Colma Home Pricing Explained: Property Type, Condition and Recent Comparable Sales

Colma home pricing requires a comparison that respects the property interest, the approved and completed space, and the evidence behind each transaction. A broad search can return a Verano condominium, a B Street house with conversion activity and a nearby rental development. Those records may be locally relevant while serving very different purposes. Combining them into one price-per-square-foot average would hide the distinctions a buyer or seller needs to understand.

This is a local comparable-selection method, not an empirical market report or appraisal. No permissioned closed-sale dataset was supplied for publication, so there is no claimed sample size, median, actual adjustment coefficient or concluded value. The public examples below establish concrete screening questions checked October 26, 2026. A named professional would need the permitted transaction data, current property files and appropriate review before issuing a property-specific pricing analysis.

Define the property question before searching for sales

Write the subject’s actual ownership interest and current use at the top of the workfile. For a condominium, identify the unit, parking and relevant shared-property obligations. For an existing house, distinguish primary living space from any conversion whose status needs confirmation. Then state the pricing date and the decision being supported. A current asking-price discussion and an analysis of an earlier transaction can require different evidence periods even for the same address.

Use the Colma housing guide to orient the search, but confirm the jurisdiction for each subject and candidate. The Town Building Department warns that unincorporated and Broadmoor addresses should follow the County permitting route. A candidate described as Colma in a search result may therefore require a different agency file. The boundary is an evidence check, not an automatic reason to discard every nearby sale.

Set initial comparison rules before seeing which properties give the most attractive result. These might require the same ownership form, comparable functional space, documented condition and a relevant closing period. Record how the search will expand if too few suitable transactions remain. The available evidence may justify a nearby candidate with a well-explained difference more than an apparently local candidate whose title, use or sale details cannot be verified.

Verano shows why physical form and legal interest need separate fields

The current County bill for 1299 Mission Road, APN 010-460-460, identifies unit U-46 of Verano Condominium. The Town’s housing element describes Verano as a townhome development. For a pricing file, record both physical form and ownership evidence rather than treating the word townhome as a complete legal classification or equating a separate entrance with a detached-house interest.

The Town sewer schedule supplies a useful warning about administrative labels: it places that address in an “SSF-Res-Single” category. That category concerns service billing and does not redefine the unit interest. A candidate’s utility or assessor coding should therefore be interpreted according to the source’s purpose. Obtain the recorded and association documents needed for the rights being compared rather than choosing a convenient label from whichever database is easiest to search.

For a verified Verano transaction, investigate the rights and obligations actually transferred at closing. Establish parking, storage and any exclusive-use areas, then connect maintenance duties with the association information available at the relevant date. Current dues are not necessarily the dues a past buyer evaluated. If a material project or assessment changed between the candidate’s closing and the subject’s pricing date, document the change before deciding what it means for comparability.

Address identity can derail this step before valuation begins. A secondary discovery page describes a related-looking record as 1299 El Camino Real, whereas the County account identifies 1299 Mission Road. Do not merge that discovery page’s dimensions, photographs or purported transaction details into the workfile without reconciliation. Retain APN, unit reference and source address together, and resolve any mismatch through the actual title, listing and agency records before admitting a candidate.

B Street shows why approval is not completed area

The Town’s 2025 annual progress narrative identifies an existing single-family house at 417 B Street with an entitled and building-permitted two-bedroom conversion ADU. It reports no residential occupancy certificates issued during 2025. This is a dated milestone sequence, not proof of the configuration available to an October 2026 buyer. Obtain later records before counting the conversion as completed space or projecting income.

The Town project register also lists B2025-0006, an 853-square-foot first-story conversion approved by Planning on March 27, 2025, without displaying its address. A pricing file should keep that entry separate from the address-specific narrative until the permit jacket confirms the connection. Otherwise, a seemingly precise area adjustment can rest on an unproven match between two public records.

When comparing a house with conversion space, record primary residence area, separately identified accessory area and the evidence for each. Ask how the appraiser or pricing professional is treating the space and why. A finished-looking room, a permit application and a completed independently usable dwelling are different evidence categories. The analysis should reflect the actual documented status at the pricing date, together with observed condition and any unresolved limitation.

Address and parcel identity County identifies 1299 Mission Road, APN 010-460-460. Recorded transfer, APN, unit and reconciled situs. El Camino Real/Mission Road mismatch unresolved.
Ownership interest Verano unit U-46 condominium description. Deed, plan and transferred rights; actual association scope. Townhome appearance or sewer “Single” category substituted for rights.
Completed use and area 417 B Street conversion permitted in 2025; later final not established here. Approved plan, final/occupancy record, measured/verified area and observed configuration. Unresolved conversion area counted as completed primary living area.
Residential tenure Mercy identifies 1680 Mission Road as referral-only apartments. Actual individual transferable interest and transaction. Operator’s apartment building mistaken for individual condominium sale inventory.
Closing-date financial context Two current County accounts show different tax and sewer categories. Relevant association charges, concessions and material obligations at closing. Current tax assessment used as a closed sale or automatic value adjustment.

Exclude records that answer a different market question

Mercy Housing identifies Veterans Village at 1680 Mission Road as referral-only apartments. It is a verified local housing example, but that does not make its units individual condominium resale candidates. An operator’s property description or a housing-element entry can help explain local building types without supplying a closed sale of the same interest as the subject.

Likewise, the housing element’s development-capacity sites are not completed inventory or closed-sale evidence. A future project may be relevant to an address-specific question, but its application status, approvals and actual progress need their own verification. Keep a planned unit count outside the closed-sale sample. A map of potential sites does not show what a buyer could have purchased at a given closing date.

Disclose the dataset and the reasoning when sale evidence is available

A publishable analysis should state the data source and permission, search date, closing period, geography, ownership filter and counts before and after exclusions. Identify how prices and dates were verified and whether concessions or unusual terms are known. If the sample is small, show its composition rather than letting an average conceal that only one candidate closely matches the subject. Explain any expansion of time or geography and preserve the original search rules.

Condition needs a date and a source. A candidate’s current photographs may postdate its closing, while an old description may miss later renovation. Use the evidence relevant to the transaction being analyzed and state what remains unknown. Distinguish cosmetic presentation from documented systems work or a materially different layout. The analysis should explain the significance of those differences without assigning a dollar adjustment unsupported by actual market evidence.

Public assessment figures should stay in their own column. The two current County bills reviewed here show different assessed accounts and tax-rate areas, but neither supplies a current sale price or a market-value conclusion. The sewer amounts similarly identify obligations rather than price effects. A professional may investigate how verified differences affect buyer decisions; the existence of a cost difference alone does not establish an equal-dollar adjustment to property value.

Use uncertainty to guide the next investigation

Rank unresolved questions by whether they could change the comparison materially. An unclear unit interest, unverified conversion final or unsupported closing price should be resolved before calculating a precise result. A less consequential missing detail may be disclosed with reduced reliance on that candidate. Keep the reason for each hold or exclusion so a later reviewer can reproduce the selection and see why a seemingly nearby property was not treated as equivalent.

When the dataset is ready, present the result with a pricing date, limitations and a refresh trigger for new closings or material property information. Until then, this worksheet supports an informed evidence-gathering discussion rather than a claimed CMA. The San Mateo County guide adds wider geographic context, and the selling-process guide connects the local file with preparation, disclosures and a professionally reviewed pricing decision.
