Calistoga is a hot-springs town of about 5,100 people at the north end of the Napa Valley, and the agent to hire knows its mix of in-town houses, mobile homes and rural parcels, plus its strict rental and growth rules. We list licensed agents who mention Calistoga on their public profiles, and each entry links to the agent’s record with the state.
Calistoga’s 94515 ZIP code had a median sale price of $999,774 in the three months to June 2026, with homes selling in a median of 52 days at 94.8% of list (Redfin).
How we chose the agents in this guide
We started with agents active in Calistoga and kept only those we could verify: a current California real estate license on the Department of Real Estate public lookup (checked October 2026), a named brokerage, and a public profile that names Calistoga, a nearby town or the county among the areas they serve, or an office in the area. We don’t rank agents or report sales volumes, reviews or awards. Areas and specialties are as shown on each agent’s public profile or directory listing; we link profiles on agent and brokerage sites, not ranking or review sites. License status and brokerages change, so check the DRE record before you hire anyone, and interview more than one agent.
Calistoga facts and figures
Sam Brannan bought 2,000 acres here in 1859 to build a spa and opened his resort in 1862; the visitor bureau traces the town’s name to his slip of the tongue, “Calistoga of Sarafornia.” The railroad’s arrival in 1868 made the town the upper valley’s transport hub (Visit Calistoga). Calistoga incorporated on January 6, 1886 (Napa LAFCO), and it sits 75 miles from San Francisco at about 365 feet above sea level (Visit Calistoga).
Census estimates for 2020 to 2024 count 5,111 residents and 2,166 housing units on 2.6 square miles, with a median household income of $85,446 and a mean commute of 24.2 minutes (Census Reporter). Napa LAFCO’s 2016 review found that about half of the city’s homes were single-family houses and about a quarter were mobile homes. If you’re looking at a mobile home, ask whether the agent has sold them before.
Market data are thin. Redfin’s figures for the three months to June 2026 show the median down 32.9%, 11 sales in June, $725 a square foot and price cuts on 35.5% of listings, with a Compete Score of 41, “somewhat competitive” (Redfin). A few sales can swing those numbers, so a local agent’s read of individual comparables counts for more than the headline median.
Hot springs, the river and a growth cap
Geothermal resources under the city feed its hot springs, the General Plan has a geothermal element, and the Napa River runs through the middle of town (Napa LAFCO). Growth is metered. The Growth Management System in Municipal Code chapter 19.02 holds population growth to a 1.35% annual average, with permits allocated each year, and the 2016 review estimated room for 71 more homes in the 2015 to 2019 cycle. Water is the other limit: the city relies on the Napa River watershed and State Water Project supplies, and its General Plan halts further development once 95% of existing storage capacity is reached, until new capacity is added (Napa LAFCO).
Rules and risks particular to Calistoga
- No short-term rentals: the zoning code bars renting all or part of a dwelling for 30 consecutive days or less anywhere in the city, fines start at $1,000 per violation, and booking platforms may not process such stays (Calistoga Municipal Code ch. 17.34).
- Building allocations: new homes need an allocation under the Growth Management System, so ask about timing before you buy a lot (Napa LAFCO).
- Fire history: the 2017 Tubbs Fire started off Highway 128 and Bennett Lane in Calistoga, burned 36,807 acres and destroyed 5,636 structures in Napa and Sonoma counties (CAL FIRE). Three years later the Glass Fire burned 67,484 acres across the same two counties (CAL FIRE).
- Defensible space at sale: in High and Very High zones, sellers must document compliance, or sign an agreement for the buyer to obtain it within a year after closing (State Fire Marshal).
- Insurance: growth in the California FAIR Plan slowed in early 2026, with about 16,000 residential policies added in the first quarter (California Department of Insurance). Ask an agent which carriers their recent Calistoga buyers used.
- Vineyards: the Calistoga AVA dates to 2009, its boundary was amended in 2024, and it runs from 300 to 1,200 feet in elevation (Napa Valley Vintners).
- Getting around: VINE runs a daily Calistoga Shuttle flex route and the 10 Up Valley Connector (VINE Transit).

What to ask before you hire in Calistoga
- Describe the property type. An in-town house, a mobile home in a park and a rural parcel with a well each call for different experience, so ask which of these the agent has sold lately.
- Ask how they’d price with so few sales. When a month brings about a dozen closings and a third of listings get cut, the agent should name the specific sales behind their number.
- Settle the rental question early. Nightly rentals are banned, so any income plan has to rest on leases longer than 30 days.
- Ask about fire history on the parcel. Find out whether the home was rebuilt after 2017 or 2020, whether permits were finaled, and what insurance has cost.
- If you plan to build, ask how the growth allocation and water rules would affect your timeline.
- Look up the license using the DRE link beside each agent.

Calistoga questions
Is a nightly vacation rental allowed in Calistoga?
No. The city prohibits short-term rentals of 30 consecutive days or less in any dwelling, and hosting platforms may not book them.
Is it hard to build a new home here?
It takes planning. The Growth Management System limits how many new homes get permits each year, and the General Plan ties development to available water storage.
How many miles is Calistoga from San Francisco?
About 75 miles, according to the Calistoga visitor bureau.
Is Calistoga less expensive than St. Helena?
Recent medians say yes: in the three months to June 2026, Redfin put the 94515 ZIP code at $999,774 and St. Helena’s 94574 at $2,199,503.
