Esparto is a small unincorporated farm town of about 3,700 people in western Yolo County, on Highway 16 at the mouth of the Capay Valley. Homes range from older houses near the town center to newer subdivisions and rural parcels among orchards, row crops and rangeland, and many residents commute to Woodland, Davis or Sacramento.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under, or shows them as their own broker.
  3. A public page that names Esparto. Each agent’s public profile names Esparto as a served area, in a listing or sale, or places the agent in a Esparto office.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Few agents have offices in Esparto itself. Every agent below names Esparto on their profile, and most work from offices in Woodland, Winters, Vacaville or Sacramento.

Esparto housing in numbers

Census Reporter (American Community Survey, 2024 5-year) Esparto CDP
Population 3,713
Housing units 1,349
Median value of owner-occupied homes $435,900
Median household income $102,986
Mean travel time to work 27.2 minutes
Median age 34.2

Source: Census Reporter, Esparto CDP, based on U.S. Census Bureau survey data. Esparto is too small for a QuickFacts profile.

These are survey estimates for a small community, so the margins of error are wide: the median value carries a margin of about $78,000 either way. The median value reflects what owners think their homes are worth across 2020–2024, not a current sale price. The longer commute reflects the distance to job centers in Woodland, Davis and Sacramento.

Town lots, Capay Valley and farm parcels

Esparto has no city government; Yolo County handles zoning, building permits and code enforcement. In town, buyers find older homes and newer subdivisions, while parcels outside town and up the Capay Valley toward Capay and Guinda are often agricultural land on wells and septic. Some farmland is under a Williamson Act contract, which limits uses in exchange for lower property taxes. See our Esparto real estate guide and our notes on Yolo County farmland and Williamson Act contracts.

Costs and rules specific to an Esparto purchase

  • Transfer tax. Yolo County’s documentary transfer tax ordinance (Sec. 3-2.04) sets the county tax at $0.55 for each $500 of value, or $1.10 per $1,000: about $480 on a $435,900 sale. Esparto is unincorporated, so no city transfer tax applies. Our California transfer tax guide explains who usually pays.
  • Wells, septic and water service. For rural parcels, order well output and water quality tests and a septic inspection; for in-town homes, confirm the water and sewer provider.
  • Farmland contracts. Ask whether the parcel is under a Williamson Act contract, and what that means for building or splitting the land.
  • Flood and fire hazard zones. Some low-lying parcels can carry flood risk, and the hills of the Capay Valley include mapped fire hazard areas. Check the FEMA Flood Map Service Center and the State Fire Marshal’s fire hazard maps for the address.
  • Special taxes. In newer subdivisions, ask whether the home is in a community facilities district with a special tax; see our notes on Yolo County special tax and assessment records.

How to vet an Esparto agent

  1. Ask how they price a small market. With few sales, ask which nearby sales the agent would use as comparables and why.
  2. Ask about rural property experience. Wells, septic, easements and farm neighbors matter more here than in a city subdivision.
  3. Ask about the Capay Valley. If you are looking up-valley, ask whether the agent has worked with parcels there.
  4. Confirm any Williamson Act contract early. Ask the agent to check with the County before you write an offer on farmland.
  5. Ask about flood and fire insurance. Get quotes during your contingency period.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
