Mendocino County Vineyards for Sale: Every AVA Explained

Fourteen federal AVAs include Mendocino County land, from Anderson Valley and Mendocino Ridge to the inland valleys, northern areas around Covelo and Dos Rios, and Comptche. The North Coast umbrella does not cover every Mendocino appellation: Comptche is expressly excluded, and the current TTB directory lists Covelo and Dos Rios outside that regional nesting.

For a purchase or sale, separate the vineyard’s production economics from the residence, other land, equipment and operating approvals. This guide connects the federal wine geography to the records that matter for Mendocino County property; it does not represent current listing availability or a guarantee of development permission.

Mendocino’s wine regions, one area at a time

Anderson Valley, Mendocino Ridge and Comptche: the coastal side

Anderson Valley lies in the western part of the county. Its boundary traces the Navarro River drainage toward the coast. TTB’s later rules describe its floor as deep alluvial soil, with cooler nights than the Yorkville Highlands to the southeast. Buyers here usually want cool-climate fruit.

Mendocino Ridge is elevation-qualified: the current federal rule includes only land at or above the 1,200-foot contour within its described boundary. A single holding may contain qualifying and nonqualifying ground. Map the producing blocks rather than assigning the appellation to every acre in the listing.

Comptche is a separate, small federal area expressly excluded from North Coast. Its establishment record describes the local topography, soils and cooler growing conditions. The rule-time vineyard information is historical; it should not be presented as a current count of operating vineyards, wineries or available properties.

Redwood Valley, Potter Valley, McDowell Valley, Cole Ranch and Eagle Peak: the inland valleys

Inland, the big Mendocino AVA and its smaller neighbors cover the valleys around Ukiah.

Mendocino’s coastal, inland and northern appellations should not be treated as interchangeable. Compare slope, exposure, usable contiguous ground and seasonal access at block level. A forested ridge property, a valley-floor production vineyard and a rural estate can have different management and capital needs even when they share a county or regional wine name.

Yorkville Highlands and Pine Mountain-Cloverdale Peak: the southern hills

Yorkville Highlands sits inside the Mendocino AVA, along the Sonoma County line. Mountain parcels like these need careful access, erosion and water checks.

Covelo and Dos Rios: the far north

Covelo and Dos Rios are distinct northern appellations outside the North Coast nesting shown in TTB’s current directory. Assess an offering on its documented improvements and planted acreage. An AVA designation alone does not establish a commercial crop, a viable new planting project or an appropriate development value.

Organic and certified farming

For a vineyard advertised as organic or Biodynamic, obtain the current certificate, certification scope and inspection record. Separate certified blocks from other land and determine what a change in operator requires. A regional reputation or a historical industry acreage count does not certify the property being offered.

The grape market: 2025 crush numbers

The Final 2025 Grape Crush Report was released April 30, 2026. The following figures use Table 2 wine-grape tonnage and Table 6’s TOTAL WINE weighted average grower returns per ton on a delivered basis for purchased grapes. They are not AVA-specific prices or vineyard land values.

2025 crop: district context
Crush district Geographic coverage Wine grapes crushed, tons Table 6 wine-grape return per ton
1 Mendocino County 51,816.3 $1,675.66

The reporting district and the wine appellation are different geographic systems. Even where a reporting district follows the county, the average combines different vineyards, varieties and contracts.

For valuation, begin with the vineyard’s actual fruit contracts: price formula, buyer, duration, assignability, quality specifications and rejection terms. Compare documented yield and collected receipts with farming and capital costs. A district average is context; it does not show a particular block’s saleable crop or net income. See vineyard valuation for the property analysis.

Zoning and farmland rules

Mendocino divides its zoning ordinance into separate inland, Coastal Zone and Town of Mendocino divisions. The county formally adopted its amended inland Division I on September 10, 2024. Establish which division governs before applying an agricultural or rangeland standard. Production, a residence, tasting, events and clearing additional ground raise different questions. If the land is contracted under the Williamson Act, read the recorded contract and current county preserve rules alongside the zoning code. A winery described as an agricultural use is not thereby exempt from building, environmental-health, access or other required approvals. See the responsible county’s current guidance and source record.

Local land-use permission, California ABC licensing and TTB wine-premises approval are separate requirements. A Type 02 winegrower license authorizes wine production and sales within its privileges; it does not approve a residence, tasting room, event program, water system or wastewater arrangement under local law.

For land under a Williamson Act or Farmland Security Zone contract, obtain the recorded contract, preserve rules and any nonrenewal notice. The restrictions bind later purchasers. Enrollment does not guarantee a particular tax saving, and a sale does not automatically terminate the contract. Conservation easements must be reviewed independently.

Water: frost protection, groundwater and the Eel River diversion

Russian River frost diversions need particular attention. The State Water Board states that covered diversions from March 15 through May 15 must follow an approved Water Demand Management Program; the rule includes hydraulically connected groundwater and excludes diversions upstream of the specified dams. For an affected vineyard, obtain enrollment and operating records. Ukiah Valley groundwater and Potter Valley supply arrangements are separate matters. Do not assume that a historic Eel River diversion, a proposed replacement project or a seller’s past deliveries guarantees future supply. Establish the actual right or service contract, current agency position and seasonal operating capacity.

Sources: official water-agency guidance, DWR basin prioritization and maps and the SGMA Portal for current plans, alternatives and agency records. Our vineyard water-rights guide explains the records to assemble. A groundwater-plan approval is not a transferable water right or a property-specific supply guarantee.

Fire and smoke

Use the State Fire Marshal’s current Fire Hazard Severity Zone maps for the actual parcel and confirm local adoption where applicable. State Responsibility Area maps took effect in April 2024; the state released its Local Responsibility Area recommendations in 2025. Hazard classification describes the mapped hazard, not a guarantee of property-specific loss or insurance terms.

A hillside or forested parcel and a level production block can have different access, vegetation and emergency-response constraints. Obtain an insurance quote, inspect access and water storage, and review defensible-space and improvement conditions before removing contingencies. For a producing vineyard, obtain smoke-exposure, fruit-testing and buyer-rejection records separately from the property’s burn history.

Due diligence checklist for Mendocino vineyard land

  1. Map each planted block against the current CFR boundary and establish the actual county or city land-use jurisdiction.
  2. Obtain current zoning, overlays, the legal parcel record and the approvals for the specific existing and proposed uses.
  3. Read recorded agricultural contracts, conservation easements, access and utility agreements; identify obligations that continue after sale.
  4. Separate planted, bearing, harvested and usable expansion acreage; obtain block maps, planting years, varieties, rootstocks and condition records.
  5. Read fruit contracts, collected receipts, yield history, rejection terms and operating costs; distinguish land value from an operating business.
  6. Verify the water source, rights or service agreement, current agency requirements, seasonal capacity, quality, storage and any drainage obligations.
  7. Review building and wastewater approvals, physical access, parcel hazards and an insurance quote before relying on expansion potential.

How Diamond works on Mendocino County vineyard property

Diamond Real Estate Group can help frame a vineyard acquisition or sale around the property’s actual economics, usable land, water and approvals. Owners seeking a private discussion can describe their location, planted acreage, intended use and confidentiality preferences; this is an inquiry, not a promise of off-market inventory or a completed valuation.

Start with vineyard valuation, buying a vineyard or selling a vineyard. Compare neighboring regions from the vineyards and wineries hub, or contact Diamond to discuss the property.

Questions people ask

How many AVAs are in Mendocino County?

Twelve AVAs lie entirely inside Mendocino County: Anderson Valley, Cole Ranch, Comptche, Covelo, Dos Rios, Eagle Peak Mendocino County, McDowell Valley, Mendocino, Mendocino Ridge, Potter Valley, Redwood Valley and Yorkville Highlands. Pine Mountain-Cloverdale Peak is shared with Sonoma County and the multi-county North Coast AVA also covers much of the county, which brings the total to fourteen.

What is the newest Mendocino County AVA?

Comptche, effective May 8, 2024 under 27 CFR 9.292. It covers 1,421.8 acres along the Albion River. TTB established it outside the North Coast AVA.

Is Ukiah Valley an AVA?

No. As of October 2026, there is no Ukiah Valley or Talmage AVA in 27 CFR Part 9. Ukiah-area vineyards may fall in the Mendocino AVA or a neighboring AVA such as Redwood Valley, so check each parcel against the CFR boundaries.

What does Mendocino Ridge’s 1,200-foot rule mean for a buyer?

Only land at or above 1,200 feet elevation is in the AVA. A parcel can sit partly in and partly out, so map the planted blocks against the contour before relying on the name.

How many tons of grapes does Mendocino County crush?

The final 2025 Grape Crush Report, released April 30, 2026, shows 51,816.3 tons of wine grapes for District 1, Mendocino County. Chardonnay led with 20,067.8 tons.

What minimum parcel rules apply in Mendocino?

Establish the applicable inland, coastal or Town of Mendocino code division and the exact zone. Minimum standards for new parcels do not, by themselves, determine an existing parcel’s legal status or subdivision potential.

Can I build a winery on agricultural land in Mendocino?

Confirm the current use table, proposed processing and visitor activities and any recorded agricultural contract. A winery category does not remove building, wastewater, access or other required approvals.

Do vineyards qualify for the Williamson Act?

Eligibility depends on the county’s current preserve rules and the actual land and operation. An existing contract binds later purchasers; neither a vineyard planting nor a sale guarantees eligibility, cancellation or a particular tax benefit.

Are frost-water diversions regulated near Ukiah?

Yes, where covered by the Russian River frost rule. The State Water Board requires diversions from March 15 through May 15 to operate under an approved Water Demand Management Program; the coverage includes hydraulically connected groundwater and specified upstream exceptions.

How should Ukiah Valley groundwater be checked?

Locate the parcel in DWR’s basin map and obtain the current local agency plan, requirements and fees. Well yield, quality, source rights and irrigation capacity need their own evidence even where a sustainability plan exists.

How should Potter Valley supply changes affect a purchase?

Treat a proposed project or historic delivery as separate from an enforceable current supply arrangement. Obtain the actual service or diversion documents and current agency information; do not assume that future infrastructure or water availability is guaranteed.

How can I verify an organic vineyard claim?

Obtain the current certificate, certifier’s records and the operator’s transition requirements. A historical county-wide certification count does not prove that a particular block or a new owner is certified.
