Multifamily and Duplex Properties for Sale in Geyserville: Zoning and Rent Rules

What multifamily in Geyserville looks like

Geyserville’s rental housing is a small-town mix: duplexes and a few small multifamily buildings in town, houses with ADUs, apartments over Geyserville Avenue storefronts, mobile homes, and on the surrounding vineyard and ranch land, farmworker and agricultural employee housing. Many tenants work in the wine industry, so demand tracks the local farm economy rather than a commuter market. For two to four units, read financing 2-4 unit properties; for larger buildings, see apartment building loans.

Where the zoning allows it

Geyserville is unincorporated, so County Article 08 and Article 06 control. The Official Zoning Database shows each parcel.

District Duplex or apartments Other housing Density
R1 Not permitted ADU, JADU; mobile home park by use permit 1 to 6 units per acre
R2 Permitted Five-plus units built to R3 standards 6 to 12 units per acre
R3 Permitted Supports larger multifamily 12 to 20 units per acre
LIA, LEA Not permitted Farm family dwelling, ADU, farmworker and agricultural employee housing 20 to 100 acres per unit (LIA); 60 to 320 (LEA)
DA, RRD Not permitted ADU, farmworker and agricultural employee housing 10 to 60 acres per unit (DA); 20 to 320 (RRD)
C1, LC, K Mixed use (P* or use permit) Apartments over shops Article 10

Urban service area. The County maps about 189 acres as the Geyserville urban service area, so in-town multifamily zoning is confined to a small footprint.

Farmworker housing. Article 06 permits farmworker and agricultural employee housing in all four farm and resource zones. On Williamson Act land, a two-way split for farmworker housing is possible, with these limits:

  • the new parcel is five acres or less;
  • it goes to a public agency or nonprofit;
  • it carries a deed restriction of at least 30 years.

SB 9. Permit Sonoma’s SB 9 page limits it to single-family zones inside a U.S. Census urban area. A point query of the County’s census urban area layer at central Geyserville returns the Santa Rosa urbanized area, so some in-town R1 lots may qualify despite the distance from Santa Rosa. Agricultural and rural parcels will not. Confirm with the County’s screening map and checklist. See our ADU investment guide and SB 9 lot split guide.

Rent rules: state rent cap plus County tenant protections

AB 1482. The Attorney General’s page, updated July 16, 2026, does not single out Sonoma County, so the "All Other Counties" cap of 8.6% applies to covered units for increases from August 1, 2026 through July 31, 2027. No local rent control applies in Geyserville.

Ordinance 6496. Unincorporated rentals, Geyserville’s included, follow the County’s tenancy protections, finally passed September 17, 2024:

  • Day-one coverage. Just cause covers tenants from the start of lawful occupancy.
  • Nonpayment. A nonpayment eviction needs more than one month’s rent owed.
  • Relocation. No-fault relocation equals the higher of HUD Fair Market Rent for the Santa Rosa area and actual rent.
  • Affordable units. Deed-restricted or subsidized affordable units that state law exempts are covered.
  • Reporting. Terminations must be reported through the County portal within three days, per the landlord page.

Employer-provided farmworker housing may raise separate questions under state employee-housing law; get advice before terminating an employee-tenant. See our AB 1482 guide and just cause eviction guide.

Geyserville rental property rules

  • No vacation rentals in farmworker units or ADUs. Permit Sonoma bars them there, along with R1, R2, R3, LIA and Williamson Act land. Geyserville had no cap or exclusion zone in the 2023 rezoning proposal. In multifamily projects of four or more units, Section 26-08-050 bars transient stays. More in our vacation rental rules.
  • Transfer tax. The County’s $0.55 per $500 is the only one.

Sewer, water and older buildings

  • Sewer. In-town parcels connect to the Geyserville Sanitation Zone, a 177-acre Sonoma Water system. It has served more than 370 equivalent single-family dwellings since 1978, with a 92,000-gallon-per-day plant. Annual charges are per dwelling equivalent, so each added unit adds a charge. Sonoma Water proposed a rate increase for 2026-27.
  • Water. Permit Sonoma’s referral list shows a Geyserville Water System; rural parcels rely on wells.
  • Septic. Outside the sanitation zone, septic capacity typically limits added units. See our Geyserville water and wastewater page.
  • Older buildings. Budget SB 721 balcony inspections for three-plus-unit buildings with elevated decks, and a seismic retrofit review for older wood-frame stock.

Underwriting a Geyserville multifamily purchase

  1. Confirm the zone and the permitted status of every unit, including farmworker or employee units.
  2. Confirm the sewer dwelling-equivalent count with Sonoma Water, or septic capacity outside the zone.
  3. Classify units under AB 1482 and Ordinance 6496, and model covered increases at or below 8.6%.
  4. Separate employee housing from ordinary rentals in the rent roll and leases.
  5. Collect leases and estoppel certificates.
  6. Rebuild expenses with reassessed taxes, sewer charges and fire insurance in our rental property analysis.
