A Moss Landing property comparison should explain what is actually being acquired beside the appealing coastal setting. An ordinary residence, a home within a shared community and a residential-income offering can involve different accommodation, duties and intended uses. A water view does not establish a berth, an access right or a particular service arrangement. Those features need separate evidence before comparing the properties as alternatives.
This guide develops the Moss Landing property guide within Monterey County. Sources were checked October 26, 2026. It uses three actual publisher-reported configurations and local agency documents, with no private visit, survey, matched construction-age file or hazard classification. Its original comparison is a document map. Shoreline, inland and sloping-site labels are not assigned where the required site evidence was not independently obtained.
Compare three documented starting points
The primary publisher’s indexed 10925 Pieri Court record reports a single-family residence with three bedrooms and one full and one half bathroom. Those limited fields provide a starting accommodation description. They do not verify title, legal room use, present condition or continuing listing availability. The appropriate comparison should establish whether the actual layout and usable site meet the household’s needs.
The 274 Monterey Dunes Way record reports a two-bedroom, two-bath residence and shared septic among its features. Its development setting makes the governing and maintenance file important. The report is not a private agreement, a current system inspection or proof of the legal rights to an amenity. A listing’s single-family classification and a community’s shared responsibilities can coexist; the actual title and documents establish the ownership arrangement.
The 7550–7552 Sandholdt Road record reports residential income property. That classification calls for a different inquiry into recognized accommodation, actual use, occupancy and expense responsibilities. It is not enough to compare its reported building area with a single residence’s living area. No current tenant, operating permission, income stream or number of legally recognized residential units is certified here.
| Reported example | Starting point | Evidence that changes the comparison |
|---|---|---|
| 10925 Pieri Court | Single-family, 3 bedrooms/1.5 baths | Actual configuration, parcel rights, condition, service and public-charge records |
| 274 Monterey Dunes Way | Residence, 2 bedrooms/2 baths; shared septic reported | Title, governing file, private/shared system evidence, maintained components and access rights |
| 7550–7552 Sandholdt Road | Residential income reported | Recognized uses and units, occupancy, actual income/expenses and required approvals |
| Physical setting | Not inferred from postal or road names | Actual view, site grade, lawful route, current condition and qualified assessment where needed |
| Harbor facility | Separately managed public boating context | No berth or transfer right assumed included with a home |
Examine daily utility alongside room count
Start with the accommodation that must work on the day of purchase. Verify the rooms, entrances, storage and circulation with the current layout and available approvals. A reported additional bedroom can be useful without establishing how comfortably the household can use the home. A larger residential-income offering may contain a different mix of spaces, so its area should not be treated as equivalent accommodation until the underlying uses and rights are clear.
Outdoor areas need the same practical examination. Identify which ground belongs to or may be used with the property, how it is reached and who maintains it. A visible path or open area can provide orientation without establishing exclusive use. Ask about the actual right and present condition separately. No private yard size, slope, parking entitlement or maintenance burden is measured for the examples in this article.
For a shared-community home, compare included services with work retained by the individual owner. The governing file should explain relevant building, landscape, access and infrastructure responsibilities. An amenity’s presence does not identify who pays when it requires work. A reported payment may cover different items from another property’s expenses, so a lower visible fee alone cannot establish a lower complete ownership cost.
Separate harbor proximity from included rights
The State Parks boating-facility listing identifies Moss Landing Harbor District’s public facility at Sandholdt Road. That provides agency and facility context. It does not establish that a nearby home includes a berth, that a particular berth is available or that an agreement transfers to a new owner. If a waterfront feature is essential, obtain the actual agreement and appropriate current confirmation.
A property description should also distinguish a current view from a legally protected view or private access. Examine the outlook from the relevant rooms and the route the buyer intends to use. A shoreline image may depict public or separately managed land. A road name or marketing reference cannot establish the scope of a private right, future view protection or the time and conditions of access to a chosen destination.
Use local planning records without importing another home’s permission
The County’s historical PLN060002 staff report concerns a townhouse addition at 292 Monterey Dunes Way, source locality Castroville. It illustrates a real coastal planning inquiry involving existing decking and a proposed addition. It does not establish current permission for 274 Monterey Dunes Way, or prove that every residence in the development has the same scope available.
For an actual future alteration, identify the applicable County framework and any private process using the exact parcel and proposed work. A residence that already provides necessary accommodation is a different purchase proposition from one whose usefulness depends on an unverified addition. Keep current suitability and future feasibility in separate comparison fields. The historical record’s proposal figures and recommendations are not today’s measured accommodation or adopted rules for another lot.
Verify each property’s infrastructure rather than the locality
Pajaro Sunny Mesa’s water page identifies its Moss Landing Harbor system and systems it no longer operates. Castroville Community Services District separately describes public wastewater collection in Moss Landing. The reported shared septic at the Monterey Dunes example shows why neither provider relationship should be assigned to every postal address without the actual records. A system name and a home address need a verified connection.
Compare service evidence, maintenance allocation and any material proposed demand separately. An existing account does not establish permission for an additional unit, and a shared system description does not explain the owner’s financial share. For an income offering, determine which expenses attach to the entire property and which are allocated to occupancies. No equal-share assumption or complete annual budget is supplied by the listing classification alone.
The selected service-area description in the May 2025 community-plan water assessment illustrates another boundary difference. It describes areas outside the Harbor water service territory within the broader plan setting and some connections beyond the plan area. The study’s geography is not a certified current service assignment for one home. Preserve the source date and ask the provider to identify the actual account rather than assuming every mapped planning area has one utility arrangement.
Public charge evidence also has a limited purpose. CCSD’s current annual-report route supplies parcel collection entries, including one carrying the Pieri Court example’s address. That can help organize the budget inquiry without establishing every bill or private obligation. The existence of one published collection line does not explain a shared-community payment or prove that another property has no charge. Compare complete responsibility files when deciding which option better fits the household.
For the income offering, write the intended activity explicitly before comparing suitability. Existing residential accommodation, a proposed business and a future event use can require different supporting records. A flexible marketing description should remain a set of inquiries until the actual use and permissions are established.
Keep current regional context in its own field
EPA’s October 2026 update on the September fire supplies current facility-response context. It does not classify a private residence’s condition, exposure, coverage or value. Preserve the date and scope of official information when it matters to the comparison, and obtain the qualified property-specific answer to a material question. Do not rank all homes by a broad distance or locality label in place of the appropriate evidence.
Use the buying process to compare the strongest candidates on verified accommodation, rights, usable site, condition, services, charges and required future work. Keep the physical-setting question open until an actual visit and suitable records support it. That creates a practical choice between specific homes and property interests without allowing waterfront language to answer questions that belong to title, agencies or qualified professionals.
