Morgan Hill is a south Santa Clara County city of about 45,400 people, set along US 101 and Monterey Road between Coyote Valley to the north and San Martin and Gilroy to the south. Its housing runs from older homes near downtown to newer subdivisions on the valley floor and larger lots in the foothills, and the agents below work from brokerage offices in the city.

This guide is published by Diamond Real Estate Group, one of the brokerages listed. Our broker is listed first; other agents are in alphabetical order. The order is not a ranking, and inclusion is not an endorsement.

How we chose the agents in this guide

Each agent below met three checks in October 2026:

  1. A current California license. We opened each agent’s record on the California Department of Real Estate (DRE) public lookup and confirmed the name, license type (salesperson or broker) and a "Licensed" status, with a responsible broker, broker-associate or officer affiliation that matches the brokerage the agent works under.
  2. A named brokerage. Each agent’s DRE record shows the brokerage they work under.
  3. A public page tied to Morgan Hill. We opened a public brokerage or MLS page that places each agent in a Morgan Hill office or lists Morgan Hill’s ZIP code, 95037, as an area served.

We did not rank agents, and we did not consider sales volume, reviews or awards. Licenses and affiliations change, so check the license yourself before you sign anything, and interview more than one agent.

The median blends downtown bungalows, tract homes from several decades, newer planned neighborhoods and hillside or semi-rural properties on the edges of town. Ask agents for recent closed sales of the property type you want rather than a citywide figure.

Downtown, the valley floor and the foothills

Downtown Morgan Hill centers on Monterey Road, with the Caltrain station a short walk away. Most subdivisions sit on the flat land between US 101 and the foothills, while homes to the east toward Anderson Lake and to the west toward the Santa Cruz Mountains can come with larger lots, private roads, wells or septic systems. Some addresses with a Morgan Hill mailing address are in unincorporated county land, where County planning applies. For more on the city, see our Morgan Hill real estate guide, neighborhood comparison and HOA and assessment costs.

Costs and rules specific to a Morgan Hill purchase

  • Transfer tax. The Santa Clara County Ordinance Code, Division A30, Chapter III sets the county tax at 55 cents per $500 of value ($1.10 per $1,000), and section A30-40 credits a conforming city tax set at half that rate against the county’s. At the county rate, a $1,210,200 sale would carry about $1,331. A few charter cities, including San Jose, add their own taxes, so confirm the total on your escrow estimate. Our California transfer tax guide explains who usually pays.
  • Growth control. The City says its Residential Development Control System, a growth-management program dating to 1977 and updated by Measure S in 2016, is suspended while the state Housing Crisis Act is in effect. If you are buying land to build, ask the Planning Division what applies to that parcel.
  • City or County. Check whether a property is inside city limits; unincorporated parcels near Morgan Hill follow County zoning and permits.
  • Fire zones. Foothill properties can fall in mapped wildfire zones. Check the State Fire Marshal’s Fire Hazard Severity Zone maps, read the natural hazard disclosure report, and see our AB 38 guide for High or Very High zones.

How to vet a Morgan Hill agent

  1. Ask for sales in your part of town. Downtown, valley-floor subdivisions and foothill homes price differently; ask for closed sales close to the home you want.
  2. Confirm city limits. Ask how the agent checks whether a parcel is in the city or unincorporated county land, since permits and services differ.
  3. Ask about wells, septic and private roads. For foothill or rural properties, ask which inspections and road agreements they usually request.
  4. Ask about HOAs and assessments. Newer neighborhoods can have HOA dues or special assessments on the tax bill; ask for them before you write an offer.
  5. Drive the commute. Many residents commute north on US 101; try it at rush hour, or check the Caltrain schedule from the downtown station.
  6. Check the license yourself. Confirm a "Licensed" status with a current broker on the DRE lookup.

Morgan Hill questions we hear

Is there a city transfer tax in Morgan Hill?

State law sets the county documentary transfer tax at $1.10 per $1,000, and a city tax under that law is credited against it. Your escrow estimate will show the exact lines for your parcel.

Does Morgan Hill still limit how many homes can be built?

The City says its Residential Development Control System is suspended while the state Housing Crisis Act is in effect. Ask the Planning Division about a specific property.

What is the median home value in Morgan Hill?

Census estimates put the median owner-occupied value at about $1,210,200 for 2020–2024. Ask an agent for recent sales of similar homes.

Is every Morgan Hill address inside the city?

No. Some properties with a Morgan Hill mailing address are in unincorporated Santa Clara County, where County rules apply.

Is the agent order a ranking?

No. Our broker is listed first because we publish the guide; everyone else is alphabetical by last name.
