Courtland is a small unincorporated Delta town of about 500 people on the Sacramento River in southern Sacramento County, strung along River Road between Clarksburg to the north and Walnut Grove to the south. Farmland, levee-side homes and a small town center make up most of the local market, and sales are infrequent.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names the area. Each agent’s profile names the Delta, a neighboring Delta town, or Sacramento County.

No agent profile we found names Courtland itself. One agent below names the Delta as a specialty, one lives in and names neighboring Walnut Grove, and four name Sacramento County. We say which in the table, so you can ask each agent about Delta and river-property experience.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

The Census survey also reports a median owner-occupied home value for Courtland, but its margin of error is larger than $500,000, so we have left it out; with only a couple of hundred homes, the sample is too small to price a property. The community’s median age is far above the Sacramento metro’s 38.5. For value, rely on recent sales of comparable river, orchard or town properties, which an agent can pull.

River Road, orchards and levee-side homes

Courtland has no city government, so Sacramento County handles zoning, building permits and code enforcement. Much of the land around town is agricultural, and many homes sit near the river levee. For more on the town, see our Courtland real estate guide and our notes on flood, levee and insurance records and waterfront permit history.

Costs and rules specific to a Courtland purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Courtland is unincorporated, so only the County tax applies: $1.10 per $1,000 of value. Our California transfer tax guide explains who usually pays.
  • Flood zone and levees. Look up the parcel on FEMA’s Flood Map Service Center, ask which reclamation district maintains the nearby levee, and get a flood insurance quote before you remove contingencies. Our waterfront maintenance budget notes cover what to ask.
  • Short-term rentals. The County’s short-term rental permit page requires a permit, a County business license and transient occupancy tax registration in the unincorporated area, with the owner or a long-term renter living on site at least six months a year and stays capped at 29 days.
  • Water and farm operations. On orchard or crop land, ask about the irrigation source, any river pumps and water rights, and existing farm leases. For homes outside town, ask about the well and septic system and order inspections.
  • Hazards and disclosures. Read the natural hazard disclosure report and check the State Fire Marshal’s Fire Hazard Severity Zone maps.

How to vet a Courtland agent

  1. Ask about Delta sales. Ask how many river, orchard or levee-side properties the agent has sold, and in which towns.
  2. Start with flood and levee questions. Ask for the flood zone, the reclamation district and any recent levee assessments before you write an offer.
  3. Get flood insurance quotes early. Build the premium into your budget during the contingency period.
  4. Check water and wastewater. Ask for well and septic records, and for farmland, the irrigation source and any water rights.
  5. Review permits for older buildings. Ask for County permits on additions, docks and outbuildings.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
