Best Realtors in Seaside, CA (2026 Guide)
By Matthew Martinez
Seaside is a city of about 32,000 people on Monterey Bay between Monterey and Marina, and much of its eastern side was once part of Fort Ord. Its housing mixes postwar homes on the hills above Fremont Boulevard with newer neighborhoods on former Army land, and the agents below work from Monterey, Carmel and Salinas offices and name Seaside on their profiles.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names Seaside. We opened each agent’s brokerage profile and confirmed it names Seaside, or in one case Monterey County.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
We found no brokerage office in Seaside among the profiles we checked, so every agent below works from a nearby city.

Seaside’s estimated median owner-occupied value is below Pacific Grove’s $1,190,400 in the same 2020–2024 survey period (QuickFacts), which is one reason Peninsula buyers look here.
The hills, the former Fort Ord and the bay
Seaside is an incorporated city, so the City handles zoning, permits and ADUs. Older neighborhoods climb the hills east of Highway 1 and Fremont Boulevard, while newer subdivisions sit on former Fort Ord land near California State University, Monterey Bay. For more, see our Seaside real estate guide, our Seaside coastal home inspections notes and our coastal ownership budget page.
Costs and rules specific to a Seaside purchase
- Transfer tax. Monterey County Code Chapter 5.32 sets Monterey County’s documentary transfer tax at 55 cents per $500 ($1.10 per $1,000), about $866 on a $787,100 sale, often paid by the seller by local custom; your contract decides. The County code credits a qualifying city tax; we did not find a separate Seaside transfer tax, so confirm on your escrow estimate. See our California transfer tax guide.
- ADUs. The City announced pre-approved ADU plans in October 2026, with three design options and plan check fees waived for applicants who use them. If you are buying with a backyard unit in mind, ask the City which lots qualify.
- Water. Ask which water provider serves the parcel. Homes inside the Monterey Peninsula Water Management District need a District water permit to set a new meter or intensify use on an existing connection, which can affect an added bathroom or ADU.
- Short-term rentals. The City has a short-term rental page on its official website, but we could not open it when we checked. Ask the City before you count on rental income.
- Former Fort Ord parcels. On homes built on former Army land, read the title report and any recorded deed restrictions or environmental notices closely, and read the natural hazard disclosure report.

How to vet a Seaside agent
- Ask which part of Seaside they sell. The older hill neighborhoods and the newer former Fort Ord subdivisions price and inspect differently.
- Ask about water before you plan changes. Ask which provider serves the parcel and whether an added bathroom or ADU would need a permit.
- Ask about HOA and assessment costs. Newer subdivisions may carry HOA dues or special assessments; ask for the disclosures early.
- If you want an ADU, ask about the pre-approved plans. Ask whether the lot fits one of the City’s designs.
- Ask for a net sheet. It should show the county transfer tax, supplemental property tax and any assessments.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
