Best Realtors in Covelo, CA (2026 Guide)
By Matthew Martinez
Covelo is the only town in Round Valley, a broad, remote valley in northeastern Mendocino County reached by Highway 162 from Highway 101 near Longvale. About 1,300 people live in the census-designated place, and much of the valley is part of the Round Valley Indian Reservation. Buyers find modest in-town homes, pasture and ranch land, and timbered parcels in the surrounding hills.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Covelo. We opened each agent’s brokerage profile or office roster and confirmed it names Covelo or, where noted, lists the agent in the brokerage’s Covelo agent directory.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
Very few agent profiles name Covelo. One independent broker in this guide names Covelo on her profile. The five CENTURY 21 Kobetz Realty agents are listed in CENTURY 21’s Covelo agent directory, but their own profiles name Ukiah and other towns, not Covelo; the table says so. All of them work from Ukiah, more than an hour’s drive away.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter. Figures for a small community carry wide margins of error; treat them as rough guides, not current sale prices. We left out income and commute figures because their margins of error are too wide to be useful.
Covelo’s estimated median owner-occupied value is well below the Mendocino County figure of $512,200 reported by U.S. Census QuickFacts, Mendocino County, and its median age of about 32 is young for the county. With few sales each year, recent comparable sales matter more than these averages.
Round Valley: in town, ranch land and tribal land
Covelo has no city government; Mendocino County handles zoning and permits for fee land, and most commercial and mixed parcels in town fall under the County’s R-C Rural Community district, where, under the district standards, a parcel outside any water or sewer district needs 40,000 square feet. Land held in trust within the Round Valley Indian Reservation is generally not sold on the open market, so confirm with a title company that a parcel is fee land before you write an offer. Our Covelo real estate guide and parcel jurisdiction notes go further.
Costs and rules specific to a Covelo purchase
- Transfer tax. Covelo is unincorporated, so no city transfer tax applies. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Mendocino County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller: about $396 on a $360,000 sale. The County Recorder collects the tax but does not post the rate, so confirm it on your escrow estimate. Our California transfer tax guide explains who usually pays.
- Zoning. The County’s Inland Zoning Code was updated in full on September 10, 2024, according to the notice of determination filed with the state. Order a County letter of zoning or ask Planning before you plan a barn, shop or second unit.
- ADUs and septic. The County’s ADU page allows detached ADUs up to 1,200 square feet and bars ADUs on a septic leach field or its replacement area, so locate the leach field before planning a second unit.
- Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies.
- Title and jurisdiction. Order a preliminary title report early and ask whether the parcel is fee land, trust land or near reservation boundaries, which can affect who regulates it.
- Access and services. Highway 162 is the main route in; ask about winter access, internet and utility service, and the distance to fire and medical services.

How to vet a Covelo agent
- Ask how many Round Valley sales they have handled. Few agents work here often, and pricing depends on local comparable sales.
- Confirm fee title early. Ask the agent and title company whether any part of the parcel is trust land.
- Test water and septic. Order a well test and septic inspection.
- Ask about permits on every structure. Compare what is on the land with County permit records.
- Get a fire insurance quote early. Build the premium into your budget.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
