty program).
  • Water supply: about 70% of city water comes from Sonoma Water, mostly Russian River supply, and 30% from city wells, held in seven storage tanks with about 5 million gallons of capacity (City of Rohnert Park: water supply).
  • Transfer tax: Rohnert Park adds no city tax, so only the county’s $1.10 per $1,000 applies, while Santa Rosa and Petaluma tack on another $2.00 per $1,000 apiece (Sonoma County Clerk-Recorder).

What to ask a Rohnert Park agent before you sign

  1. Which side of the 94928 numbers does this home fall on? With 43.1% of sales closing over list and about one listing in five cutting its price, ask which nearby sales support the price and why.
  2. Have you closed deals with CalHFA or other assistance financing? Offers with down payment help can still compete when the agent knows the lender’s timeline and keeps the other terms clean.
  3. For a rental, is the unit covered by the state cap? Ask for the lease, the rent history and whether the 1947.12 exemption notice was ever given to the tenant.
  4. Is that backyard unit permitted? If not, ask whether it could qualify for the city’s amnesty and what an inspection might turn up.
  5. What do the HOA papers say? A condo agent should go through the assessments, any special assessment and the rental rules with you rather than just forwarding the packet.
  6. How could the downtown project change nearby blocks? Buyers near State Farm Drive and the station should understand its scale and its 10-to-20-year horizon.

Rohnert Park questions, answered

How do Rohnert Park home prices compare with the county?

They run lower by the main measures. The Census median value of owner-occupied homes is $666,300 here versus $815,500 countywide, and Redfin’s 94928 median of $705,000 for the three months to August 2026 sits below the county’s $875,000 single-family median for September.

Where does SMART stop in Rohnert Park?

At 900 Enterprise Drive. Day-use parking is free, overnight parking costs $5 a night through the ParkMobile app, and trains run north to Windsor and south to Larkspur.

Does the state rent cap apply to Rohnert Park rentals?

To many of them. Buildings with a certificate of occupancy from the past 15 years are exempt, and individually owned homes that can be sold on their own are exempt only if the owner gave tenants the required written notice. The current law runs until January 1, 2030.

What is planned for downtown Rohnert Park?

A mixed-use district on the city-owned 30-acre State Farm Drive site, with about 401 homes, shops and a 128-room hotel near the train. Plans went to the city on September 30, 2026, and are still under review.
