Best Realtors in Hopland, CA (2026 Guide)
By Matthew Martinez
Hopland is a small unincorporated town of about 1,000 people on Highway 101 in southern Mendocino County, about 15 miles south of Ukiah. Vineyards, ranch land and older homes along the highway make up most of the local market, and the agents who name Hopland on their profiles work out of Ukiah offices.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Hopland. We opened each agent’s brokerage profile or office roster and confirmed it names Hopland.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
Only a handful of agent profiles name Hopland, so this list is short; every agent below is based in Ukiah.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. Figures for a small community carry wide margins of error; treat them as rough guides, not current sale prices.
Hopland’s estimated median owner-occupied value is above the Mendocino County figure of $512,200 reported by U.S. Census QuickFacts, Mendocino County, and the mean commute of about 37 minutes is well above the county’s 21.5 minutes, since many residents drive to Ukiah or Sonoma County. With only about 330 housing units, a few sales can move local averages a lot.
Vineyards, ranch land and the Highway 101 corridor
Hopland has no city government, so Mendocino County handles zoning and permits. Most properties around town are rural: vineyard parcels, grazing land and homes on acreage off Highway 101 and Highway 175 toward Lake County, with a small cluster of homes and businesses along the highway in town. For vineyard and winery buyers, see our Mendocino County vineyards page; for the town, see our Hopland real estate guide and rural water and wastewater notes.
Costs and rules specific to a Hopland purchase
- Transfer tax. Hopland is unincorporated, so no city transfer tax applies. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Mendocino County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller: about $673 on a $612,200 sale. The County Recorder collects the tax but does not post the rate, so confirm it on your escrow estimate. Our California transfer tax guide explains who usually pays.
- Zoning. The County’s Inland Zoning Code was updated in full on September 10, 2024, according to the notice of determination filed with the state. Order a County letter of zoning or ask Planning before you plan a barn, shop or second unit.
- ADUs and septic. The County’s ADU page allows detached ADUs up to 1,200 square feet and bars ADUs on a septic leach field or its replacement area, so locate the leach field before planning a second unit.
- Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies.
- Water rights and wells. On vineyard or ranch land, ask what water source serves the parcel, whether there are recorded water rights or ponds, and get a well yield test.

How to vet a Hopland agent
- Ask about rural and vineyard sales. Hopland deals often involve acreage, wells, ag zoning and sometimes planted vines; ask how many such sales the agent has handled.
- Confirm water before you write an offer. Ask for well logs, yield tests and any water rights or pond permits.
- Check access and easements. Many rural parcels are reached by shared private roads; ask for a road maintenance agreement.
- Locate the septic system. Know where the leach field sits before planning an ADU or barn.
- Get fire insurance quotes early. Hills east and west of town are in mapped fire hazard zones; build the premium into your budget.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
