Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Novato homes sell well below the Marin median: about $1.1 million in the three months to August 2026, against about $1.51 million countywide. Look for an agent who has sold recently in its tracts, lagoon neighborhoods and hillside edges. This guide lists licensed agents whose profiles name Novato or its neighborhoods, each linked to a state license record.

Novato homes sold in a median of 36 days at 101.1% of list price, and 41.4% went over asking, yet 28.7% of listings cut their price, so homes priced too high still linger (Redfin). Redfin rated the market “very competitive,” with a Compete Score of 76.

How we chose the agents in this guide

We started with agents active in Novato and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Novato, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Novato’s market in 2026

Sales picked up this summer: 149 homes sold in August 2026, up from 101 a year earlier. The median price rose 4.9% over the year while the median price per square foot fell 8.3% to $544 (Redfin). When those two move in opposite directions, bigger homes are making up more of the sales, so ask an agent to price yours from recent sales of similar size, not from the citywide median.

Where Novato’s homes are

Redfin tracks Novato neighborhoods including Hamilton, Bahia, West Novato and Northwest Novato (Redfin), and agents’ own profiles add Bel Marin Keys, San Marin, Rafael Village, Pointe Marin and Marin Country Club Estates. SMART stops three times in the city: Novato San Marin at the north end, Novato Downtown about half a mile from the Novato Transit Center on Redwood Boulevard, and Novato Hamilton to the south (SMART). The College of Marin’s Indian Valley campus is at 1800 Ignacio Boulevard (College of Marin).

Open space frames the city. Olompali State Historic Park sits on the east-facing slopes of 1,558-foot Mount Burdell, looking over the Petaluma River and San Pablo Bay, and Coast Miwok people lived at a village site there from as early as 6,000 BC until the early 1850s (California State Parks). A home backing onto those ridges raises wildfire and insurance questions, while a low-lying lagoon or bayside home calls for a close look at the flood map.

Novato rules, utilities and costs

  • Water: the North Marin Water District, formed in April 1948, buys about 80% of Novato’s supply from the Sonoma County Water Agency, drawn near the Russian River and carried by the North Marin Aqueduct, in service since December 1961. The other 20% or so comes from Stafford Lake, whose dam was finished in 1951 (NMWD; NMWD history).
  • Sewer laterals: the line from the house to the main is the owner’s responsibility. The Novato Sanitary District’s 2026-27 grant pays up to $2,750 or half the cost of a full replacement, whichever is less, from an $80,000 fund for the year, and work started before approval voids the application (Novato Sanitary District).
  • Transfer tax: Novato sales pay only the county rate of $0.55 per $500, since the county form lists a city tax only for San Rafael (Marin County Assessor-Recorder transfer tax form). On a $1.1 million sale that is about $1,210, against roughly $3,410 at the same price in San Rafael.
  • Wildfire funding: Novato is part of Measure C through the Novato Fire Protection District (Frontline Wildfire Defense). Ask a seller for any defensible-space and home-hardening evaluation done by Marin Wildfire or local fire inspectors (Marin Wildfire).
  • Hazard zones: if a Novato address falls in a High or Very High fire hazard zone, the seller must hand over a defensible-space inspection from the six months before the sale or sign an agreement making the buyer responsible for compliance within a year (State Fire Marshal). The 2025 local-area maps show where the zones fall (State Fire Marshal maps).
  • Insurance: the state reports that the FAIR Plan added about 16,000 residential policies in early 2026, down from earlier quarters (California Department of Insurance). Get quotes for homes near Mount Burdell or other open space before you finalize an offer.
  • Commuting: SMART runs south to Larkspur, where a Connect Larkspur shuttle meets northbound ferries within 10 minutes (SMART), and the Golden Gate ferry from Larkspur has run since 1976 (Golden Gate Ferry).

Picking a Novato agent: six checks

  1. Ask which Novato neighborhoods they’ve sold in this year. A Hamilton townhome, a San Marin ranch house and a Bel Marin Keys lagoon home attract different buyers and need different comparables.
  2. Ask how they would set the first list price. With nearly three in ten listings cutting price, an agent should show you the sales that support their number.
  3. For lagoon and bayside homes, ask what they check about flood zones, docks and any district fees before you write an offer.
  4. For homes against open space, ask for the wildfire evaluation report and early insurance quotes.
  5. Ask about the sewer lateral. An older line can turn into a repair request, and the district grant only covers full replacements approved before work begins.
  6. Run the agent’s license number through the DRE link in the table.

About 80% comes from the Russian River through Sonoma Water and the North Marin Aqueduct, and about 20% from Stafford Lake, treated at the district’s own plant.

Yes. Take SMART from any of Novato’s three stations to Larkspur, ride the Connect Larkspur shuttle to the terminal, and catch the Golden Gate ferry.

Yes. Novato sales pay only the county’s $1.10 per $1,000; San Rafael adds another $2.00 per $1,000.

Is Novato part of the Measure C wildfire tax?

Yes, through the Novato Fire Protection District, one of the taxing entities that fund the Marin Wildfire Prevention Authority.
