Best Realtors in Coyote, CA (2026 Guide)
By Matthew Martinez
Coyote is a small rural community in south Santa Clara County, strung along Monterey Road and US 101 in Coyote Valley between south San Jose and Morgan Hill. Homes here are few and often sit on larger parcels with wells, septic systems or farm uses, and the land around them is split between unincorporated county land and areas inside San Jose’s city limits.
This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.
How we chose the agents in this guide
Coyote has no brokerage offices of its own, and none of the agent profiles we opened name Coyote or its ZIP code, 95013. The agents below work from brokerage offices in Morgan Hill, the nearest city to the south. Each met three checks in October 2026:
- A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker, broker-associate or officer affiliation that matches the brokerage the agent works under.
- A named brokerage. Each agent’s DRE record shows the brokerage they work under.
- A public page tied to Morgan Hill. We opened a public brokerage or MLS page that places each agent in a Morgan Hill office or lists Morgan Hill’s ZIP code, 95037, as an area served.
We did not rank agents, and we did not consider sales volume, reviews or awards. Because the profiles do not name Coyote, ask each agent directly about rural sales in Coyote Valley. Check the license yourself before you sign anything, and interview more than one agent.

Source: U.S. Census Bureau American Community Survey 2024 5-year estimates for ZIP Code Tabulation Area 95013, as presented by Census Reporter. The margins of error are as large as the estimates, so treat these as a rough sense of scale only. Many Coyote Valley properties carry San Jose or Morgan Hill mailing addresses and are counted in those ZIP codes instead.
With so few homes, sales are infrequent and properties differ widely in acreage, water source and permitted uses. Ask agents for closed sales of comparable rural properties across south county, and see our rural comparable sales notes.
Coyote Valley: farmland, open space and two jurisdictions
The valley floor between south San Jose and Morgan Hill has long been debated as a place for growth. The City of San José says its 2011 General Plan kept Mid-Coyote Valley undeveloped through 2040, a 2019 state law created a Coyote Valley conservation program, and in 2021 the City Council redesignated Coyote Valley properties within its jurisdiction to Agriculture to block urban development. A City corridor study is looking at whether some additional uses could be allowed on the east side of Monterey Road, so designations there may change. Parcels outside San Jose’s limits follow County zoning instead. For more, see our Coyote real estate guide, parcel jurisdiction and services and private roads and site access pages.
Costs and rules specific to a Coyote purchase
- Transfer tax. The Santa Clara County Ordinance Code, Division A30, Chapter III sets the county tax at 55 cents per $500 of value ($1.10 per $1,000) on unincorporated sales. If a parcel is inside San Jose’s city limits, San Jose’s city taxes apply as well, including Measure E on transfers of $2 million or more. Confirm the jurisdiction and total on your escrow estimate.
- Zoning and allowed uses. Confirm whether the City of San José or the County controls the parcel, and what its current designation allows, before you pay for a building site or business use.
- Water and septic. Many rural homes use private wells and septic systems; budget for water quality and quantity testing and a septic inspection, and see our rural water and wastewater notes.
- Hazards. Read the natural hazard disclosure report for flood and fault zones near Coyote Creek and the valley floor, and check the State Fire Marshal’s Fire Hazard Severity Zone maps for hillside parcels; in a High or Very High zone, see our AB 38 guide.

How to vet an agent for a Coyote property
- Ask about rural sales in Coyote Valley. None of these profiles name Coyote, so ask each agent which nearby rural or acreage sales they have handled.
- Ask how they confirm jurisdiction. The answer decides whether City of San José or County rules, and San Jose’s city transfer taxes, apply.
- Ask about wells, septic and water rights. Ask which tests and inspections they usually order for a rural parcel.
- Ask about access. Many parcels use private roads or easements; ask how the agent checks road maintenance agreements.
- Ask about allowed uses. If you plan to farm, board animals or run a business, ask how they confirm the current designation with the City or County.
- Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.
