Best Realtors in Broadmoor, CA (2026 Guide)
By Matthew Martinez
Broadmoor is an unincorporated community of about 4,600 people surrounded by Daly City and bordering Colma in northern San Mateo County. It is almost entirely single-family homes on hilly residential streets, most with Daly City mailing addresses, and it keeps its own police protection district rather than relying on a city police department.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Broadmoor or San Mateo County. We opened each agent’s brokerage or Homes.com profile and confirmed it names Broadmoor (as an area served, in the agent’s bio or elsewhere on the profile) or, in one case, San Mateo County.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
Only a handful of agent profiles name Broadmoor, so this list is short: four profiles name Broadmoor itself, and one names San Mateo County. For more agents in the surrounding area, see our Daly City agents guide.

With about 1,400 housing units, a few sales can move local averages a lot. Ask agents for recent closed sales in Broadmoor and adjoining Daly City streets; our Broadmoor comparable sales notes explain what to compare.
A small unincorporated pocket inside Daly City
Broadmoor’s residential streets are surrounded by Daly City, with Colma along part of its edge, and from the street the boundary is easy to miss. Because the community is unincorporated, San Mateo County handles zoning and building permits, while the Broadmoor Police Protection District provides police service. See our Broadmoor real estate guide, housing settings comparison and older home records and inspections.
Costs and rules specific to a Broadmoor purchase
- Transfer tax. The San Mateo County Clerk-Recorder levies the documentary transfer tax at 55 cents per $500, or $1.10 per $1,000 of value: about $1,380 on a $1,254,600 sale. Broadmoor is unincorporated, so no city transfer tax applies, even with a Daly City mailing address. Our California transfer tax guide explains who usually pays.
- Broadmoor Police Protection District. The Broadmoor Police Department serves the district and describes it as the only active police protection district in California, overseen by three elected commissioners. Its site publishes district boundaries and parcel tax materials; check the property tax bill for any district charges and confirm whether the address is inside the district.
- County permits. Additions, ADUs and other work go through San Mateo County Planning rather than Daly City. Ask the County for the parcel’s permit history before you count added rooms as legal living space.
- Hazards. Read the natural hazard disclosure report for mapped earthquake and landslide zones; the San Andreas Fault runs along the coast to the west.
- Budgeting. See our Broadmoor homeownership budget for costs that follow closing.

How to vet a Broadmoor agent
- Ask whether they know the Broadmoor boundary. A good agent can tell you whether an address is in unincorporated Broadmoor or in Daly City, since permits and services differ.
- Ask for nearby sales. With few Broadmoor sales, ask how the agent uses adjoining Daly City streets as comparables.
- Pull County permit records. Ask the agent to help you match added rooms or in-law units with County permits.
- Check the tax bill. Ask for the current property tax bill to see any district or special charges.
- Order full inspections. For older homes, ask about foundation, sewer lateral and drainage inspections on sloped lots.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
