Mendocino County stretches from the Ukiah Valley and Highway 101 towns of Hopland, Willits and Laytonville, over the coast range through Anderson Valley, to a long coastline that includes Fort Bragg, Mendocino village, Elk and Gualala. Coastal homes, inland ranches, vineyard land and timber parcels all trade here, often under coastal permits, septic and well limits and fire-zone rules, so local experience is worth asking about.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Every agent below met three tests, checked in October 2026:

  • A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (Salesperson or Broker) and a status of "Licensed" with a current broker affiliation.
  • A named brokerage. Each agent’s brokerage appears on the public page and on the DRE record.
  • A public page that names the area. We opened each agent’s profile, or the brokerage’s office page listing the agent, and confirmed it names Mendocino County, a Mendocino community, or an office in the county.

We did not rank anyone, and we did not use sales volume, reviews or awards. Verify the license yourself and interview more than one agent.

These are five-year Census figures, not current sale prices.

Costs and rules specific to a Mendocino County purchase

Transfer tax. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Mendocino County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller, and lists no city tax for Ukiah or Fort Bragg. On a $512,200 sale, that is about $563. The County Recorder’s fee page does not post a rate, so confirm on your escrow estimate.

Mendocino village rentals. The Town of Mendocino zoning code, Chapter 20.748, caps the village at 10 vacation home rentals and 20 single unit rentals, limits new vacation rentals to the MU and MC districts, and phases out vacation rentals in residential districts as licenses lapse. Rentals need a County business license and pay transient occupancy tax. Do not buy a village cottage expecting vacation-rental income without confirming an existing license.

Coastal Zone permits. West of the coastal boundary, new construction, additions and many ADUs need a Coastal Development Permit. Ask the agent to confirm what has been permitted on the property and what a future project would need.

Fire hazard zones. Large parts of inland and coastal Mendocino are in mapped fire hazard zones. The State Fire Marshal says State Responsibility Area maps took effect April 1, 2024. Look up the address, read the seller’s hazard disclosures and get an insurance quote early.

Water and septic. Many coastal and rural parcels rely on wells, springs or hauled water and septic systems. Order a well yield test and septic inspection; on the coast, water availability can limit what you can build.

How to vet a Mendocino County agent

  1. Ask whether they work the coast, the valley or both. Fort Bragg and Mendocino village sales involve coastal permits and rental caps that rarely come up in Ukiah.
  2. Confirm permits on everything. Ask the agent to compare what is on the property with what the County has permitted, especially outbuildings and ADUs in the Coastal Zone.
  3. Test water and septic. Order a well yield test and a septic inspection, and ask about hauled water on coastal parcels.
  4. Get fire insurance quotes early. Build the premium into your budget before you remove contingencies.
  5. For village rentals, confirm the license. In Mendocino village, check whether the property holds one of the capped rental licenses and whether it can continue after a sale.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
