By Matthew Martinez

Redwood Valley is an unincorporated community of about 1,900 people in the hills north of Ukiah, off Highway 101 and West Road, with Calpella just to the south. Buyers here look at homes on acreage, small vineyards and ranch parcels, and the area was hit hard by the 2017 Redwood Complex fire, so rebuilt homes and vacant lots are part of the market.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page that names Redwood Valley. We opened each agent’s brokerage profile or office roster and confirmed it names Redwood Valley.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

Every agent below works from a Ukiah office about 8 miles south.

Redwood Valley’s estimated median owner-occupied value is well above the Mendocino County figure of $512,200 reported by U.S. Census QuickFacts, Mendocino County, which fits a market of larger parcels and newer construction. The income and commute estimates have very wide margins of error; do not rely on them.

Acreage, rebuilt homes and the valley floor

Redwood Valley has no city government; Mendocino County handles zoning and permits under its Inland Zoning Code. Expect homes on one to 20 acres or more, some vineyard and pasture land, and a mix of older homes and post-2017 rebuilds. Ask for permits and final inspections on any rebuilt home, and ask which water source serves the parcel. For more on the area, see our Redwood Valley real estate guide and parcel and services notes.

Costs and rules specific to a Redwood Valley purchase

  • Transfer tax. Redwood Valley is unincorporated, so no city transfer tax applies. Fidelity National Financial’s title guide (Who Pays What, rev. January 2026) lists Mendocino County’s documentary transfer tax at $1.10 per $1,000, customarily paid by the seller: about $716 on a $651,200 sale. The County Recorder collects the tax but does not post the rate, so confirm it on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • Zoning. The County’s Inland Zoning Code was updated in full on September 10, 2024, according to the notice of determination filed with the state. Order a County letter of zoning or ask Planning before you plan a barn, shop or second unit.
  • ADUs and septic. The County’s ADU page allows detached ADUs up to 1,200 square feet and bars ADUs on a septic leach field or its replacement area, so locate the leach field before planning a second unit.
  • Fire hazard and insurance. Look up the address on the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and get an insurance quote before you remove contingencies.
  • Water. Some parcels are served by a local water district and others by private wells. Ask which applies, and get a well yield test or the district’s service terms in writing.

How to vet a Redwood Valley agent

  1. Ask how many Redwood Valley and Calpella sales they have handled. Values swing with acreage, views and water.
  2. For a rebuilt home, ask for permits. Request the building permit history and final inspection sign-offs.
  3. For a vacant lot, confirm buildability. Ask about septic feasibility, water, access and any fire-rebuild conditions.
  4. Get an insurance quote early. Many parcels are in mapped fire hazard zones; budget for the premium before you remove contingencies.
  5. Check roads and easements. Ask for a road maintenance agreement on shared private roads.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
