Best Realtors in Rancho Murieta, CA (2026 Guide)
By Matthew Martinez
Rancho Murieta is a gated, master-planned community of about 5,900 people in the foothills of eastern Sacramento County, off Jackson Highway about 25 miles southeast of downtown Sacramento. Golf-course homes, lake-view lots, custom homes and newer subdivisions make up most of the market, and several agents who name it on their profiles work from offices inside the community.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or corporate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Rancho Murieta. We opened each agent’s public profile and confirmed it names Rancho Murieta.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Golf, lakes and a gated community
Rancho Murieta is unincorporated, so Sacramento County handles zoning and permits, while the community’s homeowners association sets architectural rules and dues. Homes range from older golf-course houses to newer subdivisions and custom lots. For more, see our Rancho Murieta real estate guide, our notes on association and assessment costs, inspection and insurance planning and comparing neighborhoods within the community.
Costs and rules specific to a Rancho Murieta purchase
- Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Rancho Murieta is unincorporated, so only the County tax applies: about $787 on a $715,700 sale. Our California transfer tax guide explains who usually pays.
- HOA documents. Ask early for the association’s CC&Rs, architectural guidelines, budget, reserve study and current dues, and read them during the contingency period. Ask what is required before you change landscaping, add a structure or paint.
- Special taxes and district charges. Some newer neighborhoods carry special taxes or assessments. Check the property tax bill for direct charges, and ask for water, sewer and other district bills.
- Fire hazard and insurance. The community sits in oak foothills. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies.
- Short-term rentals. The County’s short-term rental permit page requires a permit and an owner or long-term renter on site at least six months a year in the unincorporated area; HOA rules may add limits.

How to vet a Rancho Murieta agent
- Ask about sales inside the gates. Ask how many Rancho Murieta sales the agent has handled and in which neighborhoods: golf-course, lake-view, newer subdivision or custom lot.
- Get HOA documents early. Ask the agent to request CC&Rs, architectural rules, the budget and any pending special assessments as soon as you are in contract.
- Ask about lots versus homes. For a vacant lot, ask about architectural review timelines and utility connection costs before you buy.
- Get fire insurance quotes early. Build the premium into your budget during the contingency period.
- Compare commute times. With a 40-minute average commute, test the drive to work at rush hour.
- Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
