Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Vacaville is a big city with two quite different ZIP-code markets and real wildfire exposure, so choose an agent who sells often in the part of town you’re considering and who checks fire maps and insurance before you make an offer. This guide lists licensed agents whose public profiles name Vacaville, with their license details.

In the three months to August 2026, the median sale price was $580,249 in ZIP 95687 and $706,694 in 95688 (Redfin 95687; Redfin 95688).

How we chose the agents in this guide

We started with agents active in Vacaville and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Vacaville, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

The city’s own history traces Vacaville to land William McDaniel bought from Juan Manuel Vaca, recorded on December 13, 1851. The town incorporated in 1892 and was once called the fresh fruit capital of California. The Nut Tree, which began as a roadside fruit stand, served travelers between the Bay Area and the Sacramento Valley for almost 75 years (City of Vacaville). Today the city describes itself as home to more than 100,000 residents midway between Sacramento and San Francisco, with a biotech and advanced-manufacturing cluster that includes Lonza, Polaris Pharmaceuticals, RxD Nova, Mango Materials and Agenus (City of Vacaville).

The split matters when you price a home. 95688 sold faster and at a higher price per foot, but more of its sellers had to cut, which points to buyers who pay up for the right house and pass on the rest. Solano County’s single-family median was $580,000 in September 2026 (C.A.R.), almost exactly the 95687 figure.

Growth on the east side of town

The city is preparing the East of Leisure Town Growth Area Specific Plan and held a community workshop on it at the Ulatis Community Center on January 29, 2026. In the same month its design review agenda included an 82-unit apartment complex on 3.83 acres at 561 Peabody Road (City of Vacaville). A specific plan sets the streets, parks and housing types for an area years before anyone builds, so ask an agent what’s planned near any home you’re weighing.

What a Vacaville agent should be ready to explain

  • Wildfire exposure: First Street’s model on Redfin gives both ZIPs a major fire factor, with some wildfire risk for 74% of properties in 95687 and 99% in 95688 (Redfin 95687; Redfin 95688). Check the address on the State Fire Marshal hazard maps, updated for state areas in April 2024 and for local areas in early 2025, and get insurance quotes while you’re still in escrow.
  • Fire disclosure at sale: in high and very high hazard zones, sellers must give buyers defensible-space documentation under AB 38 (State Fire Marshal). Ask the listing agent for it before you remove contingencies.
  • Heat and flood: 99% of 95687 properties carry a major heat factor, and 26% face severe flood risk over 30 years, against 13% in 95688 (Redfin 95687; Redfin 95688). Cooling systems, drainage and flood insurance quotes all deserve a look.
  • Nut Tree Airport: Solano County owns and runs this general aviation field (VCB) at 301 County Airport Road in Vacaville (Solano County). If a home is nearby, ask about flight paths and how often planes pass over.
  • Travis Air Force Base: home of the 60th Air Mobility Wing, with C-5, KC-46 and C-17 aircraft, about three miles east of downtown Fairfield (Wikipedia). If your move runs on a military schedule, ask about closing-date flexibility early.
  • Rail access: Capitol Corridor trains, which run between San Jose and Placer County, stop at the Fairfield-Vacaville Hannigan station (Capitol Corridor).
  • Transfer tax: Old Republic Title’s chart shows a city transfer tax only for Vallejo among Solano cities, so a Vacaville sale normally pays just the county’s $1.10 per $1,000, about $777 on a $706,700 home (Old Republic Title).

Comparing Vacaville agents: what to ask

  1. Which ZIP and which neighborhoods do you sell in most? With about $126,000 between the two ZIP medians, comparable sales from the wrong part of town can throw a price off.
  2. Have you pulled the fire map and an insurance quote for this address? Do both before the offer, not after.
  3. New build or resale? Ask how builder incentives compare with resale prices in the subdivision you like, and what HOA dues or special taxes come with each.
  4. How do you handle military and relocation timelines? Ask about remote signing, rent-back options and closing on a fixed date.
  5. For sellers: what’s your rule on price cuts? More than a third of listings in both ZIPs reduced their price. Ask how they’d set the first price so you don’t join them.
  6. Verify the license through the DRE link in the table, and confirm the brokerage listed there.

Read our Vacaville community guide for more on the city. Neighboring guides cover agents in Dixon, Fairfield and Suisun City, and the Solano County agents guide takes in the whole county. For newer subdivisions, see new construction vs. existing homes and what an HOA means for you.

Vacaville questions people ask

Is Vacaville in a wildfire hazard zone?

Parts of it may be. Zones are mapped address by address, so check the State Fire Marshal maps; First Street’s model shows some wildfire risk for most properties in both ZIP codes.

Why do 95687 and 95688 prices differ so much?

Redfin’s medians were about $580,000 and $707,000 in the three months to August 2026. The ZIPs cover different parts of the city with different housing, so compare specific streets rather than ZIP medians.

Can I take the train from Vacaville?

Yes. The closest stop is the Fairfield-Vacaville Hannigan station on the Capitol Corridor line.

What is the East of Leisure Town Growth Area?

It’s a specific plan the city is preparing for a growth area on its east side; the city held a community workshop on it in January 2026. Ask the planning division for the current draft.
