Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

In Larkspur, choose an agent who knows which part of the city a home is in: the ferry and train hub at Larkspur Landing, the marina and creekside streets that see king-tide flooding, or an older house that may sit on the city’s historic inventory. Below are licensed agents whose own profiles name Larkspur, each with a state license record.

Larkspur’s median sale price was $1,901,548 in the three months to July 2026, up 4.9% from a year earlier, and homes sold in a median of 26 days (Redfin).

How we chose the agents in this guide

We started with agents active in Larkspur and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Larkspur, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Larkspur’s housing market in numbers

Census measure Larkspur
Population (July 1, 2025 estimate) 12,620
Land area 3.0 sq mi
Median home value (owner-occupied) $1,996,600
Owner-occupied homes 46.5%
Median gross rent $3,001
Median household income $140,417
Mean commute 27.5 min

Census QuickFacts, 2020-2024 estimates.

Larkspur has about 12,600 residents on three square miles. Census data show 46.5% of its homes are owner-occupied, well below the Marin County figure of 64.7%, while the median owner-occupied value sits just under $2 million.

The latest Redfin figures point to a split market. In the three months to July 2026 the sale-to-list ratio was 103.3%, and 52.1% of homes sold above list. Yet 37.0% of listings had a price cut, up 11.6 points from a year earlier, and the median time to sell rose to 26 days from 22 (Redfin). Well-priced homes still draw strong offers; homes priced above the comparable sales tend to get reduced.

Larkspur Landing: ferry, train and parking

Golden Gate Ferry has run commute boats from Larkspur to San Francisco since December 1976, from a terminal on the north bank of Corte Madera Creek (Golden Gate Ferry route history). The terminal at 101 E. Sir Francis Drake Boulevard has 1,800 public parking spaces plus an overflow lot at 300 Larkspur Landing Circle. Parking costs $2 a day, or $20 for a 30-day permit, on weekdays from 5 a.m. to 1 p.m., and it’s free after 1 p.m. and on weekends (Golden Gate Ferry terminals and parking).

The SMART train’s Larkspur station at 600 Larkspur Landing Circle is the southernmost stop on SMART’s station list, and the Connect Larkspur shuttle carries riders to the ferry, meeting northbound boats within 10 minutes (SMART). That pairing gives the Landing area a direct rail link north to Sonoma County and a boat to San Francisco.

Larkspur rules a buyer or seller should know

  • Flood-prone spots: the City names Larkspur Plaza Drive, the Larkspur Marina and Riviera Circle area, and Redwood Highway near the SMART corridor, and says Corte Madera Creek overtops its banks in extreme king tides. The FEMA 100-year flood elevation there is 10.0 feet (City of Larkspur: king tides).
  • Maps can change: Marin’s current flood insurance rate maps took effect May 4, 2009, and the City notes that FEMA flood studies in the Ross Valley and Mill Valley watersheds could add properties to a Special Flood Hazard Area (City of Larkspur: floodplain management).
  • Fire resale inspection: since January 7, 2026, homes in Larkspur’s designated wildland-urban interface need an exterior resale inspection from Central Marin Fire under Larkspur Municipal Code 15.40.045. Sellers should request it at listing; the 2026 fee is $211, and individual condos and townhouses are exempt (Central Marin Fire: resale inspections).
  • Sewer laterals: the Ross Valley Sanitary District lists the City of Larkspur in its service area and requires a Certificate of Compliance when property is bought or sold. The seller orders a video inspection, and whichever party agrees to handle compliance has 90 days after close of escrow (Ross Valley Sanitary District). Some Larkspur addresses are served by Corte Madera’s district instead (Sanitary District No. 2 service area).
  • Historic resources: the city’s Heritage Preservation Board reviews permits that would alter or demolish a structure on Larkspur’s Historic Resources Inventory, or one found eligible for it, and meets quarterly and as needed.
  • ADUs: the City pre-approves detached accessory dwelling unit plans under state law, and residents can get free consultations through ADU Marin; foundation plans still get a site-specific check at permit time (City of Larkspur: pre-approved ADU plans).
  • Taxes at and after sale: Larkspur deeds pay only Marin County’s transfer tax of $0.55 per $500 (Marin County Assessor-Recorder), and the City is a member of the Marin Wildfire Prevention Authority, whose Measure C parcel tax pays for fuel reduction, evacuation planning and home evaluations (Marin Wildfire Prevention Authority: Measure C).

Five things to ask before hiring in Larkspur

  1. Which Larkspur are we talking about? Ask the agent to explain how a home near the Landing, a creekside house and a hillside property differ in pricing, buyers and inspections.
  2. How will you price against the cuts? With more than a third of listings reduced in the latest data, ask for the sales and pending listings they’d compare, and what the first two weeks on market should look like.
  3. Is this address in the WUI, the flood zone or both? A seller can order the fire resale inspection at listing; a buyer should see flood maps and any elevation certificate early.
  4. Who handles the sewer lateral? Ask how they usually assign that obligation in a contract and what a failed pressure test does to the timeline.
  5. Is the license current? Use the DRE link in the table, and ask how many Larkspur sales they’ve handled in the past year.

Larkspur FAQ

Can I take both the train and the ferry from Larkspur?

Yes. SMART’s Larkspur station and the Golden Gate ferry terminal are both at Larkspur Landing, linked by the Connect Larkspur shuttle.

Where does Larkspur flood?

The City names low streets such as Larkspur Plaza Drive, the marina and Riviera Circle area, and says Corte Madera Creek can overtop in extreme king tides. Check each address on FEMA’s map.

Do I need a fire inspection to sell a Larkspur home?

If it’s in the designated wildland-urban interface, yes. Central Marin Fire’s resale inspection has applied there since January 7, 2026; individual condos and townhouses are exempt.

Is a historic house harder to remodel in Larkspur?

It can add a step. Permits to alter or demolish a structure on the city’s Historic Resources Inventory go to the Heritage Preservation Board.
