Sacramento County Vineyards for Sale: Every AVA Explained

Seven AVAs include Sacramento County land: Clarksburg, Lodi, Alta Mesa, Borden Ranch, Cosumnes River, Jahant and Sloughhouse. The Lodi appellation extends into Sacramento County even though the City of Lodi is in San Joaquin County. Delta blocks and the eastern vineyard country require different flood, water, drainage and operating analyses.

For a purchase or sale, separate the vineyard’s production economics from the residence, other land, equipment and operating approvals. This guide connects the federal wine geography to the records that matter for Sacramento County property; it does not represent current listing availability or a guarantee of development permission.

Clarksburg: the Delta side of the county

The Sacramento County part of Clarksburg runs along the east bank of the Sacramento River and out into the Delta islands. Growers rely on ditches, canals and sometimes tile drains, and often use rootstocks that tolerate wet soil.

Delta vineyard property is usually flat, irrigated farmland behind levees, often with orchards or row crops alongside the vines and a farmhouse near the river road. Drainage, levees, flood zone and the water right decide most of the value.

Lodi’s Sacramento County sub-appellations

Five of Lodi’s seven sub-appellations include Sacramento County land. Their geographic identities matter to grape and wine marketing, but local jurisdiction and property approvals must be checked separately. Clements Hills and Mokelumne River are in San Joaquin County rather than Sacramento.

Alta Mesa

Alta Mesa lies in Sacramento County within Lodi. For a planted property, assess block layout, access for equipment, irrigation and the actual grape contract. Federal recognition does not establish that all acreage inside the boundary is planted, productive or suited to the same management method.

Borden Ranch

Property ranges from planted ranches to rolling grazing land with vineyard potential.

Cosumnes River

Low ground near the river with young alluvial soils, cooler temperatures and steady wind. Flood exposure near the river is a key check here.

Jahant

Jahant crosses Sacramento and San Joaquin counties and is nested within Lodi. Compare the actual soil and drainage, existing planting condition and county jurisdiction of the block. A county-line crossing can affect records and local approvals even though the wine origin remains within the same AVA.

Sloughhouse

Buyers find hillside ranches, rural homes with vineyards and some winery sites east of Elk Grove.

What the 2025 crush report shows

The Final 2025 Grape Crush Report was released April 30, 2026. The following figures use Table 2 wine-grape tonnage and Table 6’s TOTAL WINE weighted average grower returns per ton on a delivered basis for purchased grapes. They are not AVA-specific prices or vineyard land values.

2025 crop: district context
Crush district Geographic coverage Wine grapes crushed, tons Table 6 wine-grape return per ton
9 northern Yolo and northern Sacramento together with other northern counties 44,427.2 $758.02
11 northern San Joaquin and the Sacramento County area south of U.S. 50 and east of Interstate 5 532,407.0 $585.58
17 southern Yolo and the Sacramento County area south of U.S. 50 and west of Interstate 5 159,816.5 $594.26

This county is split among crush districts. District 9 uses the report’s Interstate 80/U.S. 50 boundary for Yolo and U.S. 50 for Sacramento; Districts 11 and 17 further separate southern Sacramento at Interstate 5. Match the property to the report’s district definitions before selecting a comparison. Adding district tonnage would include fruit from other counties and would not produce a county total.

For valuation, begin with the vineyard’s actual fruit contracts: price formula, buyer, duration, assignability, quality specifications and rejection terms. Compare documented yield and collected receipts with farming and capital costs. A district average is context; it does not show a particular block’s saleable crop or net income. See vineyard valuation for the property analysis.

Zoning and farmland rules

Use Sacramento County’s own Land Use Regulation Library for current winery rules. It marks Section 3.4.8, Small Winery/Specialty and Craft Breweries, amended September 10, 2026. The current text allows processing fruit from off-site and sales for off-premises consumption of wine made on or off-site; the older draft’s blanket on-site-sales limitation is therefore unsuitable. Tasting is generally limited to five days weekly unless the Planning Director approves a Minor Use Permit. Apply the current allowed-use table, production definitions, event standards and other permitting requirements together. In the Delta, also establish Primary Zone status and the applicable community or special planning area rather than assuming one county-wide approval path. See the responsible county’s current guidance and source record.

Local land-use permission, California ABC licensing and TTB wine-premises approval are separate requirements. A Type 02 winegrower license authorizes wine production and sales within its privileges; it does not approve a residence, tasting room, event program, water system or wastewater arrangement under local law.

For land under a Williamson Act or Farmland Security Zone contract, obtain the recorded contract, preserve rules and any nonrenewal notice. The restrictions bind later purchasers. Enrollment does not guarantee a particular tax saving, and a sale does not automatically terminate the contract. Conservation easements must be reviewed independently.

Water: the Cosumnes, South American and North American subbasins

Sacramento County crosses multiple groundwater subbasins and three grape-crush districts; neither system should be reduced to a single county average or county-wide pumping rule. Identify the parcel’s actual groundwater agency and any surface-water or district arrangement. On Delta land, supply and drainage must be assessed together, including diversion facilities, levee dependence and reclamation obligations. On the eastern side, well performance, irrigation scheduling and any frost demand are central operating questions. Obtain current agency rules and the property’s service, pumping and water-quality records, rather than relying on an old plan-approval date.

Sources: official water-agency guidance, DWR basin prioritization and maps and the SGMA Portal for current plans, alternatives and agency records. Our vineyard water-rights guide explains the records to assemble. A groundwater-plan approval is not a transferable water right or a property-specific supply guarantee.

Flood, subsidence and other hazards

Use the State Fire Marshal’s current Fire Hazard Severity Zone maps for the actual parcel and confirm local adoption where applicable. State Responsibility Area maps took effect in April 2024; the state released its Local Responsibility Area recommendations in 2025. Hazard classification describes the mapped hazard, not a guarantee of property-specific loss or insurance terms.

For Delta and Cosumnes-area property, assess flood zones, drainage, levees and reclamation obligations alongside fire exposure. Obtain an insurance quote, inspect access and water storage, and review defensible-space and improvement conditions before removing contingencies. For a producing vineyard, obtain smoke-exposure, fruit-testing and buyer-rejection records separately from the property’s burn history.

Due diligence checklist for Sacramento County vineyard land

  1. Map each planted block against the current CFR boundary and establish the actual county or city land-use jurisdiction.
  2. Obtain current zoning, overlays, the legal parcel record and the approvals for the specific existing and proposed uses.
  3. Read recorded agricultural contracts, conservation easements, access and utility agreements; identify obligations that continue after sale.
  4. Separate planted, bearing, harvested and usable expansion acreage; obtain block maps, planting years, varieties, rootstocks and condition records.
  5. Read fruit contracts, collected receipts, yield history, rejection terms and operating costs; distinguish land value from an operating business.
  6. Verify the water source, rights or service agreement, current agency requirements, seasonal capacity, quality, storage and any drainage obligations.
  7. Review building and wastewater approvals, physical access, parcel hazards and an insurance quote before relying on expansion potential.

How Diamond works on Sacramento County vineyard property

Diamond Real Estate Group can help frame a vineyard acquisition or sale around the property’s actual economics, usable land, water and approvals. Owners seeking a private discussion can describe their location, planted acreage, intended use and confidentiality preferences; this is an inquiry, not a promise of off-market inventory or a completed valuation.

Start with vineyard valuation, buying a vineyard or selling a vineyard. Compare neighboring regions from the vineyards and wineries hub, or contact Diamond to discuss the property.

Questions people ask

What AVAs are in Sacramento County?

Seven include Sacramento County land: Clarksburg, Lodi and five Lodi sub-appellations, Alta Mesa, Borden Ranch, Cosumnes River, Jahant and Sloughhouse. Clarksburg is shared with Yolo and Solano Counties, and Lodi, Borden Ranch and Jahant with San Joaquin County.

Is Lodi in Sacramento County?

The City of Lodi is in San Joaquin County. The federal Lodi AVA crosses the county line and includes Sacramento land, so the city and the appellation should not be conflated.

Where is Sloughhouse AVA?

It is in Sacramento County and nested within Lodi. Use the boundary in 27 CFR 9.201 for the actual planted block; terrain and usable acreage must be assessed separately.

Which Lodi sub-AVAs are not in Sacramento County?

Clements Hills and Mokelumne River are in San Joaquin County only. The other five Lodi sub-appellations include Sacramento County land.

Is Sacramento County in the Sierra Foothills AVA?

No. The Sierra Foothills boundary follows the Sacramento County line in places, but the appellation covers parts of eight foothill counties, not Sacramento.

How much wine-grape tonnage did the Lodi reporting district produce?

District 11 recorded 532,407.0 tons of wine grapes in Table 2 of the final 2025 report. It includes northern San Joaquin and part of Sacramento; it is neither Sacramento-only nor an exact Lodi AVA total.

What does the Lodi reporting district show for grape prices?

Table 6 gives District 11 a wine-grape weighted average grower return of $585.58 per ton for purchased grapes in 2025. Sacramento also has land in Districts 9 and 17. Match the property to the report before choosing a comparison.

How do agricultural zones affect a Sacramento vineyard?

The complete zone and General Plan designation establish the applicable use and parcel standards. Check current rules for the proposed project and any special planning area or agricultural contract; a zone name alone does not establish a new split or winery approval.

Can I open a small winery on Sacramento farmland?

Use the official current winery section and allowed-use table. Section 3.4.8 is marked amended September 10, 2026 and addresses off-site fruit, sales, tasting and other standards. Obtain the applicable approval and other agency permits for the actual operation.

Why check Delta Primary Zone status?

The Delta land-use framework and applicable local community or special planning rules can add review requirements. Establish whether the actual parcel is inside the Primary Zone rather than assuming all Clarksburg or Sacramento County land has identical jurisdiction.

How do I check groundwater requirements in southern Sacramento?

Locate the property in DWR’s basin map and identify its actual agency, plan and current requirements. Separately document well or service capacity, surface-water arrangements and drainage obligations.
