Wilton is an unincorporated rural community of about 6,400 people in southeastern Sacramento County, east of Elk Grove along the Cosumnes River. Homes on acreage, small ranches, horse properties and farmland make up most of the market, and the agents who name Wilton on their profiles mostly work out of Elk Grove offices.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Wilton. We opened each agent’s public profile and confirmed it names Wilton.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Wilton’s estimated median owner-occupied value is well above the Sacramento-Roseville-Folsom metro figure of $589,500 reported by Census Reporter for the same period, which reflects the community’s large parcels and custom homes. With about 2,000 housing units, the survey margins are wide, and a few acreage sales can move local figures a lot. Ask an agent for recent sales of parcels with similar acreage, water and improvements.

Acreage, ranches and the Cosumnes River

Wilton has no city government, so Sacramento County handles zoning, building permits and code enforcement. Most parcels are agricultural-residential, with homes on several acres, barns, arenas and pasture, and some properties sit near the Cosumnes River or its tributaries. For more, see our Wilton real estate guide and our notes on rural water and wastewater, private roads and site access, parcel jurisdiction and services and acreage ownership budgets.

Costs and rules specific to a Wilton purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Wilton is unincorporated, so only the County tax applies: about $1,019 on a $926,200 sale. Our California transfer tax guide explains who usually pays.
  • Wells and septic. Most Wilton homes rely on a private well and septic system. Ask for well logs and a yield and water-quality test, and order a septic inspection before you remove contingencies.
  • Flood zone. Look up the parcel on FEMA’s Flood Map Service Center, especially near the Cosumnes River, and get a flood insurance quote if the home is in a mapped flood zone.
  • Short-term rentals. The County’s short-term rental permit page requires a permit, a County business license and transient occupancy tax registration in the unincorporated area, with the owner or a long-term renter living on site at least six months a year and stays capped at 29 days.
  • Hazards and disclosures. Read the natural hazard disclosure report and check the State Fire Marshal’s Fire Hazard Severity Zone maps.

How to vet a Wilton agent

  1. Ask about acreage sales. Ask how many rural or horse properties the agent has sold in Wilton, Sloughhouse or Herald, and how they priced them.
  2. Confirm water and wastewater first. Ask for well logs, yield tests and septic records before you write an offer.
  3. Check outbuilding permits. Ask whether barns, shops, second units and arenas were permitted with the County.
  4. Check flood exposure. Ask for the flood zone and an insurance quote, especially near the river.
  5. Check access and easements. Ask about shared driveways or private roads and any maintenance agreement.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
