Best Realtors in Woodland, CA (2026 Guide)
By Matthew Martinez
Woodland is the county seat of Yolo County, a city of about 62,500 people about 20 miles northwest of downtown Sacramento. Its historic downtown, older tree-lined neighborhoods and newer subdivisions on the south side sit amid some of the most productive farmland in the Sacramento Valley, and buyers include local families, Davis and Sacramento commuters and agricultural workers.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under, or shows them as their own broker.
- A public page that names Woodland. Each agent’s public profile names Woodland as a served area, in a listing or sale, or places the agent in a Woodland office.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Woodland’s median owner-occupied value is well below Davis’s, and its owner-occupancy rate of 58.7% is higher than the county’s. The median value is a survey estimate of what owners think their homes are worth across 2020–2024, not a current sale price.
Downtown, older neighborhoods and the south side
Woodland’s oldest homes, including Victorian and Craftsman houses, cluster on the streets around Main Street downtown. Mid-century tracts fill much of the city between downtown and the freeways, and the newest subdivisions, some with HOA or special-tax obligations, are on the south side of town. Farmland surrounds the city, and parcels just outside the city limits fall under Yolo County rules. See our Woodland real estate guide for more.
Costs and rules specific to a Woodland purchase
- County transfer tax. Yolo County’s documentary transfer tax ordinance (Sec. 3-2.04) sets the county tax at $0.55 for each $500 of value, or $1.10 per $1,000: about $603 on a $548,200 sale.
- City transfer tax. The city’s $0.275-per-$500 share is credited against the county tax under Yolo County Section 3-2.13. The combined standard rate is $0.55 per $500 of taxable value, subject to exemptions and the recorded transaction. Confirm the calculation with escrow.
- Older homes downtown. For homes near downtown, ask the City’s planning division whether historic review applies before you plan exterior changes, and budget for inspections of older wiring, plumbing and foundations.
- Flood zones. Flood zone status varies by address. Look up the property on the FEMA Flood Map Service Center and ask your lender whether flood insurance will be required.
- HOAs and special taxes. In newer subdivisions, ask for HOA documents and whether the home is in a community facilities district with a special tax; see our notes on Yolo County special tax and assessment records.

How to vet a Woodland agent
- Ask which parts of Woodland they sell most. Downtown older homes, mid-century tracts and south-side subdivisions price differently.
- Get both transfer taxes on the net sheet. A Woodland seller should see the county and city taxes on the estimate.
- Ask about older-home inspections. For pre-war houses, ask the agent which inspections they usually recommend.
- Ask about HOAs and special taxes. In newer areas, ask the agent to get HOA documents and any special tax disclosures early.
- Ask about flood exposure. Ask the agent to pull the FEMA flood zone and get an insurance quote.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
