Best Realtors in Bradley, CA (2026 Guide)
By Matthew Martinez
Bradley is a tiny unincorporated community off Highway 101 at the southern end of Monterey County, near the San Luis Obispo County line. The Census counts only about a hundred residents in the village itself, but the Bradley mailing address covers a much wider area of ranch land, rural parcels toward Lake San Antonio and Jolon Road, and lake homes around Lake Nacimiento. The agents below work from King City and Paso Robles.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker), a "Licensed" status, and a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Bradley. We opened each agent’s profile and confirmed it names Bradley, in the bio or in current listings and recent sales with a Bradley address.
We did not rank agents, and we did not consider sales volume, reviews or awards. We left out agents whose profile brokerage did not match their DRE record. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
A note on the county line. Many listings with a Bradley address, including homes in the Oak Shores community at Lake Nacimiento, are across the line in San Luis Obispo County. Several agents below name Bradley mostly through those lake listings, so confirm which county a parcel is in.
Bradley housing in numbers
The Census profile for the Bradley CDP covers only the small village (an estimated 112 residents and 28 housing units, with margins of error larger than the estimates), so the figures below are for Monterey County as a whole.
| Measure (U.S. Census QuickFacts) | Monterey County |
|---|---|
| Population, July 1, 2025 estimate | 433,729 |
| Median value of owner-occupied homes, 2020–2024 | $781,000 |
| Owner-occupied housing rate, 2020–2024 | 52.1% |
| Median gross rent, 2020–2024 | $2,055 |
| Median household income, 2020–2024 (2024 dollars) | $97,230 |
| Mean travel time to work, 2020–2024 | 25.4 minutes |

The county median says little about south county ranch land or a lake lot. Ask agents for recent closed sales of similar parcels and lake homes, and check which county each comparable is in.
Ranch land, Jolon Road and the lakes
On the Monterey County side, Bradley is unincorporated, so the County handles zoning and permits under its inland code (Title 21). Parcels range from village lots to large grazing and ranch holdings, and most rely on wells and septic and are reached by long county or private roads. Lake Nacimiento homes on the San Luis Obispo County side follow that county’s rules and are often within community associations. Our Bradley real estate guide covers parcel jurisdiction and services, rural water and wastewater, private roads and site access and the acreage ownership budget.
Costs and rules specific to a Bradley purchase
- Transfer tax. Bradley is unincorporated, so no city transfer tax applies. For Monterey County parcels, Monterey County Code Chapter 5.32 sets the county documentary transfer tax at 55 cents per $500 ($1.10 per $1,000), often paid by the seller by local custom (your contract decides): about $550 on a $500,000 sale. For a San Luis Obispo County parcel, check that county’s rate on your escrow estimate. Our California transfer tax guide explains who usually pays.
- Water and septic. Get well logs, a yield test and a water-quality test, and order a septic inspection.
- Fire hazard and AB 38. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps. In High or Very High zones, see our AB 38 defensible space guide, and get insurance quotes early.
- Association lots at the lake. For lake communities, read the association’s CC&Rs, budget and assessment history, and confirm water and sewer service.
- Disclosures. Read the natural hazard disclosure report and any agricultural or Williamson Act contract on ranch land.

How to vet a Bradley agent
- Ask which county the parcel is in. Bradley-address properties can be in Monterey or San Luis Obispo County, with different permit offices and tax rates.
- Ask about ranch and rural sales. Ask how many acreage sales the agent has handled in south Monterey County, as opposed to lake homes.
- Confirm water before you write an offer. Ask for well logs, yield tests and water-quality results.
- Check access. Ask for recorded easements and road maintenance agreements, and drive the road yourself.
- Get fire insurance quotes early. Ask which carriers are writing policies for remote south county homes.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
