Best Realtors in Colma, CA (2026 Guide)
By Matthew Martinez
Colma is one of the smallest cities in San Mateo County, a town of about 1,600 people between Daly City and South San Francisco. Most of its land is given over to cemeteries and commercial uses along Serramonte Boulevard and El Camino Real, so homes are few, and a sale here is as much about finding a listing as about choosing an agent.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page tied to Colma or San Mateo County. We opened each agent’s profile and confirmed it names Colma (as an area served or the location of a sale), Colma’s 94014 ZIP code, or San Mateo County.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
Very few agent profiles name Colma, so this list is short and partly county-level: one profile lists Colma as an area served, one shows a Colma sale, one lists the 94014 ZIP code, and two name San Mateo County. For more agents who work in the surrounding area, see our Daly City agents guide.

With only about 615 housing units, Colma may go long stretches without a comparable sale. Ask agents how they would price a Colma home using nearby Daly City and South San Francisco sales; our Colma comparable sales notes explain what to compare.
A small residential core in a town of cemeteries
Colma’s homes are concentrated in a few small residential pockets, including blocks of lettered streets such as B and C Streets, with most of the rest of town taken up by cemeteries and commercial uses. Daly City and South San Francisco surround it, so buyers often search across all three. See our Colma real estate guide, housing settings comparison, condo and townhome ownership costs and older home records and inspections.
Costs and rules specific to a Colma purchase
- Transfer tax. The San Mateo County Clerk-Recorder levies the documentary transfer tax at 55 cents per $500, or $1.10 per $1,000 of value: about $1,168 on a $1,062,000 sale. The Recorder’s page names only the City of San Mateo as adding a city conveyance tax, so a Colma sale pays the county tax alone. Our California transfer tax guide explains who usually pays.
- Town permits. Colma is an incorporated town, so additions and ADUs go through the Town’s planning and building staff. Ask for permit history before counting added rooms as legal living space.
- Hazards. Read the natural hazard disclosure report for mapped earthquake, flood and other hazards, and check the State Fire Marshal’s Fire Hazard Severity Zone maps for the address.
- Budgeting. See our Colma homeownership budget for costs that follow closing.

How to vet a Colma agent
- Ask how they find Colma listings. With so few homes, ask how the agent tracks upcoming and off-market Colma sales.
- Ask how they would price without local comps. Ask which Daly City and South San Francisco sales they would use and why.
- Ask about noise and access. Homes near busy roads or commercial areas can differ in value; visit at different times of day.
- Pull Town permit records. Ask the agent to help you match added rooms or units with Town permits.
- Order full inspections. For older homes, ask about foundation, sewer lateral and electrical inspections.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
Colma questions we hear
Is there a city transfer tax in Colma?
No. The San Mateo County Clerk-Recorder lists only the City of San Mateo as adding a city tax, so a Colma sale pays the county tax of $1.10 per $1,000.
What is the median home value in Colma?
Census estimates put it at about $1,062,000 for 2020–2024, with a margin of error of about $51,000. Ask an agent for recent sales of similar homes nearby.
How many homes are there in Colma?
The Census estimates about 615 housing units, so few homes come up for sale in any given year.
Why are some agents listed without naming Colma?
Very few profiles name Colma. Two agents in the table are included because their profiles name San Mateo County, which our selection rules allow; we note this in the table.
