The right Realtor for a home in Sonoma, CA knows the town’s separate markets and rules: the historic blocks around the Plaza, the east and west sides, the unincorporated Springs, and the hillside and vineyard properties around the valley. Below you’ll find licensed agents whose public profiles name Sonoma, each linked to a state license record.

The city’s median sale price was $1,024,512 in the three months to September 2026, with homes selling in a median of 40 days, down from 76 a year earlier (Redfin).

How we chose the agents in this guide

We started with agents active in Sonoma and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Sonoma, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.

Sonoma is a small city of about 10,500 people on 2.74 square miles, built around the eight-acre Plaza that General Mariano Vallejo laid out in 1835 and that was dedicated as a National Historic Landmark in 1961 (City of Sonoma). City Hall, built in 1908, still stands in the middle of it. Around the city spreads the larger Sonoma Valley, 17 miles long and about 45 miles north of San Francisco on Highway 12 (Sonoma Valley Visitors Bureau).

Prices per square foot rose 15.7% in the three months to September 2026 even as the median sale price fell 21.2%, which tells you smaller homes made up more of the recent sales, and about 30% of listings had price cuts (Redfin). Only 19.5% sold above asking, and Redfin rated the city “somewhat competitive.” The 95476 ZIP code, which reaches well beyond city limits, had a median of $987,073 in the three months to August 2026, with 36.3% of homes cutting their price (Redfin). In that kind of market an agent’s read on comparable sales matters more than the headline numbers.

Services, schools and getting around

Inside city limits the city supplies water and the Sonoma Valley County Sanitation District handles sewer (City of Sonoma; Sonoma Water); beyond those lines, wells and septic systems become common. Sonoma Valley Hospital on Andrieux Street is a 75-bed district hospital with emergency care (Sonoma Valley Hospital). Public schools belong to Sonoma Valley Unified School District, and the county education office’s directory lists 10 schools in Sonoma and Glen Ellen, two of them charters (Sonoma County Office of Education). The valley has no train: Sonoma County Transit’s Route 30 bus links the Plaza with Santa Rosa in about an hour and a half (Sonoma County Transit).

Where new housing is planned

Most planned growth sits just outside the city. The Springs Specific Plan covers about 178 acres in Agua Caliente, Fetters Hot Springs and Boyes Hot Springs, with room for more than 700 homes along Highway 12 (Permit Sonoma). Farther north, the Eldridge Renewal application at the former Sonoma Developmental Center proposes 990 homes, 200 of them affordable, though the county says its draft environmental report won’t be ready for release in 2026 (Permit Sonoma). Inside the city, the state’s housing target for 2023 to 2031 is 311 units (Sonoma Index-Tribune).

City rules and local risks that shape a Sonoma sale

  • Vacation rentals: the City of Sonoma has allowed no new vacation rentals since early 2018, except the adaptive reuse of a historic structure (City of Sonoma). Just outside town, the Hughes Chicken Colony neighborhood is a county cap or exclusion zone (Permit Sonoma). Our vacation rental rules guide has the details.
  • Historic rules: demolishing a historic resource needs an evaluation and a Planning Commission hearing (SMC 19.54.090). See our historic homes guide.
  • Growth limits: the voter-approved urban growth boundary runs through 2040; Measure W passed with 78.68% of the vote in November 2020, and changes generally need voter approval (City of Sonoma).
  • Transfer tax: sales inside the city pay only the county rate of $1.10 per $1,000, with no city tax added (Sonoma County Clerk-Recorder).
  • Fire: the October 2017 Central LNU Complex, which included the Nuns Fire, burned 44,573 acres and destroyed 1,355 structures across Napa and Sonoma counties (CAL FIRE). The city reviewed CAL FIRE’s 2025 hazard map, and AB 38 defensible-space rules apply at sale in higher zones (City of Sonoma).
  • Older homes: houses built before 1978 come with a federal lead-paint disclosure and a 10-day window for a lead inspection (EPA), and pre-1980 homes on raised foundations may qualify for a seismic retrofit grant of up to $3,000 in eligible ZIP codes (Earthquake Brace + Bolt).
  • City vs county: the Springs, Glen Ellen and the hills are unincorporated, so county zoning, wells and septic apply there. Check any address on the county’s zoning database and read our wells and septic guide.

Six questions for a Sonoma agent before you sign

  1. Ask about the Plaza area and the hills separately. A walkable in-town cottage and a hillside home with a well need different expertise.
  2. Ask how they price in a small market. With few closely comparable sales in any one neighborhood, an agent should explain which recent sales they’d compare yours to and why.
  3. Check their knowledge of city rules: rentals, historic review and ADUs.
  4. Ask which side of the city line the address is on. A Sonoma mailing address can sit in the city or the county, and that changes rental, permit and utility answers.
  5. Ask about insurance and fire paperwork before you list or write an offer.
  6. Get references from recent Sonoma clients, and confirm the license on the DRE link in the table.

Questions people ask

Does local experience matter when choosing an agent in Sonoma?

It helps. Agents who work in Sonoma regularly tend to know the city rules, the micro-markets and which comparable sales actually apply.

Can my agent help me rent the home nightly?

Not inside city limits for a new rental; the city allows no new vacation rentals except historic adaptive reuse.

Is a home with a Sonoma address always inside the city?

No. Many homes with Sonoma mailing addresses sit in unincorporated areas such as the Springs and El Verano, where county rules apply. Your agent should confirm the jurisdiction on the county parcel database.

How many agents should I interview?

At least two or three. Compare their pricing analysis, marketing plan and local experience.
