Potter Valley is a small farming valley of about 400 residents in the census-designated place, northeast of Ukiah at the headwaters of the Russian River’s East Fork. Buyers look at ranches, pasture and vineyard land, and homes on acreage reached by Highway 20 and Potter Valley Road. Every agent in this guide works from a Ukiah office.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Potter Valley. We opened each agent’s brokerage profile or office roster and confirmed it names Potter Valley or, where noted, lists the agent in the brokerage’s Potter Valley agent directory.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Only three agent profiles we opened name Potter Valley directly. The four CENTURY 21 Kobetz Realty agents are listed in CENTURY 21’s Potter Valley agent directory, but their own profiles name Ukiah and other towns, not Potter Valley; the table says so.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. Figures for a small community carry wide margins of error; treat them as rough guides, not current sale prices. We left out income and median age because their margins of error are larger than useful.

The median value estimate is above the Mendocino County figure of $512,200 reported by U.S. Census QuickFacts, Mendocino County, but with a margin of error of more than $260,000 it says little about any one property. Ask an agent for recent ranch and acreage sales.

Ranches, the river and the valley floor

Potter Valley has no city government; Mendocino County handles zoning and permits, and much of the valley floor is agricultural land. Water is the central question for most buyers: some parcels draw on irrigation district water and others on wells or the river, so get the water source and any rights in writing. For more, see our Potter Valley real estate guide and acreage ownership budget notes; vineyard buyers can start with our Mendocino County vineyards page.

Costs and rules specific to a Potter Valley purchase

  • Transfer tax. Potter Valley is unincorporated, so no city transfer tax applies. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Mendocino County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller: about $699 on a $635,900 sale. The County Recorder collects the tax but does not post the rate, so confirm it on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • Zoning. The County’s Inland Zoning Code was updated in full on September 10, 2024, according to the notice of determination filed with the state. Order a County letter of zoning or ask Planning before you plan a barn, shop or second unit.
  • ADUs and septic. The County’s ADU page allows detached ADUs up to 1,200 square feet and bars ADUs on a septic leach field or its replacement area, so locate the leach field before planning a second unit.
  • Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies.
  • Water supply. Ask whether the parcel has irrigation district service, riparian or appropriative water rights, or only a well, and request any water bills, permits or well tests.
  • Williamson Act. Ask whether the land is under a Williamson Act contract, which limits uses in exchange for lower property taxes; the contract stays with the land after a sale.

How to vet a Potter Valley agent

  1. Ask how many ranch and acreage sales they have handled. Valley sales turn on water, ag zoning and fencing more than square footage.
  2. Get the water story in writing. Ask for district bills, water rights records and well tests.
  3. Ask about Williamson Act status. Confirm with the County whether a contract applies.
  4. Walk the access. Confirm legal access and any shared road agreements.
  5. Get a fire insurance quote early. Hills around the valley are in mapped fire hazard zones.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
