Disclosure: This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our own broker is listed first so you know who wrote it. Every other agent is listed alphabetically; the order is not a ranking, and inclusion is not an endorsement.

Cotati is small enough that an agent who prices well here has to know individual streets around the hexagonal downtown, the new projects along Highway 116 and the rural lots toward Penngrove, then draw on Rohnert Park and Petaluma sales when local ones run short. These are licensed agents whose public profiles name Cotati, its closest neighbors or the county.

Only 24 homes sold in ZIP code 94931 in August 2026. Over the three months to August, the median sale price was $759,671, up 2.7% from a year earlier (Redfin).

How we chose the agents in this guide

We started with agents active in Cotati and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Cotati, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

A quick read on Cotati

Census measure Cotati
Population (July 1, 2025 estimate) 7,347
Land area 1.87 sq mi
Median home value (owner-occupied) $746,800
Owner-occupied homes 59.2%
Median gross rent $2,056
Median household income $110,750
Mean commute 28.6 min

Census QuickFacts, 2020-2024 estimates.

About 7,300 people live within Cotati’s 1.87 square miles, making it one of the most compact cities in Sonoma County. In the Census figures above, 59.2% of homes are owner-occupied, the median owner-occupied value is $746,800 and median gross rent is $2,056. The city lies between Rohnert Park and Petaluma, so commuters can choose between Highway 101 and the Cotati SMART station at 980 East Cotati Avenue, which has a park-and-ride lot (SMART).

With so few sales, Cotati’s statistics jump around from month to month. For the three months to August 2026, Redfin reported a sale-to-list ratio of 100.1% and a Compete Score of 80, labeled “very competitive,” yet it also found price cuts on 29.3% of listings and an average of 43 days to sell. The share of homes selling above list fell to 34.8%, down 12.8 points from a year before (Redfin). Agents who set prices here usually lean on Rohnert Park and Petaluma sales as well.

The hexagon and how the town began

Cotati grew out of Rancho Cotate, a 17,234-acre Mexican land grant from 1837 that took in today’s Cotati, Rohnert Park and Penngrove. Dr. Thomas Page bought it in 1849, and his family held the land until 1929. The town center is a hexagon ringed by six streets, each named for one of Page’s sons, tied to the Cotati Land Company’s 1892 subdivision, and it became a State Historical Landmark in 1973 (City of Cotati: 19th century). Voters approved incorporation on July 2, 1963, by 284 to 49, a year after neighboring Rohnert Park incorporated (City of Cotati: birth of a city).

At the center of the hexagon, La Plaza Park hosts the Cotati Accordion Festival on a weekend in late August (Cotati Accordion Festival).

New housing in the pipeline

For a city its size, Cotati has a lot of approved housing. The city’s project list includes Cotati Village 1 and 2 at Alder Avenue and Highway 116, with 177 and 126 rental units approved in 2024; Redwood Row next to Lowe’s, with 134 townhome-style condominiums and 44 affordable apartments, approved in May 2025; and Flahavan Estates, a 35-home subdivision on Old Redwood Highway. A proposed rezoning would allow 25 to 35 units per acre within half a mile of the SMART station, where a 98-unit apartment project called Cotati Station is proposed on Santero Way (City of Cotati: projects in progress).

Cotati rules and costs to check

  • City wells: Cotati owns and runs its own drinking water system of pipelines, wells, pumps and tanks, and sends wastewater to Santa Rosa’s regional treatment plant (City of Cotati: water and sewer).
  • Second units: the city says nearly every residential lot is eligible for an ADU (City of Cotati: housing). Owners of units built without permits before January 1, 2020, can apply to a temporary amnesty program for a fee of roughly $600 to $800 and can ask for up to five years to fix items that aren’t life-safety issues (unpermitted unit amnesty).
  • Transfer tax: Cotati adds nothing to the county’s $1.10 per $1,000, compared with $3.10 per $1,000 in neighboring Petaluma, where the city adds $2.00 (Sonoma County Clerk-Recorder).
  • Fire paperwork: in a High or Very High fire hazard zone, the seller must provide a defensible-space inspection report dated within six months before the sale, or both parties agree in writing that the buyer will comply within a year (State Fire Marshal).
  • Insurance: the state reported in May 2026 that FAIR Plan growth had slowed to about 16,000 new residential policies in the first quarter (California Department of Insurance), but premiums still vary by address, so get quotes before your contingencies expire.
  • Loan size: one-unit conforming and FHA loans reach $897,000 in Sonoma County in 2026 (county loan limits), well above Cotati’s Census median value.
  • Mobile homes: the city’s Housing Element commits it to preserving mobile home parks under Program 1-6 (City of Cotati: mobile home parks), and a housing rehabilitation program makes low-interest loans to income-qualified owners of single-family homes and mobilehomes (City of Cotati: housing).
  • County parcels: just outside the city line, Permit Sonoma asks that any septic permits needed for a new ADU be issued before the building permit application (Permit Sonoma: ADUs).

Picking a Cotati agent: six practical tests

  1. Ask for their comparable sales list. With 24 sales in 94931 in August 2026, a credible price opinion names specific Cotati sales and explains any Rohnert Park or Petaluma sales it borrows.
  2. Ask what’s approved near the home. Buyers near Alder Avenue, Redwood Drive or the station area should know what Cotati Village, Redwood Row and the transit rezoning would add.
  3. Ask about the downtown blocks. Homes on the hexagon streets sit close to La Plaza Park and its festival crowds, which matters for parking and noise.
  4. Ask how they’d handle an unpermitted unit. The agent should know whether the amnesty program fits and how the unit’s status affects disclosure and appraisal.
  5. Compare closing costs across the city line. If you’re deciding between Cotati and Petaluma, ask for a net sheet that shows the $2.00 per $1,000 difference.
  6. Check for rural systems. On parcels outside the city limits, ask whether the home uses a well or septic and who regulates it.

Our Cotati community guide covers the town in more depth, and you can compare agents in Rohnert Park, Petaluma and across Sonoma County. Looking toward the farm edge? Cotati FAQs

Does Cotati have a SMART station?

Yes, at 980 East Cotati Avenue, with a park-and-ride lot. Trains run south through Petaluma and Marin to Larkspur and north through Santa Rosa to Windsor.

Why would closing costs differ between Cotati and Petaluma?

Petaluma charges a city transfer tax of $2.00 per $1,000 on top of the county’s $1.10; Cotati doesn’t. On a $760,000 sale, that difference comes to $1,520.

How many homes come up for sale in Cotati?

Not many. Redfin counted 24 sales in ZIP 94931 in August 2026, so it pays to watch Rohnert Park and Petaluma listings at the same time.

Why is downtown Cotati shaped like a hexagon?

The six-sided plan dates to the Cotati Land Company’s 1892 subdivision of the Page ranch. Each street around it carries the name of one of Dr. Thomas Page’s sons, and the city’s history notes the design may echo a large hexagonal barn on the ranch.
