Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Mill Valley is one of Marin’s fastest and highest-priced markets: in the three months to August 2026, homes sold in a median of 20 days for about $1.9 million. Hire an agent who knows canyon and hillside lots and the city rules that apply when a home changes hands. This guide lists licensed agents whose profiles name Mill Valley or nearby towns, with their state license records.

Redfin rated Mill Valley “very competitive,” with a Compete Score of 86: 53.0% of homes sold above list, the sale-to-list ratio was 102.7%, and only 20.7% of listings cut their price (Redfin).

How we chose the agents in this guide

We started with agents active in Mill Valley and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Mill Valley, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Mill Valley’s market and setting

Census measure Mill Valley
Population (July 1, 2025 estimate) 13,799
Land area 4.78 sq mi
Median home value (owner-occupied) $2,000,000+
Owner-occupied homes 66.2%
Median gross rent $3,278
Median household income $206,212
Mean commute 24.8 min

Census QuickFacts, 2020-2024 estimates.

The Census puts the median owner-occupied home value at “$2,000,000+,” the top of the range it reports, and the median household income at $206,212. Over the past year, days on market fell from 35 to 20 while the median price dropped 16.9% and price per square foot slipped only 2.4%, to about $1,090 (Redfin). That pattern points to more small homes in the mix, not a broad fall in values, so a seller’s pricing should rest on sales of homes like theirs.

Hills, stairs and canyon lots

The Dipsea Stairs climb from Old Mill Park in three flights totaling 680 steps, and the Dipsea Race, first run in 1905, now covers 7.4 miles from Mill Valley to Stinson Beach (Dipsea Race). That terrain shapes houses: steep driveways, stair-only access, retaining walls and heavy tree cover all affect inspections, insurance and the fire rules below.

Not every Mill Valley address is inside the city. Redfin’s Mill Valley page lists neighborhoods such as Tamalpais Valley, Muir Woods Park and Mill Valley Heights (Redfin), and Muir Woods Park is one of the unincorporated townships where the county limits short-term rental licenses (Marin County). Southern Marin Fire notes that Tam Valley, like much of southern Marin, is classified as a “very high risk” wildfire area (Southern Marin Fire).

Mill Valley ordinances that come up in escrow

  • Sewer lateral at sale: before title transfers, the owner must give the City Engineer a plumber’s inspection report on the private sewer lateral and disclose the requirement to the buyer. If that doesn’t happen, the buyer must file the report within 30 days and pay for any repairs, and if repairs are needed the city sets a 180-day deadline. Laterals replaced within 20 years, or inspected or repaired within three, are exempt, as are sales in common interest developments (MVMC 17.04.270).
  • Vegetation: in wildland-urban interface areas, owners must clear flammable vegetation within 100 feet of buildings and 10 feet of property lines and driveways, remove ladder fuels within 30 feet, and remove listed species such as acacia, bamboo, junipers and Scotch broom from the whole parcel. The city replaced its fire title with Ordinance 1364 on December 8, 2025 (MVMC 15.04.050).
  • Fire hazard disclosure: where the state map shows High or Very High hazard, the buyer must receive either a defensible-space inspection from the past six months or a written agreement that the buyer will comply within a year of closing (State Fire Marshal).
  • Short-term rentals: stays under 30 consecutive days need a business license and short-term rental registration, and they are banned in deed-restricted ADUs and junior ADUs (MVMC 20.08.158.6).
  • Small apartment buildings: buildings permitted before January 1, 1978, with three or more long-term rental units and a weak wood-frame story, fall under a mandatory seismic retrofit schedule, with more time allowed in high landslide-risk zones (MVMC 14.36).
  • Fire service and Measure C: the city is a Measure C taxing entity (Frontline Wildfire Defense), its fire department takes part in Marin Wildfire through a shared services agreement (Marin Wildfire Prevention Authority), and the city code adopts the Southern Marin Fire Protection District’s fire code by reference (MVMC 15.04.020).
  • Transfer tax: Mill Valley has no city tax on the county form, so only the $0.55 per $500 county rate applies, about $2,090 on a $1.9 million sale (Marin County Assessor-Recorder transfer tax form).

Five things to ask a Mill Valley agent

  1. Who orders the sewer lateral report, and when? A seller who orders it before listing knows the repair cost up front; a buyer who inherits the requirement has 30 days after closing.
  2. What does the vegetation code mean for this lot? Ask which trees or plants would need to go and roughly what clearing costs.
  3. Is the address inside city limits? City and county rules on rentals, permits and fire differ.
  4. How would you price a stair-access or limited-parking home against flatter homes near downtown?
  5. How will you compete in a 20-day market? Ask about pre-inspections, offer timing and how they present a buyer to listing agents.

Mill Valley questions

What must a Mill Valley seller provide before closing?

A licensed plumber’s sewer lateral inspection report to the City Engineer, unless an exception applies, plus written notice to the buyer that the city requires lateral inspection and repair.

Can I rent a Mill Valley ADU on a vacation rental site?

Not if it is deed-restricted. The city bans short-term rentals in deed-restricted ADUs and junior ADUs; other units need a business license and registration.

Why did the median price fall while homes sold faster?

Price per square foot barely moved, so the drop mostly reflects which homes sold. Look at sales of similar homes rather than the median.

Is Tam Valley part of Mill Valley?

Redfin lists Tamalpais Valley on its Mill Valley page, but ask your agent to confirm whether a given address is inside city limits, since county rules apply outside them.
