Best Realtors in Boonville, CA (2026 Guide)
By Matthew Martinez
Boonville is the largest town in Anderson Valley, an unincorporated community of about 670 people on Highway 128 in southern Mendocino County, surrounded by vineyards, orchards, ranch land and redwood ridges. Two local brokerages keep offices on Highway 128 in town, and most purchases turn on water, septic, access roads and fire exposure as much as on the house.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status. We left out anyone whose record showed a suspension, an expired license or a responsible broker that did not match the brokerage on their profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under, and it matches their profile.
- A public page that names Boonville or Anderson Valley. We opened each agent’s profile or office page and confirmed it names Boonville or, where noted, Anderson Valley, the valley Boonville sits in.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
Four agents below name Boonville through their office, listings or sales. Three name Anderson Valley rather than Boonville itself, and the table says which is which.

With about 350 housing units, Boonville sees only a few sales a year, and much of what trades is land: vineyard and orchard parcels, ranches and wooded acreage in the hills. Value often depends on water, road access and permitted structures more than on square footage, so ask an agent for recent sales of comparable land in the valley.
Anderson Valley land, water and Highway 128
Boonville has no city government; Mendocino County handles zoning and permits under its Inland Zoning Code. The town itself is a short stretch of Highway 128 with homes, shops, the fairgrounds and the brewery, and most land around it is zoned for agriculture, rangeland or timber, often reached by long private roads. Water comes from private wells, springs or creek diversions on most parcels. For more, see our Boonville real estate guide and our Mendocino County vineyards page.
Costs and rules specific to a Boonville purchase
- Transfer tax. Boonville is unincorporated, so no city transfer tax applies. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Mendocino County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller: about $728 on a $661,800 sale. The County Recorder collects the tax but does not post the rate, so confirm it on your escrow estimate. Our California transfer tax guide explains who usually pays.
- Zoning. The County’s Inland Zoning Code was updated in full on September 10, 2024, according to the notice of determination filed with the state. Order a County letter of zoning or ask Planning before you plan a barn, shop or second unit.
- ADUs and septic. The County’s ADU page allows detached ADUs up to 1,200 square feet and bars ADUs on a septic leach field or its replacement area, so locate the leach field before planning a second unit.
- Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies.
- Water rights and wells. Ask for any recorded water rights, pond permits or well logs, and get a well yield test before removing contingencies; vineyard buyers should also ask about frost-protection and irrigation water.

How to vet a Boonville agent
- Ask about land and vineyard sales. Many Boonville sales involve acreage, ag zoning or planted vines; ask how many such sales the agent has handled in Anderson Valley.
- Confirm water before you write an offer. Ask for well logs, yield tests and any water rights, pond or diversion permits.
- Check access and easements. Many parcels are reached by shared private roads; ask for a road maintenance agreement and how winter access works.
- Locate the septic system. Know where the leach field and its replacement area sit before planning an ADU or barn.
- Get fire insurance quotes early. Hills around the valley are in mapped fire hazard zones; build the premium into your budget.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
