Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.
Yountville is a town of about 3,300 people and 1,372 homes on 1.5 square miles, so a useful agent follows nearly every local listing and can explain a price with a handful of recent sales. The agents below all mention Yountville on a public profile, and you can check each one’s license through the state link in the table.
Redfin counted four sales in the 94599 ZIP code in July 2026. The three-month median was $1,444,679, down 24.0% from a year earlier, at $983 a square foot (Redfin).
How we chose the agents in this guide
We started with agents active in Yountville and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Yountville, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.
A small town with a small market
By the town’s own count there are 1,372 housing units, 100 of them deed-restricted as affordable to moderate- and lower-income households. Yountville’s share of the state’s 2023 to 2031 housing target is 72 units, and by July 2026, 13 had been built and 16 more approved. The town has cited recent single-family listings at about $1.35 million to $1.7 million and one-bedroom rents of $2,300 to $3,000 a month (Town of Yountville).
Yountville incorporated on February 4, 1965, and covers about 966 acres (Napa LAFCO); Census estimates put the population at 3,348 (Census Reporter). The Veterans Home of California shares infrastructure with the town: Yountville owns and operates a joint wastewater treatment plant under an agreement with the Veterans Home, and the 2017 LAFCO review described its regular drinking water as coming from Rector Reservoir through the state veterans affairs department (Napa LAFCO).
With so few sales, the numbers jump around. Homes in the ZIP code sold in a median of 52 days, against 55 a year earlier, at 98.3% of list, and Redfin gave the area a Compete Score of 66, “somewhat competitive” (Redfin). One or two unusual sales can move the median sharply, so ask an agent to walk you through the individual comparables.
What changes the deal in Yountville
- No nightly rentals in residential areas: town law bars rentals of fewer than 30 days there, and the Town Council has voted to subpoena home-sharing platforms for records of violations (Napa Valley Register).
- Rental permits: every residential rental, including houses, condos, ADUs and rooms, needs a town permit renewed each January, and the permit number must appear in any ad (Town of Yountville).
- Zoning: the town has 14 zoning districts with their own permitted uses, plus development standards for areas such as Old Town Historic (Town of Yountville). Ask which one applies before you plan an addition.
- Fire maps: under the 2025 Fire Hazard Severity Zone maps, some parts of town may now be in High or Very High zones (Town of Yountville), which brings defensible-space paperwork at sale (State Fire Marshal).
- Vineyards next door: the Yountville AVA was established in 1999 and lies between 20 and 200 feet in elevation (Napa Valley Vintners), and the Oakville AVA boundary is drawn along the Yountville Hills.
- Getting around: VINE runs the daily Yountville Bee Line flex route and the 10 Up Valley Connector (VINE Transit).
- Schools: Yountville is served by Napa Valley Unified School District.

Choosing a Yountville agent when listings are scarce
- Ask about their Yountville track record specifically. In a town with a few sales a month, two or three recent local transactions tell you more than a large countywide total.
- Ask how they’d value a home with few comparables. A good agent explains when they’d borrow sales from Napa or Oakville and how they’d adjust for walking distance to the town center.
- Plan any rental around the 30-day rule. Ask how the town’s rental permit works and what longer leases have rented for nearby.
- Check zoning and design rules for the address if you want to remodel, add a unit or rebuild.
- Raise fire zoning and insurance early, since the 2025 maps may have changed designations in parts of town.
