Sloughhouse is a small unincorporated farming community in southeastern Sacramento County, along Jackson Highway and the Cosumnes River between Wilton and Rancho Murieta. Ranches, orchards, vineyards and homes on large parcels make up most of the local market, and sales are infrequent.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or corporate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names the area. Each agent’s public profile names Sloughhouse or a neighboring community, Rancho Murieta or Wilton.

Only two of the profiles we opened name Sloughhouse itself, both as the location of past sales. The other agents name Rancho Murieta or Wilton, on either side of Sloughhouse; we say which in the table, so you can ask each agent about rural Sloughhouse property.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Sloughhouse area housing in numbers

The Census Bureau does not publish a separate place profile for Sloughhouse. The closest geography is the Sloughhouse census county division, a 122-square-mile area that also includes Rancho Murieta, so the figures below are dominated by that community.

Census measure (ACS 2024 5-year) Sloughhouse CCD
Population 7,416
Land area 122 sq. mi.
Median value of owner-occupied homes $741,000 (±$61,253)
Median household income $131,083 (±$25,712)
Persons per household 2.4
Median age 55.9
Mean travel time to work 40.4 minutes
Housing units 3,076

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates, as presented by Census Reporter.

Because most of the division’s homes are in Rancho Murieta, these numbers say little about a ranch or orchard parcel in Sloughhouse. Value there depends on acreage, water, zoning and improvements; ask an agent for recent sales of comparable rural land.

Ranches, orchards and the Cosumnes River

Sloughhouse has no city government, so Sacramento County handles zoning, building permits and code enforcement. Much of the land is in agricultural use, and some parcels sit along the Cosumnes River. For more, see our Sloughhouse real estate guide and our notes on rural water and wastewater, private roads and site access, parcel jurisdiction and services, acreage ownership budgets and rural comparable sales.

Costs and rules specific to a Sloughhouse purchase

  • Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Sloughhouse is unincorporated, so only the County tax applies: $1.10 per $1,000 of value. Our California transfer tax guide explains who usually pays.
  • Wells, septic and irrigation. Ask for well logs, a yield and water-quality test and a septic inspection. On farmland, ask about the irrigation source, any river pumps or water rights, and existing farm leases.
  • Flood zone. Look up the parcel on FEMA’s Flood Map Service Center, especially near the river and creeks, and get a flood insurance quote early.
  • Short-term rentals. The County’s short-term rental permit page requires a permit, a County business license and transient occupancy tax registration in the unincorporated area, with the owner or a long-term renter living on site at least six months a year and stays capped at 29 days.
  • Hazards and disclosures. Read the natural hazard disclosure report and check the State Fire Marshal’s Fire Hazard Severity Zone maps.

How to vet a Sloughhouse agent

  1. Ask about rural and farm sales. Ask how many ranch, orchard or vineyard parcels the agent has sold in Sloughhouse, Wilton or Herald.
  2. Confirm water before you write an offer. Ask for well logs, yield tests, irrigation details and any water rights.
  3. Check the flood zone. Ask for the FEMA zone and an insurance quote, especially near the Cosumnes River.
  4. Review zoning and permits. Ask whether homes, barns and second units were permitted with the County, and what the zoning allows.
  5. Check access and easements. Ask about shared driveways, private roads and any maintenance agreement.
  6. Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
