Moss Landing Pricing Evidence: Audit the Property Before the Comparable

Pricing a Moss Landing home requires evidence of the actual property interest and relevant completed transactions. A view, a shared amenity or a larger reported building area cannot carry a dollar adjustment without a supported comparison. The waterfront setting also contains different residential and income-property arrangements. A useful analysis identifies which offerings genuinely compete and which public references remain only research leads.

This guide expands the Moss Landing property guide within Monterey County. The evidence audit was checked October 26, 2026. It includes limited publisher-reported listings and a historical County improvement case, with zero independently verified individual closing records. No private MLS export, data-republication permission, named broker’s adjustment schedule or subject valuation was supplied. Zero verified records here does not mean zero sales occurred in the area.

Begin with three references that need different treatment

The primary publisher’s indexed 10925 Pieri Court record, ML82056930, reports a three-bedroom, one-and-a-half-bath single-family residence. It is a listing reference, not a verified completed sale. Its reported layout, improvement descriptions and area require the actual property evidence before they can support a comparison. Current availability and the terms of any later transaction were not independently established.

The 274 Monterey Dunes Way record, ML82061959, reports a two-bedroom, two-bath residence and shared septic among its features. That creates ownership and infrastructure questions beyond room count. The actual title, governing documents, system responsibility and present condition should be examined before a broker treats it as equivalent to another residence. A publisher’s single-family classification does not independently resolve all of those rights.

The 7550–7552 Sandholdt Road record, ML82061210, is classified as residential income. It should not be inserted into an ordinary owner-occupied home comparison merely because it shares the locality name. Recognized units and uses, occupancy, operating arrangements and actual income evidence may materially change the relevant analysis. This investigation does not certify those features or convert a marketing description of possible uses into current permissions.

Define the subject and the sample before adjusting price

Identify the legal interest, parcel, recognized accommodation and intended use. Establish whether the buyer needs an existing home, income property or accommodation that depends on a future alteration. Then select the comparison method and geography around that question. A search label is not a municipal boundary or a guarantee of similar services. Nearby properties can carry different rights, systems and continuing obligations that need to remain visible.

The public references were checked on one research date, but their displayed listing information has its own dates and may change. The relevant publisher pages report listing status rather than supplying a verified closing dataset for a defined month. No current Moss Landing aggregate was reliably retrieved in this investigation, so no median or trend is invented. Another community’s statistic would change the geography and housing mix instead of solving the missing local transaction evidence.

A broker assembling actual comparables should preserve the source and permission basis, closing date, price, material terms and verified property differences. Identify which candidates are retained and why others are excluded. A broader period or area may be appropriate when close matches are scarce, but the reason and limitations should be explicit. A longer table is not stronger evidence if it blends different property interests without explaining them.

Verify improvements before pricing additional accommodation

The County’s PLN060002 staff report describes a historical addition proposal at 292 Monterey Dunes Way, source locality Castroville. It concerns an existing townhouse and proposed space associated with decking. The reviewed report contains recommendations, not the complete executed decision and building completion history. That address is included to illustrate record stages, not as a comparable closing.

For an actual subject or sale candidate, determine which accommodation is supported by the relevant approvals and construction evidence. Compare current configuration and quality through appropriate professional investigation. A proposed addition is not completed living area, and a remodel description does not establish the permitted scope or present condition. Keep original construction, later alterations and work still proposed on different lines of the property file.

Cost evidence and market contribution also need separate treatment. A contractor estimate can inform necessary work or preparation without proving a matching resale adjustment. A public utility charge can help a buyer understand continuing obligations without becoming a capitalized price deduction automatically. No adjustment for a roof, bedroom, shared system or renovation is assigned here because relevant completed-sale evidence and a named broker’s reasoning were not supplied.

Distinguish the actual view and access rights

Record the current view from the relevant accommodation through a suitable property visit, then identify whether any claimed protection has documentary support. A community description or scenic image cannot guarantee the outlook remains unchanged. A beach path, harbor facility and private access right are different features. If access is central to value, establish the actual route and included rights rather than treating waterfront proximity as equivalent across properties.

The State Parks listing of the Harbor District’s public boating facility identifies a separately managed amenity. It does not establish that a residence includes a berth, that the buyer may transfer one or that a particular agreement is available. Those rights require their own evidence. No berth or view premium is inferred from the three listing classifications or assigned as a fixed percentage of price.

Use current facility context without inventing a market effect

EPA’s page updated October 20, 2026 describes the September 18 fire and continuing cleanup at Moss300. The final-phase announcement updated October 22 describes further work and a projected timetable. These are material dated context for an appropriate inquiry. They do not establish contamination, coverage or a price impact for a particular private property.

A comparison involving transactions from different periods should preserve what was known and documented at each relevant time. Do not assume that an older sale reflects the same current information, or that a later asking-price change proves a facility-related discount. Explaining a causal effect would require suitable evidence and control for property and transaction differences. This article supplies neither a blanket deduction nor a reassurance about individual exposure or future values.

A residential-income classification needs particular care when fielded listing data is incomplete. Missing or placeholder bedroom and unit fields should not be treated as a verified absence of accommodation, nor should descriptive marketing supply an approved unit count. Obtain the records that establish recognized uses and actual operations. If the relevant comparison is an owner-occupied residence, an income or mixed-use reference may belong in a separate category rather than receiving a large unsupported adjustment to make it appear comparable.

Condition evidence should carry its own date alongside any future sale record. A home described as renovated may have a different scope and quality of work from another with the same label. The broker needs actual supporting records and appropriate observations, with material uncertainty preserved. A price difference between two unmatched properties cannot isolate the contribution of finishes, a view, an amenity or a particular improvement, even when both are marketed under the Moss Landing name.

For each retained candidate, identify which unknown fact could materially change the comparison and who will confirm it before an adjustment is relied upon.

Prepare the file for an actual broker analysis

Through the selling process, organize the residence’s verified configuration, improvement history, included rights, service arrangements and continuing obligations. Keep current competition separate from completed sales and record unresolved candidate questions. The original audit shows where the available references belong and why none is yet a verified closing. A subject-specific price conclusion should follow the actual property and transaction evidence rather than filling those gaps with an unsupported waterfront premium or discount.
