Winters is a small city of about 8,200 people in southwestern Yolo County, set on Putah Creek where the valley floor meets the hills toward Lake Berryessa. Its walkable downtown on Main Street is surrounded by newer subdivisions and by orchards and farmland, and buyers range from Davis and Sacramento commuters to people looking for rural acreage at the edge of town.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under, or shows them as their own broker.
  3. A public page that names Winters. Each agent’s public profile names Winters as a served area, in a listing or sale, or places the agent in a Winters office.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Winters has grown by roughly 1,100 residents since the 2020 census, and about 70% of its homes are owner-occupied, well above the Yolo County rate. The median value is a survey estimate of what owners think their homes are worth across 2020–2024, not a current sale price.

Downtown, newer subdivisions and farm parcels

Winters packs most of its homes into under 3 square miles. Older houses sit on the streets around downtown and Putah Creek, newer subdivisions extend to the north and west, and outside the city limits buyers find orchards, ranchettes and hillside parcels under Yolo County rules. Homes in newer tracts may carry HOA or special-tax obligations; rural parcels usually rely on wells and septic, and some farmland is under a Williamson Act contract. See our Winters real estate guide and our notes on Yolo County farmland and Williamson Act contracts.

Costs and rules specific to a Winters purchase

  • County transfer tax. Yolo County’s documentary transfer tax ordinance (Sec. 3-2.04) sets the county tax at $0.55 for each $500 of value, or $1.10 per $1,000: about $697 on a $633,900 sale.
  • City transfer tax. The city’s $0.275-per-$500 share is credited against the county tax under Yolo County Section 3-2.13. The combined standard rate is $0.55 per $500 of taxable value, subject to exemptions and the recorded transaction. Confirm the calculation with escrow.
  • Flood zones along Putah Creek. Flood zone status varies by address. Look up the property on the FEMA Flood Map Service Center and ask your lender whether flood insurance will be required.
  • Fire hazard zones. The hills west of town include mapped fire hazard areas. The State Fire Marshal publishes the maps; check the address and the seller’s hazard disclosures.
  • HOAs and special taxes. In newer subdivisions, ask for HOA documents and whether the home is in a community facilities district with a special tax, and review the disclosures before you remove contingencies.

How to vet a Winters agent

  1. Ask how often they work in Winters. A town this size has few sales in a given month; ask which recent ones the agent handled or studied.
  2. Ask about in-town versus rural property. Downtown homes, newer subdivisions and orchard parcels outside the city limits call for different pricing and inspections.
  3. For rural parcels, ask about water and contracts. Confirm well output, septic condition and any Williamson Act contract early.
  4. Ask about flood and fire exposure. Ask the agent to pull the FEMA flood zone and fire hazard zone for the address and get insurance quotes.
  5. Get both transfer taxes on the net sheet. Confirm the county and city amounts on your escrow estimate.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
