Crockett is a small unincorporated town on the Carquinez Strait in western Contra Costa County, with older homes on sloping streets above the water and a handful of condos and townhomes. A Crockett agent should be able to explain County jurisdiction, what an older home’s permit and inspection records show and how slope, drainage and retaining walls affect a purchase.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and "Licensed" status. We left out anyone whose record showed no responsible broker, a suspension or an expired license.
  2. A named brokerage. Each agent’s DRE record shows the responsible broker they work under, and it matches the brokerage on their profile.
  3. A public profile tied to Crockett or the county. We opened each agent’s brokerage profile and confirmed it names Crockett or Contra Costa County. Only one profile we found names Crockett itself; the table shows what each profile names.

We did not rank agents, and we did not consider sales volume, reviews or awards. Because most of these profiles name the county rather than Crockett, ask each agent directly about recent Crockett sales. Licenses and affiliations change, so verify the license yourself before you sign anything, and interview more than one agent.

Crockett housing in numbers

The Census Bureau’s QuickFacts tool did not return a Crockett profile when we checked in October 2026, so we have not published community-level figures here. Crockett has relatively few sales, and older homes, view homes and condos price very differently. Ask an agent for recent Crockett sales of the same property type, and see our guide to Crockett comparable sales.

Crockett settings: older homes, sloping streets and the Carquinez Strait

Crockett is unincorporated, so Contra Costa County handles planning and building permits; the County’s maps and property information page is a starting point for parcel records. Many homes are older and sit on slopes, so street access, retaining walls, drainage and foundation history matter, and any converted lower-level space should have documented, permitted use. Our guides to Crockett older-home records and inspections, Crockett housing settings, condo and townhome ownership costs and the Crockett homeownership budget go into detail. See also our Crockett real estate guide.

Costs and rules specific to a Crockett purchase

  • Transfer tax. The Contra Costa County Clerk-Recorder charges the county documentary transfer tax at $0.55 per $500 of value. Crockett is unincorporated, so no city transfer tax applies; the Recorder’s page lists city taxes only for El Cerrito and Richmond. On a $600,000 sale, the county tax is about $660. Who pays is negotiable; confirm the figure on your escrow estimate.
  • County permits and records. Compare the seller’s disclosures with County permit records, especially for additions and lower-level conversions; the County property information page links to parcel tools.
  • Older-home inspections. Ask about foundation, drainage, retaining walls, sewer lateral and roof inspections; see our older-home records guide.
  • Condos and townhomes. Request the HOA budget, reserves, rules and any pending special assessments; see our condo and townhome costs guide.
  • Hazards and insurance. The natural hazard disclosure report shows mapped landslide, fault, flood and fire zones for the address. In State Fire Marshal High or Very High Fire Hazard Severity Zones, sellers may need to provide AB 38 defensible space documentation. Get insurance quotes early.

How to vet a Crockett agent

  1. Ask about Crockett sales directly. Most profiles above name the county, so ask each agent how many Crockett sales they have handled recently.
  2. Ask how they review older-home records. Ask how they compare County permits with additions and lower-level rooms, and which inspections they usually recommend.
  3. Ask about slopes and drainage. For a hillside home, ask when they suggest a drainage or geotechnical review and how they look at retaining walls.
  4. For a condo or townhome, ask about HOA documents. Ask what they look for in the budget, reserves and minutes.
  5. Ask for comparables from the same property type. A view home, an older cottage and a condo should not be priced from the same sales.
  6. Verify the license yourself. Look up the agent on the DRE site and confirm the responsible broker matches the brokerage they name.

Crockett questions we hear

Is Crockett a city?

No. Crockett is an unincorporated community in Contra Costa County, so County rules apply for planning and building permits.

Does Crockett have its own transfer tax?

No city tax applies because Crockett is unincorporated. A sale typically shows the county tax of $0.55 per $500, according to the Contra Costa County Clerk-Recorder. Confirm the figure on your escrow estimate.

What should I check on an older Crockett home?

Start with permit history, foundation and drainage, retaining walls, sewer lateral and any converted lower-level space. Our older-home records guide has a checklist.

How do I check an agent’s license?

Search the name or license number on the DRE public lookup. The record shows license type, status and responsible broker. Every agent in our table links to the record we checked.

Should I interview more than one agent for a Crockett home?

Yes. Interview at least two or three, ask each for recent Crockett sales of the same property type, and compare how they explain older-home records, slopes and pricing for that address.
