Yorkville is a small unincorporated ranching community on Highway 128 at the southern end of Anderson Valley, between Cloverdale and Boonville in Mendocino County. There is no town center to speak of: the market is ranch land, vineyard parcels and homes on acreage in the hills, and the agents who name Yorkville mostly work from Boonville and Ukiah.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker), a "Licensed" status, and a responsible broker that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Yorkville. We opened each agent’s profile or brokerage site and confirmed it names Yorkville, through a current or recent Yorkville listing or a brokerage service-area statement.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Few agent pages name Yorkville, so this list is short. For two agents at North Country Real Estate, it is the brokerage’s website, not the agent’s own bio, that names Yorkville as a service area; the table says so.

Yorkville housing in numbers

The Census Bureau does not publish a separate profile for Yorkville, so the figures below are for Mendocino County as a whole.

A county median tells you little about a Yorkville ranch, where acreage, water, vineyard plantings and access drive the price. Ask an agent for recent closed sales of similar parcels in Anderson Valley and the Cloverdale side of the county line.

Ranch land, vineyards and Highway 128

Yorkville has no city government, so Mendocino County handles zoning and permits. Most parcels are large rural holdings off Highway 128 and the ranch roads that branch from it, with grazing land, oak woodland, some planted vineyards and homes set well back from the highway. The Yorkville Highlands are known for wine grapes; for vineyard purchases, see our Mendocino County vineyards page. Our Yorkville real estate guide covers private roads and site access, rural water and wastewater and the ownership budget for acreage.

Costs and rules specific to a Yorkville purchase

  • Transfer tax. Yorkville is unincorporated, so no city transfer tax applies. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Mendocino County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller: about $1,100 on a $1 million ranch sale. The County Recorder collects the tax but does not post the rate, so confirm it on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • ADUs and septic. The County’s ADU page bars ADUs on a septic leach field or its replacement area, so locate the leach field before you plan a second unit.
  • Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote early. In High or Very High zones, see our AB 38 defensible space guide.
  • Water. Ask what serves the parcel (wells, springs or ponds), whether there are recorded water rights or pond permits, and get a well yield test.
  • Access. Many parcels are reached by shared ranch roads; ask for a recorded easement and road maintenance agreement.

How to vet a Yorkville agent

  1. Ask about ranch and vineyard sales. Ask how many acreage sales the agent has handled in Anderson Valley and what they look for in water, access and zoning.
  2. Confirm water before you write an offer. Ask for well logs, yield tests and any water rights, pond or spring documentation.
  3. Walk the access route. Ask for the recorded easement and road maintenance agreement, and drive the road in wet weather if you can.
  4. Ask about Williamson Act or ag contracts. Some ranch land is under agricultural preserve contracts that limit use and affect taxes; ask the agent to check the title report.
  5. Get fire insurance quotes early. Ask which carriers are writing policies for remote properties and build the premium into your budget.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
