Petaluma is one of Sonoma County’s most competitive housing markets: in the three months to September 2026, homes sold in a median of 28 days, 57.3% went over list price, and Redfin rated it “very competitive.” This guide lists licensed agents who name Petaluma on their profiles, with links to their license records.

The median sale price was $915,000, up 3.9% from a year earlier (Redfin).

How we chose the agents in this guide

We started with agents active in Petaluma and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Petaluma, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Owner-occupied homes 64.5%

Median household income $115,430
Mean commute 30.7 min

Census QuickFacts, 2020-2024 estimates.

Petaluma is a city of about 59,700 people with a historic downtown on the Petaluma River and two SMART stations: Downtown Petaluma at 220 Lakeville Street (SMART), and Petaluma North at 320 Corona Road, which opened in January 2025 (SMART). Its sale-to-list ratio was 101.8%, with a Redfin Compete Score of 88 (Redfin). The Census mean commute of nearly 31 minutes is about six minutes longer than the county average of 25.1.

West side and east side: two price levels

The city’s two ZIP codes behave like separate markets. In 94952, which covers the west side, the median sale price was $1,085,000 in the three months to August 2026, or $638 a square foot, and 50.8% of homes sold above list (Redfin). In 94954 on the east side, the median was $883,500, or $472 a square foot, and 58.7% sold over asking with a median of 27 days on market (Redfin). The west side holds the older housing and the historic districts; the east side is mostly mid-century and newer subdivisions. A comparable sale from across the river can mislead in either direction.

Historic districts and the growth boundary

Petaluma has three historic districts. The Petaluma Historic Commercial District downtown was placed on the National Register in 1995 and has 96 contributing buildings on about 23 acres; the “A” Street district, adopted in 1986, covers homes built mostly before 1925; and Oakhill-Brewster became a local preservation district in 1990 (City of Petaluma). The city says almost all exterior work in a district needs some level of discretionary review, and it has surveyed more than 300 properties for historic significance (City of Petaluma).

Growth is held inside an urban growth boundary that voters first adopted in 1998 and renewed in 2010; in November 2024 voters renewed it for another 25 years with Measure Y, which passed with nearly 70% of the vote (City of Petaluma; Greenbelt Alliance). Past that line, rural parcels come with wells, septic and agricultural neighbors, which the list below covers.

Costs, rules and risks in a Petaluma purchase

  • Bidding: with most homes going over list, buyers need a clear offer strategy and sellers a pricing plan that invites competition; even so, about 29% of listings had price cuts (Redfin).
  • Transfer tax: Petaluma adds $2.00 per $1,000 to the county’s $1.10, so the total is $3.10 per $1,000 (Sonoma County Clerk-Recorder).
  • Loan size: the 2026 conforming and FHA limit for a one-unit home in the county is $897,000 (county loan limits), just under the city median, so a buyer at the median price stays within it with any standard down payment, while homes above roughly $925,000 bought with 3% down need a jumbo loan.
  • Historic districts: exterior changes to homes in the “A” Street or Oakhill-Brewster districts go through city review, so price in time and design costs (City of Petaluma).
  • Rural edges: parcels within 300 feet of agricultural zoning carry a right-to-farm disclosure (Permit Sonoma), and homes outside city services run on wells and septic in the Petaluma Valley groundwater basin, whose sustainability plan the state approved in January 2023 (California Natural Resources Agency).
  • Fire and insurance: check the hazard zone for each address and get quotes early (State Fire Marshal; California Department of Insurance).
  • Train parking: both Petaluma stations offer free day-use parking, with overnight parking at $5 a night through ParkMobile (SMART).

How to pick a Petaluma agent for a multiple-offer market

  1. Ask how they win in multiple offers: pre-inspections, contingency strategy, and how they communicate with listing agents.
  2. For sellers, ask how they’d price to attract competition without leaving money on the table, and how they set an offer date.
  3. Ask about the west and east sides and which recent sales they’d compare, since price per square foot differs so much between ZIP codes.
  4. If the house is in a historic district, ask what review your planned exterior work would need and how long it takes.
  5. Ask about commute and SMART access if you’ll travel south.
  6. Verify the license using the DRE link in the table.

What does it cost to close in Petaluma?

Among other costs, transfer tax totals $3.10 per $1,000 of value, split as negotiated.

Is Petaluma on the train?

Yes. SMART has Downtown Petaluma and Petaluma North stations.

Does a historic district limit what I can do to a house?

It adds review. The city says almost all exterior work in a district needs some level of discretionary approval, so check the district guidelines before you plan changes.
