Best Realtors in Hood, CA (2026 Guide)
By Matthew Martinez
Hood is a tiny unincorporated Delta community of about 300 people on the Sacramento River in southern Sacramento County, along River Road across the river from Clarksburg and a short drive west of Elk Grove. Sales are rare, and most properties are older homes on small lots, river-view parcels or farmland behind the levees, so flood zones and levee questions matter on every Hood listing.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Each agent below met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker or broker-associate affiliation that matches the brokerage on the agent’s profile.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page that names the Delta, a neighboring community or Sacramento County. We opened each agent’s profile and confirmed the areas it names.
We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.
None of the agent profiles we could verify name Hood itself. The agents below name the Sacramento River Delta or nearby Clarksburg and Walnut Grove, neighboring Elk Grove, or Sacramento County as a whole. The table shows exactly which areas each profile names.

With only about 75 housing units, the Census does not publish a reliable home value or income estimate for Hood, so we show county figures for context only. Hood properties can differ a lot from county averages; ask an agent for recent sales of comparable Delta homes and land.
A river town behind the levees
Hood has no city government, so Sacramento County handles zoning and building permits. Homes sit close to River Road and the Sacramento River levee, with farmland and orchards beyond. Local reclamation districts maintain the levees, and many parcels rely on wells and septic systems. For an overview, see our Hood real estate guide, our flood, levee and insurance records notes and our waterfront home comparison notes.
Costs and rules specific to a Hood purchase
- Transfer tax. The Sacramento County Clerk-Recorder charges documentary transfer tax of $0.55 per $500 of value and says the City of Sacramento is the only city in the county with its own transfer tax. Hood is unincorporated, so only the County tax applies: $1.10 per $1,000 of value. Our California transfer tax guide explains who usually pays.
- Flood zone and levees. Look up the parcel on FEMA’s Flood Map Service Center, ask which reclamation district maintains the nearby levee and whether it levies an assessment, and get a flood insurance quote before you remove contingencies.
- Wells and septic. Ask for well records, a water test and a septic inspection.
- Short-term rentals. The County’s short-term rental permit page requires a permit, a County business license and transient occupancy tax registration in the unincorporated area, with the owner or a long-term renter living on site at least six months a year.
- Older homes and disclosures. Inspect foundations and drainage closely, and read the natural hazard disclosure report. Our waterfront maintenance budget notes cover ongoing costs.

How to vet a Hood agent
- Ask about Delta sales. Ask how many levee-protected homes or farm parcels the agent has sold, and how they price property with few local comparables. Our waterfront comparable sales notes explain the approach.
- Get flood insurance quotes early. Ask the agent to help you get quotes during your contingency period.
- Ask about the levee. Ask which reclamation district maintains it and whether assessments apply.
- Confirm water and septic. Ask for well and septic records and inspections.
- Expect limited inventory. Ask how the agent will alert you to new Delta listings between Freeport and Walnut Grove.
- Check the license yourself. Confirm a "Licensed" status with a current responsible broker on the DRE lookup.
Hood questions we hear
Is Hood a city?
No. Hood is an unincorporated community, so Sacramento County handles zoning and permits, and only the County transfer tax applies.
What do homes in Hood cost?
The Census does not publish a reliable home value for a community this small. Ask an agent for recent sales of comparable Delta homes and land.
Do I need flood insurance in Hood?
It depends on the parcel’s flood zone and your lender. Look up the address on FEMA’s flood map and get quotes early either way.
Why don’t the agents in this guide name Hood?
Hood is very small, and none of the profiles we verified list it by name. We included agents who name the Delta, nearby towns or Sacramento County, and the table shows which.
