Sonoma vs. Napa for Homebuyers: Which Wine Region Is Better for You?
By Matthew Martinez, Founder, CEO & Managing Broker, Diamond Real Estate Group. California DRE #01869679.
Neither is better across the board. Napa County is smaller and more tightly protected for agriculture, with a slightly higher county median price; Sonoma County is more than three times as populous and far more varied, from Petaluma and Santa Rosa to the Russian River and the coast. At the town level the comparison can flip: recent sales in the small City of Sonoma have run above the much larger City of Napa. The right choice depends on the setting, commute and property type you want. Here’s a side-by-side comparison.

How the towns compare
The two towns most buyers compare are very different sizes. The City of Napa had 79,246 residents in 2020; the City of Sonoma had 10,739. Redfin’s median sale price was $829,605 in Napa (September 2026) and about $1.05 million in Sonoma (three months to August 2026), so at the town level Sonoma has recently been the more expensive of the two (Redfin Napa, Redfin Sonoma). Napa offers more inventory and more types of housing in one city; Sonoma offers a smaller, walkable historic center around its eight-acre Plaza.
Land use and growth
Napa County created the nation’s first agricultural preserve in 1968, and a 1980 measure capped growth at 1% a year (Napa Valley Vintners). The effect has been to keep most of the valley floor in agriculture and concentrate development in the towns. Sonoma County also protects farmland, and the City of Sonoma’s urban growth boundary runs to 2040 (City of Sonoma), but the county’s size means a much wider range of rural, suburban and coastal options. For buyers, Napa tends to mean fewer, more expensive rural parcels; Sonoma means more choice and more variation.
Vineyard property
If you want vines, the price gap is large. Napa County grapes averaged $6,635.85 a ton in the 2025 crush, compared with $2,762.88 for Sonoma and Marin. Higher grape prices support higher vineyard land values, but they also come with higher entry costs and very limited inventory. Sonoma’s 19 AVAs give you more settings, from cool coastal sites to warmer valleys. Our vineyards and wineries guide and vineyard valuation guide go into detail.
Daily life
- Getting around: both are car-dependent. The SMART train serves Sonoma County’s 101 corridor from Petaluma to Windsor but not Sonoma Valley (SMART); Napa has no commuter rail.
- Utilities: PG&E delivers power in both. Sonoma Clean Power buys electricity for most of Sonoma County, and MCE serves Napa County and its cities (MCE).
- Tourism: both are major destinations. Expect weekend and harvest traffic near tasting-room corridors in either county.
- Wildfire: both have been hit. The 2020 Glass Fire started near St. Helena and, at an early count, destroyed 107 homes in Napa County and 36 in Sonoma County (Sonoma Index-Tribune). Insurance and defensible space matter in both.
- Vacation rentals: restricted in both. The City of Sonoma doesn’t allow new ones, and Sonoma County licenses and caps them; check the rules for any Napa parcel with the city or county before counting on rental income.
Taxes and closing costs
Property tax works the same way in both counties: your assessed value resets to the purchase price, and the base rate is 1% plus voter-approved charges (State Board of Equalization). Local bonds and assessments differ by district, so compare the actual tax bills of homes you’re considering. Transfer taxes also vary: Sonoma County charges $1.10 per $1,000, and Santa Rosa and Petaluma add $2.00 per $1,000 on top (Sonoma County Clerk-Recorder). Check the city and county rate for any Napa address with the Napa County recorder.
Schools
Sonoma County has 39 school districts (Sonoma County Office of Education), so the district can change within a short drive. Wherever you look, confirm the assigned schools for a specific address directly with the district rather than relying on a listing.

Questions people ask
Is Sonoma cheaper than Napa?
County-wide, slightly: $875,000 vs $918,000 for single-family homes in September 2026. In town, recent City of Sonoma sales have run higher than the City of Napa’s.
Which has more vineyards for sale?
Sonoma County’s size and 19 AVAs mean more variety and, at today’s grape prices, lower entry costs. Napa vineyard listings are scarcer and more expensive.
Is one safer from wildfire?
No. Both counties have high-risk and lower-risk areas. Check the fire hazard zone, defensible space and insurance for each address.
