Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Kenwood calls for an agent who understands rural property at the north end of Sonoma Valley: private water systems and wells, septic, wildfire exposure along Sugarloaf Ridge, and how vineyard land is valued. These licensed agents list Kenwood or neighboring Santa Rosa on their public profiles.

Kenwood is small: ATTOM counts 669 residential properties and about 22 sales in the past year, with recent sales averaging 1,963 square feet (ATTOM).

How we chose the agents in this guide

We started with agents active in Kenwood and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Kenwood, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Kenwood in brief

Set on Highway 12 between Glen Ellen and Santa Rosa’s Oakmont area, Kenwood is an unincorporated community with its own ZIP code, 95452 (Statistical Atlas). Sales are so sparse that Redfin’s ZIP-level medians can rest on a handful of transactions and swing sharply from one period to the next (Redfin: 95452), so a sound Kenwood price opinion is built from specific comparable homes, often borrowing from Glen Ellen and the Santa Rosa end of the valley.

The community has its own one-school elementary district, the Kenwood School District, for transitional kindergarten through sixth grade, with 112 students enrolled for 2026-27 (Kenwood School). Sonoma County Transit Route 30 stops at Highway 12 and Greene Street on its way between Santa Rosa and Sonoma Plaza, with Oakmont stops to the north (Sonoma County Transit).

Sugarloaf Ridge and the eastern hills

Sugarloaf Ridge State Park, at 2605 Adobe Canyon Road, has 25 miles of hiking and riding trails, the 2,729-foot summit of Bald Mountain and the headwaters of Sonoma Creek, which spills over a 25-foot waterfall after winter rains. The Robert Ferguson Observatory runs astronomy programs in the park, which the nonprofit Sonoma Ecology Center operates with Team Sugarloaf; day use is $8 per vehicle (California State Parks).

Those hills also define Kenwood’s wine geography. The USGS Kenwood map is one of those that set the boundaries of the Sonoma Valley AVA of 1981 and the Moon Mountain District AVA of 2013, which runs along the Sonoma-Napa county line (27 CFR 9.29; 27 CFR 9.231). Sonoma County Winegrowers lists about 1,500 vineyard acres in Moon Mountain District and 5,565 in the Sonoma Valley AVA (Sonoma County Winegrowers).

Wildfire on the north side of the valley

The Glass Fire began on September 27, 2020, near St. Helena and burned 67,484 acres in Napa and Sonoma counties, destroying 1,528 structures before it was contained on October 20 (CAL FIRE). On October 1, CAL FIRE called it a potential threat to the community of Kenwood, and crews cut a line from a high point in Sugarloaf Ridge down to the valley floor north of Kenwood and Glen Ellen (Sonoma Index-Tribune). Sonoma Valley Fire District reports that the Kenwood Fire Station is set for a remodel with a $1 million grant secured by Rep. Mike Thompson (Sonoma Valley Fire District).

Water, septic and permit rules in Kenwood

  • No public sewer: the Sonoma Valley County Sanitation District’s territory runs from Glen Ellen south to Schellville, leaving Kenwood outside it, so homes generally rely on septic systems (Civil Grand Jury).
  • Private water: the Kenwood Village Water Company is one of the valley’s small private water companies, and many rural parcels pump from their own wells (Civil Grand Jury). If a company serves the home, ask for its rates and any planned capital work.
  • Groundwater: wells in Sonoma Valley draw on a subbasin rated medium priority under the state’s groundwater law (California DWR), and the 2023 estimate for the agency’s fee on a typical rural home was about $20 a year, billed with property taxes (KRCB). Ask whether the parcel falls inside the subbasin boundary.
  • ADUs on wells: in a Class 4 groundwater availability area or a critical habitat area, Permit Sonoma requires an ADU applicant to show net-zero groundwater use under its Policy 8-2-2 (Permit Sonoma: ADUs).
  • Vacation rentals: in 2023, county planners and the Planning Commission proposed an exclusion zone covering a 52-parcel Kenwood neighborhood that already had 7 vacation rental permits; check the map the Board adopted (Permit Sonoma: ZCE23-0001). Elsewhere, a rental still needs eligible zoning, a county license and a certified manager (Permit Sonoma).
  • Defensible space at sale: check the address on the state fire hazard map; in High and Very High zones, the seller provides a defensible-space inspection from the prior six months or the buyer agrees in writing to comply within a year (State Fire Marshal).
  • Vineyard work: planting or replanting vines in Sonoma County requires county approval under VESCO before any ground is disturbed (Sonoma County VESCO).

12 agents, in alphabetical order. 4 of them name Kenwood on a public profile; of the other 8, 7 list a nearby town or the wider county and 1 has an office in the area.

Choosing a Kenwood agent, step by step

  1. Start with water. Ask the agent to confirm whether the home is on a private water company or a well, and to line up a yield test or the company’s rate history.
  2. Then septic. Since Kenwood has no public sewer, ask for the county permit record, the number of bedrooms it allows and a recent inspection.
  3. Map the fire exposure. Ask how the property fared in 2017 and 2020, what defensible-space work has been done and what insurers quoted on recent nearby sales.
  4. Value land and vines separately. For acreage with a vineyard, ask how they’d treat planted acres, any grape contract and county replant rules.
  5. Agree on comparables. With so few Kenwood sales, ask which Glen Ellen or Santa Rosa sales they’d use and why those fit.

Our Kenwood community guide has more on the area. To compare agents, see the Glen Ellen guide, the county guide and our list of vineyard and winery agents; for Santa Rosa next door, see our Santa Rosa guide. If land is part of the plan, read Sonoma County vineyards and buying a small hobby vineyard. Rural buyers should also see the wells and septic guide and, for a weekend place, buying a second home.

Kenwood questions

Does Kenwood have city sewer?

No. Kenwood sits north of the Sonoma Valley County Sanitation District’s service area, so homes generally use septic systems.

Is Kenwood in the same ZIP code as Glen Ellen?

No. Kenwood has its own ZIP code, 95452, while Glen Ellen’s is 95442, so check which one a market report covers.

How many homes sell in Kenwood?

Only a couple of dozen a year. ATTOM’s count was 22 residential sales over the past year, from a base of 669 homes.

How exposed is Kenwood to wildfire?

The 2020 Glass Fire threatened the community, and the 2017 fires also reached the valley. Check the address on the fire hazard map, ask what defensible-space work has been done and get insurance quotes before you commit.
