For Corte Madera, look for an agent who can read a flood map as well as a price chart: much of the town sits at sea level along the Bay, and local sewer and fire inspections can come due when a home sells. This guide lists licensed agents whose public profiles say they serve Corte Madera, with license details you can check yourself.

Homes in the 94925 ZIP sold for a median of $2,024,124 in the three months to August 2026, 25.5% more than a year earlier, and 59.3% went for more than the asking price (Redfin).

How we chose the agents in this guide

We started with agents active in Corte Madera and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Corte Madera, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.

Corte Madera is a town of about 9,900 people on roughly three square miles between Larkspur, Mill Valley and the Bay. The Census puts the median owner-occupied home at $1,755,200, and recent sales have run well above that. Redfin’s figures for the three months to August 2026 show $1,070 a square foot, a median of 21 days to sell (31 a year earlier), a sale-to-list ratio of 105.1% and a Compete Score of 85, which Redfin labels “very competitive” (Redfin). Only 28 homes sold in August, so a few large sales can swing the median; ask for the individual sales behind any number an agent quotes.

Countywide, the median single-family price was $1,678,750 in September 2026 (C.A.R.), which puts Corte Madera’s recent sales well above the Marin figure.

Living at sea level: the flood picture

The Town says much of Corte Madera sits at sea level along the San Francisco Bay, which leaves low streets open to tidal flooding and storm runoff. Most of it is nuisance flooding, and bayside tidal water generally drains within three to four hours (Town of Corte Madera: flood preparedness). The Town operates nine pump stations, and part of town lies in FEMA’s Special Flood Hazard Area, zones AE and VE, with a base flood elevation of 10 feet NAVD (Town of Corte Madera: flood protection).

Town photos of past tidal flooding show Seawolf Passage, Lucky Drive, Golden Hind Passage, Channel Drive and Fifer Avenue under water. The Town’s Climate Adaptation Assessment, released in drafts in November 2020 and March 2021, looks at shoreline and hillside neighborhoods, including Marina Village and Mariner Cove, and at undergrounding power lines on the hills.

Rules and costs that come up in a Corte Madera sale

  • Sewer lateral: Sanitary District No. 2, a subsidiary district of the Town, requires a camera inspection and pressure test when a property sells or title transfers. The owner then has 180 days from close of escrow, or from an earlier repair notice, to earn a Certificate of Compliance. A lateral repaired and passed within the past three years, or replaced within 10 years with proof, may be exempt (Sanitary District No. 2).
  • Fire resale inspection: since November 5, 2021, single-family homes in Corte Madera’s designated wildland-urban interface (WUI) need an exterior inspection by Central Marin Fire. The 2026 fee is $211, the home must pass within six months before a sales contract, and individual condos and townhouses are exempt (Central Marin Fire: resale inspections).
  • Hazard maps: Central Marin Fire received the state’s proposed 2025 Fire Hazard Severity Zone maps for the town on February 24, 2025, and the local WUI line applies even where the state map shows something different (Central Marin Fire: 2025 hazard maps; Central Marin Fire: resale inspections). In High and Very High zones, state law also adds defensible-space paperwork at sale (State Fire Marshal).
  • Flood insurance: a standard homeowners policy excludes flood, and a new flood policy usually takes 30 days to start. Corte Madera’s Class 6 rating in FEMA’s Community Rating System gives a 20% discount on National Flood Insurance Program policies (Town of Corte Madera: flood preparedness).
  • Transfer tax: Marin County charges $0.55 per $500 of value. The county’s transfer tax form names San Rafael as the only city with its own added tax, so a Corte Madera sale pays the county rate alone (Marin County Assessor-Recorder).
  • Wildfire parcel tax: the Town of Corte Madera belongs to the Marin Wildfire Prevention Authority, funded by Measure C, a tax of up to 10 cents per building square foot that voters approved in March 2020 (Marin Wildfire Prevention Authority: Measure C).
  • Fire service: Central Marin Fire has served Corte Madera and Larkspur as one consolidated department since 2018, with Corte Madera stations on Paradise Drive and Tamalpais Drive, and runs semi-annual defensible space and home hardening evaluations.

Questions to put to a Corte Madera agent

  1. Ask about the flood zone before the price. A useful first meeting covers whether the address is in zone AE or VE, whether an elevation certificate exists, and roughly what flood coverage would cost.
  2. Ask how they schedule the point-of-sale checks. The sewer lateral work and, for houses in the WUI, the fire resale inspection both run on deadlines tied to the contract or escrow.
  3. Ask which recent sales they’d use to price a home here. With fewer than 30 sales a month, one bayfront or hillside sale can pull the median up or down.
  4. Buyers: ask how they’d write an offer when most homes sell over list, and which inspections they’d finish before writing it.
  5. Sellers: ask what they’d fix before listing, including lateral repairs and the vegetation work a fire inspector tends to flag.
  6. Confirm the license through the DRE link in the table, and ask who the agent’s responsible broker is.

Corte Madera questions buyers and sellers ask

Is Corte Madera in a flood zone?

Part of it is. The Town says a portion of Corte Madera lies in FEMA’s Special Flood Hazard Area, zones AE and VE, and low streets near the Bay see tidal flooding. Look up the exact address on FEMA’s map before you make an offer.

What inspections are required when a Corte Madera home sells?

Two local ones: a sewer lateral inspection and pressure test for Sanitary District No. 2, and, for single-family homes in the wildland-urban interface, a Central Marin Fire resale inspection.

Does Corte Madera add its own transfer tax?

No. Sales pay Marin County’s $0.55 per $500; San Rafael is the only city the county’s form lists with an added tax.

How fast are Corte Madera homes selling?

In the three months to August 2026, homes in the 94925 ZIP sold in a median of 21 days, and nearly six in ten sold above list price, according to Redfin.
