The City of Napa holds more than half of Napa County’s residents, about 76,500 people, in housing that runs from downtown bungalows to hillside homes, so pick an agent who sells regularly in your part of town and your price range. Below are licensed agents whose public profiles list Napa, each linked to a state license record.
Napa’s median sale price was $829,605 in the three months to September 2026, down 2.4% from a year earlier, and the typical home took 54 days to sell (Redfin).
How we chose the agents in this guide
We started with agents active in Napa and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Napa, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.

Census QuickFacts, 2020-2024 estimates.
Redfin counted 171 sales in September, against 167 a year earlier. Homes closed at 98.4% of list price on average, 27.4% sold above list and 33.2% of listings took a price cut, which gave the city a Compete Score of 50, “somewhat competitive” (Redfin). The median price per square foot, $539, fell 3.8%. In practice a well-priced house can still sell over asking, while an optimistic list price usually ends in a reduction.
Renters are a big part of the city. Census estimates show 58.7% of homes are owner-occupied, so roughly four in ten households rent, at a median gross rent of $2,282 (Census QuickFacts). The median owner-occupied value is $856,400, and the mean commute is 23.9 minutes. Redfin’s search data for April to June 2026 showed 84% of Napa house hunters looking within the metro area, and Sacramento drew the most interest from those searching elsewhere (Redfin).
How the city’s housing took shape
Nathan Coombs laid out the original town site in 1847, and the first building, a saloon, went up in May 1848 (City of Napa). The city’s historic buildings are tracked on a Historic Resources Inventory, and the Napa Valley Opera House received the first Mills Act contract in 2006 (City of Napa). Vineyards press up against the city’s edges: the Coombsville AVA, recognized in 2011 (eCFR), runs from 100 to 1,000 feet in elevation (Napa Valley Vintners). That mix of historic blocks, newer tracts and rural edges is why a citywide median says little about any single street.
City of Napa rules and costs to know
- Vacation rentals: the city allows up to 41 non-hosted (whole-home) and 60 hosted permits. As of September 2026 all 41 non-hosted permits were taken and the wait list was full, but an existing non-hosted permit can transfer to a new owner (City of Napa).
- Hosted rentals: the permit holder must live and sleep in the home during stays, with no more than two bedrooms rented, and the latest application window ran October 1 to 15, 2026, followed by a lottery (City of Napa).
- ADUs: the building department accepts pre-reviewed ADU plans, which still get a full city review before a permit is issued (City of Napa).
- Historic homes: properties on the 2016 Historic Resources Inventory may qualify for a Mills Act property-tax contract; applications close July 31 each year, and contracts pass to the next owner at sale (City of Napa).
- Flood: the U.S. Army Corps of Engineers has been building the Napa River and Napa Creek flood project since 2000, with the county flood district as local sponsor (City of Napa). Check the FEMA map for any home near the river or a creek.
- Fire: the city points sellers in High and Very High hazard zones to the AB 38 disclosure rule in Civil Code 1102.19, and to the 100 feet of defensible space required under state law (City of Napa).
- Water and closing costs: city water comes from Lake Hennessey, Milliken Reservoir and the State Water Project (City of Napa), and the county transfer tax is $0.55 per $500 (Napa County Assessor).

Interviewing a Napa agent: what to cover
- Ask which parts of town they sell most. Downtown, Browns Valley, Alta Heights and the Silverado area draw different buyers, so recent sales in your neighborhood matter more than a citywide total.
- Ask how they set a list price. With a third of listings cutting price, a seller should hear which sales the agent compared and what they’d do if the first two weeks bring no offers.
- Raise rental plans before you write an offer. If income matters, find out whether the home carries a transferable non-hosted permit; if it doesn’t, plan on stays of 31 days or more.
- Check flood and fire maps together. Homes near the river and creeks need a flood-zone check, and hillside homes need a fire-zone and insurance check.
- For an older house, ask whether it’s on the historic inventory, what a Mills Act contract would require, and which inspections the agent recommends for foundations and old wiring.
- Verify the license through the DRE link next to each name.

Napa buyer and seller questions
Is Napa a buyer’s or a seller’s market?
Somewhere in between. A Compete Score of 50 and an average of one offer per home point to a balanced market, though 27.4% of homes still sold above list in September 2026.
Can I buy a Napa home and rent it to visitors?
Only with a city permit. Whole-home permits are capped at 41 and all are in use, though one can transfer with a sale, and hosted permits require you to live in the home. Stays of 31 days or longer aren’t vacation rentals under the city’s definition.
Who pays the transfer tax, and how much is it?
By custom the seller, at the county rate of $0.55 per $500. On the $829,605 median, that is about $913.
Which school district serves the city?
Napa Valley Unified School District, which serves Napa, American Canyon and Yountville.
